We regret that we cannot retract our complaint Our goal is to share with others our experience with the ice dams that have occurred and caused problems to our house from the initial winter that Mickey's Roofing put on our new roof We only wish that one or more of Mickey's previous customers would have done this when they had ice damning issues after their new roofs as we researched roofers online and read nothing in this regard Our hope is to prevent others from going through this ordeal by choosing a company that does not claim reoccurring ice-damning to be "normal" on a home that has never before had this problem nor gone through any changes mentioned by Nate in his responseNo one we know, in our neighborhood or the state, has had this issue Two independent roofers who we called to examine the roof stated that these ice dams were not "normal" on the roofs they install We think it is proper that others should know that Mickey's claims this as a effect with Ohio's winter weather.Again, we have lived in this home for years now and never had any issues with ice dams until after this roof was installed

We have read Mr [redacted] ’s rebuttal and we are making our final responseOur offers to remedy the situation are still on the tableThey are mentioned by Mr [redacted] himself in his initial letter, and again by us in our first responseThere is nothing more that can be done for this situation if one of the options is not doneThe offers stands if Mr [redacted] decides to proceed with any of themWe are certainly willing to remove and reroof the entire area of the upper roof where the ice dams occur as Mr [redacted] would likeWe just want honesty and integrity displayed by Mr [redacted] in the form of monetary payment for this work should and ice dam occur at any time in the life of the roof after the roof is replacedWe will provide an estimate prior to commencing with the work so that Mr [redacted] would be aware of his financial obligation when another ice happens This would mean that we would need access to view the ceilings during times of our ice dam removals being done for our other customersFailure to make access for us possible at any time during ice dam removing periods would mean that a payment would need to be made to us In response to the neighborhood ice dams, I (Nate F*, president and owner of Mickeys Roofing) personally know three neighbors in the area who have had ice dams within the last yearsOne of the three having an ice dam on his home and being the former pastor of my church where we also do ice dam removals owned the house directly behind Mr [redacted] Please see the attached list of ice dam removals from the last email kb dh kd Again we have tried on multiple occasions to settle this disputeIt is unfortunate that it has come to this point and that our customer will not choose and option to rectify the situationWe at Mickeys Roofing consider this matter closed until Mr [redacted] decides to proceed with a course of action

We are very sorry for the situation that is occurring on Mr***'s homeIt is our goal and desire at Mickeys Roofing to handle any situation as quickly as possible and keep a good standing relationship with out clientsGoing down the letter it states that the first ice dam
appeared in the first year that we installed the new roofWe did respond immediately and did discover that an ice dam had formed causing leakage. Please see the attached document that gives a detailed description of what an ice dam is and how it forms and funtionsThis was a one time occurrence in the winter of 2013-No leaks were evident after this even through the spring, summer and fall rains and storms of 2014, Nor had any leaks occurred prior to this. Again in 2014-winter season ice dams occurredWe did state at that time that we do not warrant against ice damsPlease see the attached document of our terms and conditions and read line of the terms and conditions in the first paragraphIt was at this point that we explained again what ice dams are and why ice dams occur and that we have no control over when or where they will occurWe have no control over ice dams forming on new or old roofsPlease see our attached document of our Ice Dam Removal ListThe clients on this list range from people that have new roofs to people that have old roofsMost of the roofs never had ice dam issues years ago but today they doSome of these clients we have done roofs for and still continue to move ice and snow for them under heavy snow conditionsOthers clients on the list we have not done roofs for, but over the last years they have begun to have ice dam issues which we remove under heavy snow conditionsWe have no control over circumstances that may cause ice dams to form, such as a change in the heating and cooling preferences of the homeowner on the inside of the house, or the extended use of hot water during showering that create more condensation and heat build up around the ceilingOther circumstances that could cause the issue could be improper ventilation of bath fans, or the installation of a humidifier on a furnaceWe are not saying that Mr*** has done any of these things, but these are just a few examples of interior circumstances that can lead to the development of ice damsAn exterior example could include the growth of trees blocking the sun from shining on the roof and melting the snow as rapidly as it did years agoAnother example is the fierce winter we have endured in central Ohio over the last few years including the ice storm of and the ice dam problems that occurred during a heavy snow in that made the Newark Advocate because of the vast problems with ice damming. Again, we are not saying that Mr*** has done any of these things, but these are just a few examples of interior and exterior circumstances that can lead to the development of ice dams.We have given Mr*** options, not just the mentioned.Option 1- Ice dam removal during heavy snow fall $charge(this is the option most client use) We have even offered to do this for free for the first few times of the 2015-winter season in an attempt to keep our customer happy.Option 2- Remove the entire east side of the roof where the problem happens most and install ice guard on the entire roof (instead of just the bottom edge as required by code, where there is ice guard now) and then install new shinglesThere is no charge for this, but if and/ when an ice dam is to occur after this has been done, we will expect payment in full for the work preformed as we have stated that this option most likely will not do any good or solve any problemsIn good faith of being willing to redo a roof or section of a roof at our expense, I expect a client to be honest and pay if the problem does not go away, especially since we have forewarned it. The reason we extend this option is for customer satisfactionWe know that the problem will not go away and when it does not, we are going to have an even unhappier customer that now owes us moneyWe take a huge chance in doing this as we are asking the customer only to be honest with us if the problem happens againThe client could choose this option and just lie to us by not telling us that the problem happens againWe feel that Mr*** is an honest client and this is why this option has not been chosen, or it would have already been done.Option 3-that was not mentioned by Mr***, was the installation of a de-icing cable on the east face of the roof or any areas that seem prevalent to ice dam problemsWe stated that it will work in preventing ice dams as long as it is plugged in and turned on, but is unsightly to look atIt also requires electrical hook up which have an ongoing cost to run.Of the three options, option and option are the options that most of our clients go withWe are installing heat tape 2-times per month over the last couple of years due to the harsher winters we are experiencingEven as I type this letter, one of my crews is installing heat tape on a home that was installed year ago, as they started experiencing ice dams over the last years.In closing we would like it noted that no leaks are ever experienced other than in heavy snow situationsThis year we had rain for over days in June and July alone and no leaks occurred, nor have any occurred since the installation of the roof in except during heavy snow situationsThat shows roof was installed to manufactures specifications and Mr*** has a quality roof installed on his home.We have done our due diligence in responding quickly to all issues and explaining ice dams to Mr*** and/or his wifeWe hope that this letter clears this situation up once and for allAll three options are still on the table.We are also requesting that this complaint be retracted by Mr*** as in his own letter he states that we have tried to rectify this situation on many different occasionsThis complaint jeopardizes the honesty and integrity of Mickeys Roofing.Sincerely,*** ***Mickeys Roofing Inc
