Review: I hired them to manage my rental house. They charged me for things that I did not agree to. When I wanted to fire them they told me I could not cancel my contract, even after the one year had passed. I have audited the list of charges they billed me for. Many are not applicable to my property... example; charging me for adjusting sprinklers when I do not have any. They have not addressed tenant issues or inspected the property as agreed in the contract.I have identified $1,213 in false charges and billing and have given them the opportunity to reimburse me for this money they have taken under false pretenses. I have been talking with them for 3 weeks and they now refuse now to even return my emails. They also hold money in my account which they refuse to give to me.I trusted them for a year. They have misrepresented the situation with my rental and not performed according to the contract.Desired Settlement: Refund to me the $1,213 they have taken for services they never provided.

After reading our response, I hope you agree that the owner of the property has made a false claim. The owner either does not understand our property management agreement which they signed and approved or they are choosing to ignore the terms of our agreement. My belief is that they do understand the agreement but don't want to follow the terms of the agreement.

Review: I was a tenant in one of the properties they manage in stockton ca for 21 months. We moved into this house that needed thorough cleaning, which was documented in the move in check-in sheet. I took care of all the cleaning. There were other issues with the homeowner that I will not get into at this time. My complaint is about getting my security deposit back. Before moving out I requested a walk through and had 2 witnesses present during the walk through. Majestic sent someone to do the walk through and there were no issues raised/mentioned at that time (I signed the walk through papers). After moving out I received a check for $279.83 out of my $1100 security deposit. A deduction of $820.17, which was itemized as touch up painting $552 and materials for $268.17.They claimed to have touch up painted the whole house where it was needed. I have photographs of every room (move-in and move-out). The walls had no dents, no scratches, and no stains. We left the house better than we found it. The only furniture I had in house was 2 couches and a bed. I have called multiple times to speak to the realtor that signed the lease with us but have not been able to talk to her (I don't know if she is intentionally avoiding my calls or not) so I have been dealing with another representative of Majestic. I will not be conned out of my hard earned money.Desired Settlement: All I want is a full refund of my $1100.

This complaint is in regard to the tenant’s security deposit disposition. The tenant’s security deposit was $1100. Please note that Majestic does not own the property. Majestic is the property manager for the owner. The security deposit was put in Majestic’s trust account. Once the security funds are placed into the trust account the funds belong to the owner (not the tenant). The owner can then use the funds to return the property to same condition was when the tenant moved-in less normal wear and tear. The disposition of deposit had 3 deductions: 1. Touch up painting, 2. Paint and materials and 3. Curtain replacement. The tenant was not charged for house cleaning. After speaking with the owner, the $177.68 for the curtain was refunded to the tenant because the tenant did not damage the curtain. Note that $279.83 was initially given back to the tenant. Total refunded to the tenant was $279.83 + $177.688 = $457.51; not just $279.83 as alleged by the tenant. The only real issue is the touch up painting. Note that a full paint of the interior of a house like [redacted] would cost over $2000. Touch up painting for the whole house is typically about $1000. For [redacted], most of the touch up painting was done in the hallway and living room. The bedrooms needed minor touch up painting. 3 gallons of paint and materials were purchased at [redacted] Paints for $90.49. (See receipt). The touch up paint labor was $552 (see invoice). Total touch up paint labor and materials was only $90.49+$552=$642.49. If the whole house was touch up painted, the cost would have been much greater. The owner was reasonable on the touch up painting cost. Note that when a tenant lives in a rental, interior paint cost can be prorated based on how long he lived at the house. Interior paint can be prorated over 3 years (with proper car, interior paint should last 5-10 years). In our case, painting at [redacted] could be valued at $2000 and prorated over 3 years at $2000-36 = $55.55 per month. The tenant stated he lived in the house for 21 months. Over 21 months, the depreciation in value of the paint is $55.55 x 21 = $1166.55. Hence, the tenant could have been charged $2000- $1166.55 = $833.45 for touch up painting. He was charged much less than this. Based on the length of time the tenant lived in eh rental, it is reasonable to charge him for touch up painting. It is unreasonable for him to think he should be charged nothing for touch up painting. When interior paint cannot be cleaned, touch up painting is the only option. The tenant received $457.51 back which is his $1100 deposit - $642.49 for touch up painting. I hope you agree that the owner’s charges were reasonable and close out this complaint accordingly. No this matter has not been resolved as so stated by Majestic Property Management. I have not had any communication or refund from Majestic Property Management or the person they represent. I do not know the owner of the property and have not had any business dealings with this person.
