Dear Revdex.com:The following is a response to complaint # *** that was filed with your office.Hot water complaint:- *** *** (the tenant) called our office on Monday morning September 12, to tell us that she has not had hot water since Friday September 9, and
that she had to miss three days of work because she did not have hot water. We had asked her if she called the emergency phone number to report the issue? She said she was never given that information and started to yell on the phone. *** was given, in her leasing packet, the emergency phone number and the information on how to fill out an on-line maintenance form.- We were not able to gain access to Debbie’s apartment due to her changing the locks, which incidentally is a violation of our lease agreement that she signedWe set up several appointments to let us in but she claimed that she could not leave work to let us in and therefore we were unable to remediate the situation. We tried on several occasions to schedule a mutually convenient time with her but she was no cooperative. - We installed a new hot water tank on September 20, after she finally met with the maintenance person.Dirty carpets:- The carpets were shampooed prior to tenants moving in, she was never promised anything more than that. They were in excellent shape.Rent: *** pays less then the other tenants pay for same square footage and style.“Harassed” at Estee Commons:- *** called us and said that there is a male tenant that lives above her, and by hearing where her footsteps are below (keep in mind it’s all carpeted and a floor above- NOT someone listening below her), follows her around her apartment. When she walks to her bathroom or kitchen she hears him walking above her in the same room. *** lives on the first floor, loft style apartment with wall to wall carpet. The person above her (a female, who works during the day) has a two bedroom apartment that has wall to wall carpet. We did tell her that a person can not hear you walking around but if it makes you feel better to call the police. She has called the police numerous times to file complaints.Racially harassed by Maddalone & Associates:- We are not rude or demeaning. We treat all of our tenants with respectWe do not discriminate against race, creed or religion. In fact, several of our office staff maintained a surprisingly high level of professionalism while listening to this tenant scream, curse, and rant on the phone about many things that frustrate her.Complaints from other tenants:- We have received numerous complaints about this tenant yelling and screaming in the middle of the night at her television, playing her music and t.vto loud and being to rude to other tenants.In summary we have done everything possible to satisfy this very demanding and difficult tenant.Thank you for your time and consideration and allowing us a response to this unfounded complaint.Sincerely,Suzanne E***Estee Commons Property Manager

On July 14th our maintenance tech responded to a call for a broken water pipe in Bldg The repair was made that day
On 8/21/15, the water was shut off to the same bldgto repair a leaking faucet
On 8/6/15, the tenant was notified of the HD tech coming to measure for new carpeting
On
8/10/15, the HD tech could not gain access to the unit in question due to the fact the tenant was not homeLater that day the tenant called this office to say she "thought" she missed the HD tech and could he come backIt was confirmed with the HD office that the unit was not measured for new carpeting
There is no record of her requesting a new door latch/closure for her front door or that anything was wrong with it
Regarding exposed wires, there is no request for such repairIn May 2015, our maintenance tech repaired the fan and switch in her bathroomThe tenant also stated on 7/29/that she didn't care if anything was fixed, she just wanted new carpeting
Regarding her mowing, page of all lease agreements state the tenant is responsible for mowing and snow removal
The tenant currently owes $to this company for rentHer rent is $per monthLast payment by tenant was on 10/16/

