the contract to the closing date was less than two weeks.  The funds were put into a trust account and held until we had the titles from the owner.  The titles were not in the owner’s possession so we had to get a motor vehicle power of attorney mailed to us by the seller.  We paid the seller for the overnight charges which is normally their responsibility so we could pick up the titles from the motor vehicle.  We worked with the seller to ease her apprehension by advancing her a portion of the funds thru a wire transfer to her Canadian bank before the titles were in our possession. We thought that we had removed all of the personal items from the home before the buyers took possession but apparently we missed some items.  The buyers were in town only temporarily and had all of the locks changed before they left town so there was nothing I could do to give them access to the home.  We have since talked to the buyers and when they are back in town sometime in late October, they will give to Cardinal any personal items that were left behind so we can send them to the complainant.  The complainant has been called and informed that this would be resolved and the personal items mailed to them after the buyers return sometime in October.
