0px; -webkit-text-stroke-width: 0px; background-color: rgb(255, 255, 255);">[redacted] Machtan Realty, Inc has been in business since 1976.  The principal operators are [redacted] Machtan and [redacted] Machtan with a combined 77 years of successful real estate experience.  In all of that time, this is the first time that anyone has filed a complaint with the Revdex.com to our recollection.   We have always made it a policy to go the extra mile for buyers and sellers often exceeding our contractual obligations to clients and customers. 
 
We disagree that our method of operation is archaic and out of date.  It is completely true that [redacted] Machtan does not perform our necessary computer work.  It is an exaggeration that he does not know how to turn on a computer.  In any case, since [redacted] performs this work, it is not necessary for him to do so. 
 
When this home was first put on the market it was not in a condition that taking interior pictures would have been of benefit.  It is also not true that this  home was only listed on the MLS website as when it is put on that website, it automatically goes out to numerous on-line websites.  Please use this link to ascertain what websites are automatically included. We have never given these sellers the “run-around”.  It is actually very difficult to get feedback from other agents who don’t always call back or respond to feedback requests.  While it did take longer than I would have preferred to take additional pictures of the house after it was cleaned up, that did not limit showings in any way.  As of today there have been a total of 30 showings since February 5, 2015.  Not all of the feedback we have been able to get has been positive and no one has written even a low offer. 
 
The front door of this home was not functional at the time we listed this property and did not remain closed when an agent felt that they had closed it.  Apparently the sellers felt it was our obligation to go over and check the door after each showing which I was not aware of, nor was there a contractual obligation to do this.  There were a few times that the door popped back open after an agent left a showing believing they had secured this door and I did go and check and secure the door.  The obvious answer to this problem is to fix the door. 
 
In terms of showings, because of MLS participation, there is not necessarily an expectation that the listing agent will also be the selling agent, however, we have shown this property ourselves on several occasions. (today [redacted] has a showing). 
 
Regarding open houses, we do not feel that they are of benefit or we would be doing them on a weekly basis.  Our 77 combined years of real estate experience has told us that open houses DO NOT BRING OFFERS but rather curiosity seekers.  In any case, since July 1st, there have been ten showings, far more exposure to actual active buyers than one open house would give. 
 
In the time frame of the last 60  days we closed on 12 properties.  This should give you an indication that we are very active in the Baraboo real estate marketplace.  In this type of market, if a home has this number of showings with no offers, there is something wrong.  That something would be location, price or condition.  The location of this property should not be a problem.  Many of the showings that have given feedback indicate that the property is not properly priced for the condition, the largest problems being small out-dated kitchen, roof that needs replacement and carpeting that has pet stains and odors. 
 
Just recently there have been two showings that have indicated some interest and we are hopeful for an offer of some kind.
 
In conclusion, as realtors, we share the same goal as the seller...to sell their home.  Real estate commissions are based on success...we are not paid until a property closes and our goal is always to have a winning situation.
