Stay away, find another inspector
I did not have a good experience with Kevin after his first phase inspection. I gave him an initial favorable review after his request -- apparently, from seeing the other reviews, he needs it! Subsequently, Kevin more than doubled his quoted price. I will find someone else. I am also disappointed that Kevin hides behind his long legalese to thwart dissatisfied customers. Kevin doesn't appear to have learned much from his military service about honor. I will not use him again.

Thank you for letting me have a chance to respond to this complaintThe client [redacted] has stated that we missed several items in the inspection, she stated that we missed a leak under the kitchen sink however at the time of the inspection we did not find a leak under the kitchen sink but did find a leak under the master shower (that she states we did not find)Our inspection is only visual, we do not disassemble anything and we do not run cameras down pipesAs for the faulty plug she is referring to the dryer outlet this is a 220-volt outlet the only check we do on this type of outlet is to see if power is present we do not remove the outlet to see if a ground wire is attached to it (this is what she thinks we should do)The inspection was on August 3rd and her complaint came on September 23rd that is days later I think that if she was having so many problems with this she would have seen it and told us about it before then! Or at a minimum called us! We did recommend to her that she have a plumber and an electrician evaluate the systems in the house but she chose not toWe have on the order form that she signed this disclaimer; "Important Limitations and Disclaimers"This Property Inspection Report reports on only the items listed and only on the current condition of those items as of the date of inspectionThis report reflects only if the items inspected are observed to be “operable” or “inoperable” at the time of inspection; that is whether such items are observed to serve the purpose for which they are ordinarily intended, at this timeThis report reflects only those items that are reasonably observable at the time of inspectionNO REPRESENTATION OR COMMENT is made concerning any latent defect or defects not reasonably observable at the time of the inspection or of items which require the removal of major or permanent coveringsFor example, but without limitation, recent repairs, painting or covering may conceal prior or present leak damage which is not reasonably observable by the inspector and no representation or comment can be madeNO REPRESENTATION IS MADE CONCERNING ANY OTHER CONDITION OR THE FUTURE PERFORMANCE OF ANY ITEMNO REPRESENTATION IS MADE AS TO ITEMS NOT SPECIFICALLY COMMENTED UPONALL WARRANTIES, EXPRESSED OR IMPLIED, NOT SPECIFICALLY STATED HEREIN ARE EXCLUDED AND DISCLAIMEDIf a comment is made concerning the condition of any item, the Client is URGED to contact a qualified SPECIALIST to make further inspections or evaluations of that itemClient must notify Magnum Home Inspections, Incin writing of any complaints within seven (7) days of the date of inspection and must thereafter allow prompt re-inspection of the item in questionOtherwise, all claims for damages arising out of such complaint are waived by ClientIf Client institutes any legal action concerning this inspection, and fails to prevail on all causes of action alleged, Client shall be liable to Magnum Home Inspections, Incfor all of its attorney’s fees incurred in such actionActual damages for any breach of contract or warranty, negligence or otherwise are limited to the amount of the inspection fee paidThe Client, by accepting this Report or relying upon it in any way, expressly agrees to these Limitations and Disclaimers. At Magnum Home Inspections we recommend that a termite / pest inspection be performed on every homeWe do not inspect for pest and or insects of any kind. You are also notified that [redacted] Lipscomb (the owner of Magnum Home Inspections, Inc.) is also a licensed Real Estate Agent in the state of Texas, and that his current broker of record is MISSION REAL ESTATE GROUP Realty of San AntonioIf you have as your real estate agent another MISSION REAL ESTATE GROUP real estate agent you are given notice that we both work under the same broker and that if you feel that this could be a conflict then you should not agree to this disclaimer and find another inspectorFrom time to time Magnum Home Inspections, Incmay have other inspectors employed that are Licensed real estate agents and they may or may not be under the same broker and that it is your responsibility to confirm if your inspector might have a conflict with your inspection(This information is in the “About Us” section of this website)AT NO TIME WILL MAGNUM HOME INSPECTIONS, INCTAKE PAYMENT OF ANY KIND FROM ANOTHER AGENT OR BROKER FOR YOUR (THE CLIENT) SERVICES.For more information concerning your rights, contact the Consumer Protection Division of the Attorney General’s Office, your local District or County Attorney, or the attorney of your choiceI have read, agree with and FULLY and COMPLETELY understand the provisions of this disclaimer and that this inspection is not a warranty or guaranteeThis inspection is essentially visual, it is not technically exhaustive, and it does not imply that every defect will be discoveredIt is only a statement of opinion and/or condition as of and on this dateShe digitally signed this when she ordered the inspectionWhen we asked her what she wanted us to do she told us that she did not want anything but just wanted us to know she was upsetour policy is to refund the cost of an inspection if it is warranted however she did not want that or anything elseIf she gives me permission to give you a copy of the report I will be happy to send it to you

Complaint: [redacted] I am rejecting this response because: I am in no way experiencing buyers remorseI have bought, sold several homes and yes I am handy at other things not plumbingIf I mentioned to you at the time of the inspection that I was handy that is not an excuse to do a poor inspectionI am not a licensed plumber and therefore I do not know how to fix or spot any plumbing issues, that is the inspectors jobOnce I receive a full refund I will stop any litigationI am employed with the [redacted] office and the claim can be stopped immediatelyOnce again you are showing how unprofessional you are and saying that I am "bickering" instead of trying to resolve the situationAttempts have been made by my agent to try and speak to you in the past few days and you have not made any effort to try and speak to her At this time I would request a full refund of the appraisal Regards, [redacted]

Mrs. [redacted] was advised to contact several specialists in the fields that she is complaining about she chose not to have the other inspections completed. The house had several water leaks in the house and under the house and if she would have taken into account that if you have several leaks you might want to consult a specialist.   I am of the opinion that Mrs. [redacted] is having “Buyer’s Remorse” after buying this house, her comments to the inspector were that she was very handy and could fix all the problems he told her about.   And as I told her on the phone “what would you like me to do” and her answer was “I don’t want you to do anything” never did she ask for money back. I am of the opinion that all she is trying to do is get back money that she is not owed.   I will gladly give her the money back as soon as she stops all this bickering and signs a statement that she will not pursue any action or actions against Magnum Home inspections, Inc. or any of its employees including any social media comments.

