The drapes were properly hung when these tenants move in It is their responsibility to make sure everything that was at the property when they move in is there when they move out we are not sure why the tenants would remove them in the first place but it is their responsibility to put them back to where they belong when they move outThe burden does not fall upon the landlord to make sure everything is put back into place after the tenants reside in the house If you would have put the drapes back up we wouldnt be having this problem As I mentioned before The owner doesnt have the time right now to shop for drapes and try to fix a problem you caused He will get to it next week and then we can settle up with the difference in cost If there is an over charge we will gladly refund the difference

This company is a fraudulent real estate companyThey had a home listed for rent in several websites as well as by an advertisement sign on the front lawn of the homeWe put down an application fee of $and had a hard hit on our credit scores to see if we could apply for the home a week agoThey never once told us that there were other interested parties; had they told us that, we would not have appliedThey purposely left out information in order to make us think we were the only applicantsWhen we called them, they always gave us a run around answer such as "they were waiting to hear back from the owners to see if our application was approved" and "couldn't reach them because they were out of the country." We finally received an email saying they made their decision based on creditBoth my husband and I have fair credit- and have excellent renter's history, make well above 3x the monthly rent, and are ideal renter'sWe now see that perhaps it was too fishy for a beautiful home , listed in a prime real estate spot of Chandler that was sitting for over months being vacant was too good to be true(Listed on Zillow for +days and is still currently listed!) This company is shady, and will con people out of application feesDo not do business with them!

TERRIBLE BUSINESS WITH POOR CUSTOMER SERVICE AND A SLUMLORD MENTALITY
My wife and I rented from *** for months in *** ***, ***, ** and HE IS A TERRIBLE LANDLORDOur stove was broken about months in and we went through his website and submitted a maintenance request and got an email saying the request was submitted and we should be hearing from someone soon...weeks went by and we did not hear from him so we emailed him and he responded but never fixed our stoveWe also had our vent cover for the oven/microwave break and went through the same procedures and never got any of the issues resolvedLastly, our bedroom fan broke and once again MacLay Real Estate never came through to fix any of these issues until they sold the apartment (which they did not even let us know was on the market)So only when it was convenient for them did they attempt to fix the issues we were living with for months and monthsOn top of this, we asked if we could move out early our last month there and get our rent proratedThe answer was no, until about a week before our last day on the lease and *** then asked if we could move out so he could fix the stove, vent cover for the oven/microwave and fanNot to mention we never had a late payment nor any complaints about usLastly, we were charged $for a replacement oven...when all that was needed was the regular wear and tear items (stove knobs) to be fixed*** is a SLUMLORD and MacLay Real Estate is the WORST Real Estate company I have ever dealt with in renting in Arizona for yearsPlease think twice before renting from *** *** and MacLay Real Estate, he is TERRIBLE at what he does and his company lacks professionalism and does not come close to having even average customer service*** *** *** *** *** *** * *** *** ** *** ** ***

When the tenants vacated the rental unit the drapes that were hanging were missing in one of the bedrooms.  Those drapes were never able to be found despite the fact that the tenants told us they were now in the closet.  We checked the closet and checked the entire house numerous times...

but the drapes were never able to be found.  The owner of the condo said that he would purchase new drapes to replace them with and if the price is less than $ 400 he will refund the difference.  However, due to family circumstances and travel he is unable to focus on purchasing a new drape until after july 1st. On line 89 and 90 of the contract if the property is delivered to the landlord in an unclean condition then we can use the refundable deposits for the purpose of cleaning the unit.  We felt that the bathrooms and the kitchen were not as clean as it was when we delivered the property to the tenants so we sent out a cleaning company to have it professionally cleaned.  The arizona landlord and tenant act allows us to use refundable deposits for this purpose.
the move in worksheet was delivered to the tenants upon move in to be completed and signed but was never returned back to the landlord.

I do not accept this response. I would like to see proof that the so called "missing" drapes were $400 because that seems ridiculous. The drapes were left within the house and the business is claiming that they were not to scam us - simple as that. I didn't realize that we had to take photos of every corner of the house as proof - we thought we could trust this company but it is a huge scam.

If you would have put the drapes back up we wouldnt be having this problem.  
As I mentioned before.  The owner doesnt have the time right now to shop for drapes and try to fix a problem you caused.  He will get to it next week and then we can settle up with the difference in cost.  If there is an over charge we will gladly refund the difference.

[redacted] is a SLUMLORD and MacLay Real Estate is the WORST Real Estate company I have ever dealt with in renting in Arizona for 9 years...
Please think twice before renting from [redacted] and MacLay Real Estate, he is TERRIBLE at what he does and his company lacks professionalism and does not come close to having even average customer service.
