The attached letter dated Tuesday,May 26,2014, was received at [redacted] on Thursday, June 4, 2015.This is the first correspondence that was received,not the secondPlease note that the address Revdex.com used does not have any unit or office number when in fact there areSuites and the PO will not deliver any mail to [redacted] without a Unit NumberAny correspondence should be addressed to the attention of the Management Office if you wish for your correspondence to be delivered.We wish to address Mr [redacted] concerns regarding his occupancy at Madison Gardens.#Madison Gardens Senior Community is a LIHTC Property for independent living for persons or olderMadison Gardens is a private operation, NOT a HUD facility and any money collected for fines or fees would never be required to be turned into HUDNot possibleI would advise him caution regarding his slanderous comment about "HUD Fraud".#Madison Gardens was completed in December and MrKvam is the first and original person to reside in his apartment #134; thus, any soil in his carpet was due to his own living behavior.#MrKvam does not reside in a designated 'handicapped' unit with the required grab barsTherefore, it is standard to allow a tenant at their own expense to add any grab bars they may need.#Madison Gardens has the required amount of "handicapped" parking spaces per the City of Phoenix codeAll tenant parking is open parking, there are no assigned spacesHowever, MrKvam requested management to give him his own reserved spaceHe does not use a wheel chair or motorized vehicle that would require the larger format parking spaceHe personally chose the most convenient space to his apartment and it was marked 'reserved' for his use onlyHe is the ONLY resident out of others that was given a reserved space.#The refrigerator was brand new when MrKvam moved in and the noise he mentions is the sound of any refrigerator during its defrost cycleIt has been tested by the maintenance officer and the refrigerator operates correctly #Madison Gardens is not a "sectionHUD" complexThere is no understanding what he means about "There is nothing in my contract to allow section 8"Madison Gardens Senior allows Section tenants,in fact it currently has between and tenantsHe needs to be advised to contact the local Phoenix Housing Authority and put in an applicationThat process has no connection or relationship with Madison Gardens #Mr [redacted] rent is based on his annual income under the guidelines of the LIHTC Program and his rent of $is the allowable for his income limit and availabilityThe Arizona Department of Housing and the Lenders have all done internal audits of every tenant fileHe has never been over-charged as he claims
