limited, and was from the access holes only, due to the low ceiling height. Unless there is a walk way, we are not required crawl though hazardous insulation. As a licensed home inspector, we follow the Standard of Practice (which all clients are given, along with a 5 page inspection agreement, which is signed by the buyers) The Standards, states, under Article 2.4 pest/rodents, are not a
nart of a stnodard home insnectinn. flue to these reasons. I do

While limited, the report does not state that there were droppings or moth balls sited. These items should have been seen even with a limited site. These were not listed on the report. If they had been listed, a more detailed inspection would have been ordered. The inspection report does not state this. I hired an inspection for these reasons to uncover items. The attic area was large enough for the inspector to be able to at least look in and see if anything was up there. The inspection report only states that additional insulation would be required in the future. There is nothing in the report discussing droppings, which can be seen from the photos taken by the inspection company. If these items would have been brought to my attention, I would have responded with the sellers of the property and the real estate brokers in the appropriate manner. From reading this inspection report everything in the attic was in working order except for insulation needing to be replaced and/or additional insulation to be bought. I don't feel this report accurately portrayed the actual condition of the attic space.
