The governing documents of the Association (filed with the local municipality) outline the process we follow in regard to violations and non-compliance with use restrictions as defined in the documentsThese violations are communicated to the Owner and they are provided with an opportunity to remedy or cure those violationsIf not, then the process goes to the next level and eventually through the legal systemThe Board directs us based on the violation and is able to stop the processOne of the issues that Mr*** addresses involves a safety and health issue and the Board is giving that Owner additional time to deal with the situation
In regard to the amenity issue, each time this was brought to our attention, we had a contractor on-site to repair and replace the signsUnfortunately, the new signs were vandalized and stolen immediatelyIn regard to the air conditioning unit, there is a health issue with this family and the Board chose the compassionate route and gave the family additional time to remedy the situation (must be removed by September or face legal action)
In regard to criminal trespassing, the police are responsible for this type of patrol as the homeowner's association can't afford special securityWe have been working with the local police to increase patrols and help deter non-residents from using the amenities
