Dear Revdex.com, ***, was owner builder for her project, she was responsible for all snow removal, and safe keeping I was hired on as sub contractor for the framing, at completion of Framing inspection my job was completeWe had gave her a bid
on finish work, took her so long to get finish ready we had not choice but to decline as per my scheduleShe had filed a claim with Contractors board, they found me not responsible for any wrong doingThank you ***

*** Construction failed to protect the investment he was hired to doI will include copies of emails to JHC regarding the excess water on floors, and the lack of the vents required due to the plansAlso, I will include letters from the Adaptive Environmental Consulting, they were the first one contacted to investigate the mold issue, also ***, ***
When JHC, the framer, whom I hired to get the house built from the ground up to the sheeting hired out the cement work to a sub-contractorThat sub-contractor, like any other responsible contractor, protected his work by laying plastic on the freshly pour concreteEach sub-contractor protected his work to avoid any law suits...all except JHCHe just doesn't want to take responsibility for his carelessnessI don't know how to put it any easier or clearer, than what the mold experts said, "Mold was due to the lack of proper ventilation." I don't understand what part of "Mold was due to the lack of proper ventilation." *** just doesn't getHe continues to put the blame on me, a great grand-mother, who asked him, "what happens when it snows?" And, as God as my witness, his very own words, "We, shovel the snow offWe don't work when it rainsThe crew have families to feed, house, car payments to make, we work all winter long,etc."
The *** did not say or clear JHC of the mold, it was an oversite on their part, after I was so kind to inform them immediately that one of the complaints towards JHC was completedJHC abandon my job, because he didn't like being accused of the mold, and besides he had taken another job(After he went off like a madman on me when the mold issue came up, I could not deal with him anymoreHe was very rude, disrectful, arrogantHe claims, I was too slow, too slow for what? He was the one building the house***, is not a man of his word, he constantly is putting the blame on someone who put their full trust and faith in him to get the job done in a professional and timely mannerHe should have filed against his insurance company, but instead, he called them and told them, "It's her fault, she didn't shovel the snow off." (I heard that from his insurance man.) He keeps blaming it on the snow, but it rained more that winter season then it did snow
JHC owes me for his negligence for not installing the required 20+vents per plans, a total of $
Everything I have said in this statement is the truth, so help me God!

Dear Revdex.com, In regards to *** complaint's Regarding concrete that was I JHC that poured that concrete and cover it for winter conditions
My contract was for the framing of project

*** did not shovel snow from sub floors or roof during the winter months, What was a Great Grandmother taking on such a responsibility ?
Foundation vent are operable suggest to close in winter keep plumbing from freezing, they are not intended to dry out from flood conditions, We offered to put fan under house, All she had to due was rent themShe took on the responsibility of General Contractor she neglected to due diligence in protecting her projectShe neglected to get course of construction Ins which if she had they would have covered this problem for her
As stated before the Contractors board found me not responsible for winter condition's And her lack of attention to her project

JHC did not pour the concreteJHC sub to *** the detached garage, and I have receipts from *** for the driveway and all apronsAnd, they protected their investment by covering the concrete till it curedThe framing contractor should take care of his investment until the framing was completedThere was more rain then snow that year, and I will get the statsHe states, "What was a great grandmother taking on such a responsibility?" This great grandma had a general contractor, and I was just trying to get a third bidWhen JH came to meet with me he brought along the grading contractor and they both had their proposals in handI believe,I was taken advantage of, because I was all aloneA female senior all alone with two men with their proposals handy, and claiming how the other contractors were way offJH asked to see the bids from the other contractors and kept saying, "Oh, there's no way they can do that for that much." "They will tell you this, but when it comes to doing the work they will raise their prices." He continued with, "I will help you with the sub-contractors." I felt pressured by *** the framing contractor, and the grading contractor to sign their proposalsThe few vents that were installed is the reason for the moldJHC, did not apply all the vents that were required per plansThe statements from the experts say, "Mold due to lack of ventilation." He just doesn't get thatThe well was not installed until late in April or MayThere was no water in the houseNo concern about freezing plumbingIt was hard for the concrete, stucco, dry waller crews because of no waterI brought in *** containers to have water on hand for my personal projectsJH did not offered to do anything out of the ordinary, except he said he would help with the subsOn one occasion, He asked his worker, "If there was water underneath, and *** said "yes" Mr, Hall told him to pump it out and to spread the visqueenNone of that ever got done, because Mr Hall was not around to follow-upDoes he have proof from the *** finding him not guilty of the mold issue? Nothing was sent to meJHC should carry insurance, or have some kind of a bond to be in business for things like thisI did shovel any snow off the floor, when It had snow, after all, it's my house and I was concerned with the floor getting ruined from all the water which I brought to JH's attention several timesWith JH blaming the snow the water was from rain, and not so much the snowI just shoveled the snow off and the water I had to sweep outHis crew saw me with a push broom that I borrowed from his brother Brad, who went to the trailer to get for meThey know It!

P.SI was the general contractor, (which I didn't know at the time) because it took about five months to get my plans from the architect, then to the engineer, and I was told it will be 6-weeks or so to get them back from the countyI didn't have a contractor so to save time while interviewing contractors, my name was on the plans, as owner-builderJH knows that
P.s.s I'm not the only house of JHC that had mold
