It is a common response to a poor excavation jobThe excavator piles lose fill into a garage that has just had the foundation pouredThey grade it and call it goodWe did not do the foundation as was stated in the complaintWe poured the basement floor and garage floorI noticed the garage
floor was poured in March of The ground was probably still frozenOur job is to pour concrete over the grade that is given to us, not to prepare the siteThat is the excavator's jobThen when the ground in the garage settles, the response is, look at the crappy job the concrete guy didI know it is frustrating for the owner, because he has done nothingBut in reality, it's just as frustrating for us, because we are not responsible for the ground settlingWe would be happy to pour a new garage floor for the owner if the builder and excavator (responsible parties) will remove and prepare the site for a new floorThank-you for your consideration in this matter. Dear sir: we at Majestic Masonry have poured between 50 and 150 garage floors per year for the last 30 years. If re-bar is not specifically called for by the builder we find no need to charge extra to put something in the floor that won't stop the floor from cracking. You can hire most any engineer and they will tell you more steel, more steel. If this was a commercial application there would have been specs calling for some sort of reinforcing. Maybe re-bar and maybe wire mesh. We installed this garage floor with fiber mesh per the specs given for the job. As I stated earlier, if the ground gives out under the slab, I'm sorry, but virtually no amount of re-bar is going to hold that floor up and keep it from cracking. This is the main reason why exterior concrete in Minnesota does not come with a warranty. Again, we did not back fill this garage and have no idea how that was done or what material and compaction methods were used. If the back fill had been done properly and compacted properly we would not be having this discussion. Frank [redacted]
