I am responding to a complaint CASE NUMBER [redacted] In the matter of this applicant, we instructed him several times of our requirements to verify Self Employment incomeWe require: • Legible and complete FILED Tax Returns that are not self-prepared and that are SIGNED by the preparerThe applicant took numerous days to fax us a copy of those returnsWhen we received them they were not legible and they were not signed by the tax preparerI notified the applicant the day I received them letting him know what we neededHe seemed agreeable to complyIt was another few days before he had a woman drop them off at the officeAgain, they were not legible, they were faded and we could not read them AND they were still not signed by the preparerI notified him that same day, as I could not give the woman any information as she was not listed on his applicationI left numerous messages for him letting him know they were not acceptable form of verification; they did not meet our requirementsI let him know that I could not move forward with his file until I received what was requiredHe returned my call when I was out of the officeI called him back, left a messageIt was another few days before I heard from himI stated that we could not accept these and if this was all he could provide then I would deny his file for not being able to qualify under our criteriaI informed him I could refund his deposit in full since he could not qualifyHe understood and was agreeable to our conversationIn fact, he was very friendlyShortly after I denied his file, a woman (she stated she was his girlfriend- the one not listed on the application) started calling our office asking where the Refund was and I told her we could not speak with herShe then informed us that she was his girlfriend and that she was going to go onto social media and put up negative reviews wherever she couldShe was extremely rude and hung up on our Property ManagerShortly after that, we received this notice from the Revdex.comThe Security Deposit was refunded to the applicant and we consider this matter closed As far as the complaint that we did not understand his tax returns- it was not a matter of understanding- it was a matter of the applicant failing to provide to us what we had requested numerous timesIn regards to the complaint of our Property Manager, Liz, being rude: she took the call from the woman, who was not listed on the application, and the only information she could give her was that she could not speak with her as she was not the applicantThe only time she spoke with the applicant was when he called inquiring about his Security Deposit refund and she happily researched it for himWe are in the business of leasing apartments and providing housing to qualified applicantsIt is not our goal to look for ways to deny applicants and prevent them from obtaining housingWe do our due diligence in obtaining the required forms of verificationWe must operate in pursuant to the rules and regulations of the Tax Credit program and also our company's Resident Selection CriteriaWhen applicants fail to comply with those requirements, we have no choice but to deny the applicationIt was unfortunate, but we must treat every applicant the same, under the Fair Housing laws of the United StatesI hope this response is acceptable to both the Revdex.com and the applicant

I spoke with [redacted] from the company and she stated that when the application is signed on the bottom in bold letters it states that if the consumer does not take an apartment, the deposit is forfeited to the business. They are a Tax Credit Community and a tenant is put in the next available...

apartment. The apartment was held for 10 days for the consumer before they were told to cancel the application.

Review: This company didn't understand a 1099 tax form I had my professional accountant send a letter with a cpa stamp I call numerous times I asked for my refund they will not return calls and the manager Liz is rude and unprofessionalDesired Settlement: I would like my refund returned and no further action with this company

Review: I filled an application out for this apartment complex but never chose the apartment that I wanted I only saw the model apartment I gave a reservation fee which is part of my deposit of 300.00 I spoke With [redacted] and she said she had a basement apartment, which I told her I did not want she asked if I wanted to see it I said Yes, I took a friend with me to go look at the apartment and it was filthy and disgusting, live and dead bugs, carpets were not cleaned or replaced, the bath tubs were filthy have never been cleaned since the people moved out and she claimed to have been holding this apartment for me for two weeks but I never seen it. I told [redacted] that I did not want that apartment and she tried to put me in another one and I said no thank you but she said the apartment won't be ready until March the 7th and I wouldn't be able to see it because they can't show apartments that haven't been flipped yet which is a lie because they just showed me that nasty basement apartment. I have all the emails between me and [redacted] she never started any paperwork on me until Feb 25th which is the day I told her I was no longer interested in the apartment and she said she cannot give me my 300.00 deposit back because I didn't take possession of the apartment. I never signed the lease just the application for the apartment itself. Before I signed the lease [redacted] said if they fix the apartment and complete paperwork and I feel that I no longer want the apartment then they would keep a portion of the deposit. She never gave me anything back she said I would have to forfeit the entire deposit. I never chose an apartment the paperwork as far as employment verification wasn't faxed until the 25th of February which is the day I told her I no longer wanted to move there. I called the Corporate office and left a message for [redacted] who has NEVER returned my call I spoke with [redacted] the receptionist and she said there was no one else I could talk to.Desired Settlement: I would just like my $300.00 deposit back