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below. I owe november and late fees! Not $1265! 715+50+50+50=which
should be there soonI always try to pay by the 15th with my
childsupport that comes between the 8th and 10th of the monthThe door
was repaired but no weather strip the faucet in the bathroom was
replaced but they didn't have one for the kitchen and when another guy
came back he still had wrong one so he repaired it said it was a
temporary fix and now water shoots out the sideThe fan was repaired
times!!! The carpet company had NO record of anything for this year I
called maddalone to try to find out what to do or how to and got "your
property manager will contact you" still hasn't happened! The plumber
came on July 10th
the flood was the 9th that is not the issue (besides the emergency
number, hours later what if we couldn't shut off the water? It
would've ran for hours) the mold being left to dry out instead of
removed, mold spores flying around clinging to moisture and growingThe
carpet should have been replaced right after he covered the hole not an
attempt a month laterOr now its months later and I did it myself
under an agreement made with maddalones attorney who was at the time
representing themAs a management you have access to ALL apartments at
any given time (so says one of the last complaint responses) yes I still
have the email pleading for a new carpet and stating I will deal with
the rest of the repairs the response I got was I didn't know any of
this. I also sent a list with my rent for months and spoke with
maintenance who were supposed to be taking notesThere is a serious
lack of communication which is most of what brought us to this point and
placing blame on tenants is no resolution when most complaints say the
same thingsI'm not an angry person and do not argue hence the reason I
asked to speak with someone else the last time I spoke with the
accountant who clearly couldn't make repairs happenI am just trying to
get things right and straightened outSo again my resolution is
maddalone take responsibility for the floor, I stay in my apartment and
continue to make my payments as I have for 2+ years now, we communicate
properly and abide by the laws n leaseI will continue to do all small
repairs I can afford to do and have someone capable of doingIts
holiday season, this is the only.place my year old knows and the only
place he can sleep well I really do not want to uproot my family with
which we will be homeless due to lack of affordable apartments in
saratogaI would also like to ask for maddalone to reconsider my legal
aide lawyers proposal to take a $grant from them and $from me
toward next month to get us caught up and back on track and paying on
time

We were sorry to hear of Mr. [redacted] frustration. We have worked hard over our 20 year history to ensure as close to 100% satisfaction as possible however in some cases it's not possible.
We took over a difficult situation in that the tenants that Mr. [redacted] hired us to evict were several...

months delinquent on rent and damaging the property. We followed the typical process allowed by law and have no control over the timeframe for eviction, and there is no way to know when the tenants would be leaving the property to ensure we are there as they are leaving as Mr. [redacted] is suggesting. The tenants did in fact leave the front door open which we were notified of at 7am the next morning and worked to resolve the situation throughout the day, subsequently investing many hours at the property to rectify the leak and remediate the damage. Mr. [redacted] voluntarily hired us to repair the damage, and working with the insurance company (again we can't control the timeframe) he appeared to be satisfied with the work until we all discovered that a vendor we hired had mistakenly put vinyl floor over ceramic tile in the downstairs laundry room. Mr. [redacted] felt that the tile should be replaced, Mr. Maddalone suggested that the glue could be cleaned up with no damage to the tile and offered $250 for Mr. [redacted] to hire it out himself. Although it was our vendor that made the mistake, we were sincerely apologetic about the situation but felt that there would be no need to replace the tile, in fact Mr. [redacted] resides in [redacted] had not seen the tile personally so I am not sure why he was so convinced it would need to be replaced. Again the glue should glean up without damage to the tile. Mr. [redacted] complaint alleges that Mr. Maddalone "pretty much just laughed at me" and describes him as arrogant when in fact their correspondence was via email so perhaps that was Mr. [redacted] impression however it was not what happened.
Again we have always strived for happy customers and are frustrated that in this case we failed.

This is in response to your letter dated 5/13/15 regarding complaint# [redacted].This tenant moved in on or about January 1, 2015. They viewed the apartment prior tomoving in and agreed to the conditions and terms of the lease.The first complaint was registered on 1/26/15 for the roof leaking. A...

roofer wascontacted to address the leaks. The extremely harsh winter prevented the roofer frommaking any major repairs to the roof. He did remove all the snow and ice, cleared theroof drains and when dry filled any visible cracks.On 2/14/15, a second call came in for water leaking from the light fixtures. Again theroofer was called to access the condition of the roof. He again removed the snow and iceand cleared the roof drains. If you remember, it snowed every weekend in the month ofFebruary.On 3/18/15, another call came in to check the mold 1mder the carpet, secure the bannisterand the roof leaking. Again, the roof was cleared. The maintenance crew secured thebannister for the stairs inside the building.On 4/20/15, Albany Code cited us for the roof still leaking and the bannister not secured.On 5/13/15, the tenants vacated the apartment. This tenant moved out on 11/30/16. We tell our tenants after they move out and return keys, our site supervisor will perform a move out inspection of the unit. Once that is done, they report it back to management. From there, management will request the security from the owner. Once the check is...

received from the owner, then management will send out the refund due. We strive to have our security deposits returned 30-45 business days of the move out.