Thank you for letting me have a chance to respond to this complaint. The client [redacted] has stated that we missed several items in the inspection, she stated that we missed a leak under the kitchen sink however at the time of the inspection we did not find a leak under the kitchen sink but did...

find a leak under the master shower (that she states we did not find). Our inspection is only visual, we do not disassemble anything and we do not run cameras down pipes. As for the faulty plug she is referring to the dryer outlet this is a 220-volt outlet the only check we do on this type of outlet is to see if power is present we do not remove the outlet to see if a ground wire is attached to it (this is what she thinks we should do). The inspection was on August 3rd and her complaint came on September 23rd that is 51 days later I think that if she was having so many problems with this she would have seen it and told us about it before then! Or at a minimum called us! We did recommend to her that she have a plumber and an electrician evaluate the systems in the house but she chose not to. We have on the order form that she signed this disclaimer; "Important Limitations and Disclaimers"This Property Inspection Report reports on only the items listed and only on the current condition of those items as of the date of inspection. This report reflects only if the items inspected are observed to be “operable” or “inoperable” at the time of inspection; that is whether such items are observed to serve the purpose for which they are ordinarily intended, at this time. This report reflects only those items that are reasonably observable at the time of inspection. NO REPRESENTATION OR COMMENT is made concerning any latent defect or defects not reasonably observable at the time of the inspection or of items which require the removal of major or permanent coverings. For example, but without limitation, recent repairs, painting or covering may conceal prior or present leak damage which is not reasonably observable by the inspector and no representation or comment can be made. NO REPRESENTATION IS MADE CONCERNING ANY OTHER CONDITION OR THE FUTURE PERFORMANCE OF ANY ITEM. NO REPRESENTATION IS MADE AS TO ITEMS NOT SPECIFICALLY COMMENTED UPON. ALL WARRANTIES, EXPRESSED OR IMPLIED, NOT SPECIFICALLY STATED HEREIN ARE EXCLUDED AND DISCLAIMED. If a comment is made concerning the condition of any item, the Client is URGED to contact a qualified SPECIALIST to make further inspections or evaluations of that item. Client must notify Magnum Home Inspections, Inc. in writing of any complaints within seven (7) days of the date of inspection and must thereafter allow prompt re-inspection of the item in question. Otherwise, all claims for damages arising out of such complaint are waived by Client. If Client institutes any legal action concerning this inspection, and fails to prevail on all causes of action alleged, Client shall be liable to Magnum Home Inspections, Inc. for all of its attorney’s fees incurred in such action. Actual damages for any breach of contract or warranty, negligence or otherwise are limited to the amount of the inspection fee paid. The Client, by accepting this Report or relying upon it in any way, expressly agrees to these Limitations and Disclaimers. At Magnum Home Inspections we recommend that a termite / pest inspection be performed on every home. We do not inspect for pest and or insects of any kind. You are also notified that [redacted] Lipscomb (the owner of Magnum Home Inspections, Inc.) is also a licensed Real Estate Agent in the state of Texas, and that his current broker of record is MISSION REAL ESTATE GROUP Realty of San Antonio. If you have as your real estate agent another MISSION REAL ESTATE GROUP real estate agent you are given notice that we both work under the same broker and that if you feel that this could be a conflict then you should not agree to this disclaimer and find another inspector. From time to time Magnum Home Inspections, Inc. may have other inspectors employed that are Licensed real estate agents and they may or may not be under the same broker and that it is your responsibility to confirm if your inspector might have a conflict with your inspection. (This information is in the “About Us” section of this website). AT NO TIME WILL MAGNUM HOME INSPECTIONS, INC. TAKE PAYMENT OF ANY KIND FROM ANOTHER AGENT OR BROKER FOR YOUR (THE CLIENT) SERVICES.For more information concerning your rights, contact the Consumer Protection Division of the Attorney General’s Office, your local District or County Attorney, or the attorney of your choice. I have read, agree with and FULLY and COMPLETELY understand the provisions of this disclaimer and that this inspection is not a warranty or guarantee. This inspection is essentially visual, it is not technically exhaustive, and it does not imply that every defect will be discovered. It is only a statement of opinion and/or condition as of and on this date. She digitally signed this when she ordered the inspection. When we asked her what she wanted us to do she told us that she did not want anything but just wanted us to know she was upset. our policy is to refund the cost of an inspection if it is warranted however she did not want that or anything else. If she gives me permission to give you a copy of the report I will be happy to send it to you.

I am rejecting this response because: I am in no way experiencing buyers remorse. I have bought, sold several homes and yes I am handy at other things not plumbing. If I mentioned to you at the time of the inspection that I was handy that is not an excuse to do a poor inspection. I am not a licensed  plumber and therefore I do not know how to fix or spot any plumbing issues, that is the inspectors job. Once I receive a full refund I will stop any litigation. I am employed with the [redacted] office and the claim can be stopped immediately. Once again you are showing how unprofessional you are and saying that I am "bickering" instead of trying to resolve the situation. Attempts have been made  by my agent to try and speak to you in the past few days and you have not made any effort to try and speak to her.  At this time I would request a full refund of the appraisal.
Regards,
