My husband and I hired *** to perform a home inspection of Redacted Address, Lake Worth, Florida XXXXX. The inspection was performed at 2:00pm on Sunday, March 8, 2020. At the time, *** collected a check from us for the agreed upon amount of $675 and said we would have a copy of the report by Tuesday 03/10/2020 evening. While we were there, his office manager emailed us copies of his expired licenses referencing an inspection on 03/10/2018. This email is attached for your review. It was sent at approximately 4:00pm on Sunday 03/08/2020 nearly two hours after the inspection had begun. The $675 check was cashed on Monday, 03/09/2020. We never received the report on Tuesday 03/10/2020 as agreed. We began calling and texting *** on Wednesday morning 03/11/2020. He avoided our calls (he said he was working) and claimed his office manager should have sent it. Finally, at 7:00pm on Wednesday 03/11/2020 I spoke with *** who admitted that the report was not completed because his office manager was in the hospital and *** just found out about it. He said he'd get it to me in a few hours. At approximately 11 pm on 03/11/2020 *** emailed my husband stating that we would not get our report unless we signed his agreement. I requested a refund. *** did not provide the timely and agreed upon service. He refused. *** is also misrepresenting himself as a member of the Florida Association of Building Inspectors (FABI), International Association of Certified Home Inspectors (InterNACHI), American Society of Home Inspectors (ASHI) as well as a Florida state mold inspector (license has been'Null and Void? since 07/31/2016).

I met Mr. while evaluating his home for a prospective buyer of his home. He told me he was impressed with the thoroughness of my evaluation and asked if he could hire me to evaluate the home he would ultimately purchase after he sold his existing home. I explained that I worked for this company full time now but that if I had time I would be happy to evaluate his next home as long as we could work around my full time work schedule.

Mr. contacted me on March 5th to see if I was available to inspect a home he was considering purchasing. I told him I could inspect it on Sunday or Monday at 10 AM or 2 PM as these were my day's off from the company I worked for. I explained that I would not be representing that company but would do it on my own. He was supposed to get back with me to confirm which day and what time would work for him and the sellers of the home but he never got back to me. So I followed up with him on the morning of March 6th and he said he did not have a confirmation but that he wanted to do it on Sunday March 8th at 2 PM. He asked how much it would cost and I told him I charged .20 cents per square foot. I asked him for the square footage and he told me it was 2500 square feet. So I quoted him a price for the inspection based on this information which came to $500 plus $150 (pest and pool inspection) for the additional services he requested. So the total was $650. He also requested a Wind Mitigation Inspection which I quoted him $100 but that I told him I would perform this inspection at no charge unless he decided to purchase the home at which time I would proved the necessary report that the insurance carriers would require and he would pay me when needed. I explained I did not want to charge him for a service he would not need if he did not move forward with the purchase. I told him I would have my office send him a written Invoice along with our standard inspection agreement when he confirmed the appointment with the sellers of the home.

Mr. did not get back to with me to confirm the inspection so I could not have my office manager send out confirmation of our inspection date and time along with our inspection agreement and invoice. The email also provides instructions for the seller on what to do to prepare for on the inspection. My office manager normally prints out a hard copy of our agreement and the invoice the day before so I have a copy to provide our client.

Saturday night on my way home from my full time job I reviewed my schedule for Sunday and found out that Mr. had not contacted me or my office to confirm our appointment. So I contacted Mr. on Saturday night around 8 PM to find out what had happened and why he never got back to us. Mr. explained that he had forgotten to get back to me but that he had confirmed with the seller that tomorrow at 2 PM was good for everyone. I told Mr. that I understood that things were probably very hectic for him and that I could still do the inspection for him and that I would just bring a copy of our agreement for his signature along with a copy of the invoice. He said he was sorry he dropped the ball.
On Sunday when *** was putting together the paperwork for the ***'s he discovered that the home was actually 3500 square feet not 2500 square feet that Mr. had told me. I figured it was an honest mistake that he had quoted the under air square footage rather than the total square footage that I had requested. Due to the this last minute discovery due to the last minute confirmation of inspection I did not want to make the ***'s feel like I was trying to gauge them at the last minute so I reduced my price per square foot by 5 cents or approximately $175 the price of the pest and pool inspection.

On my way to the inspection I realized I had left agreement and the invoice in a folder at home so I called *** and asked him to email them to me and Mr.. Which he did and as the ***'s confirmed. They had more than 2 hours to read over a document that can be read in 10 minutes or less. It's a standard inspection agreement in this industry and in 20 years I have never had anyone refuse to sign it. In the past I use to just have my clients sign the agreement when they paid me after completion of my onsite inspection prior to disclosing my findings. If they were not comfortable with the agreement they should have said so anytime after they received it.I spent over 4 hours inspecting the home they were considering purchasing. At the end of my onsite inspection I walked Mr. & Mrs. and their realtor around the property and verbally went over their inspection report disclosing my findings. They were concerned about the age of the roof and that I had discovered evidence of leakage at scattered eave locations. I explained that the roof was at the end of its life and that they would need to budget for replacement in the near future. I also explained that otherwise the house was in great condition and the other items I went over with them would not add up to much.
The ***'s wanted to know if any of the leaks I found may have been repaired so we went in and I discussed this with the sellers and their realtor. They explained that they had made repairs to the roof over the course of living there but that they were not aware of any active leaks. So I discussed with everyone where they were and that I did not see any signs within the house.

Before leaving Mr. paid me for my services and I told him he should get the report in approximately 2 days from completion of the inspection I requested that Mr. print out the agreement and sign it and email it back to me and I told him he could also just send me a photo of the signed agreement. He agreed to take care of it one way or the other. I asked if anyone had any other questions for me before I left and. Mrs. wanted to know how many years the roof would last and I told her I did not have a crystal ball so I was unable to fairly determine that. She asked approximately how much it would cost to replace and I estimated it would be around 40 to 45 ,000. Mrs. felt that this was reason enough to back out of the deal as she felt that the owner would not give her a credit of 45k and that she was not interested in moving forward otherwise. She told her realtor she was ready to look at other homes. I explained that if they liked this neighborhood they would find the other homes roofs would be in similar condition and that the rest of the homes may not be as well maintained as this one but ultimately I told her the decision was theirs. But that they should discuss that with their realtor as that was his field of expertise not mine.

On March 10, I gave my completed written report to my office manager *** for him to edit, resize the photos and create different formats of the reports.
On march 11th I was working out in the field for my employer when I got text message from Mr. at 10:30 asking if he could get his written reports. I tried to reach *** to find out if he had sent the reports if not when he would, but I got no response. Around 1 o'clock I texted Mr. that I was in the field but that I had left a message with *** to find out the delay was as I had completed my part yesterday.

Mr. was unqualified/unlicensed to perform the termite inspection. He provided me with an inactive WDO license number. Additionally, he was operating under an inactive mold inspection license and provided me with a false resume including membership in three industry organizations which was false. He provided false credentials and was operating illegally under *** Home Inspections LLC. I desire a $675 refund.
