Sales persons pushed and pushed me into sending her money in order to receive lease. Within 24 hrs of receiving lease, I rejected due to terms. Sales persons pushed and pushed me into sending her money in order to receive lease. Within 24 hrs of receiving lease, I rejected due to terms. Seller kept funds of $850.00 which is one month's rent. She knew that I am disabled and was not able to read or decifer. (I had a stroke last year) I relied on her. She pushed and pushed to get my money and then told me that if I am not happy with lease, that I would receieve the $850. back and only loose appliaction fee. From the beginning, everything she told me was incorrect as well as her written statements. I needed to make 3 times the rent, which apparently was not true as I don't even come close. The turn around time for approval is 10-14 days, although my approval was less than 10 minutes. The sales person didnt even bother to show me the rental, but gave my sister the lock box code to get us in.When I asked her to forward the lease and go over with me, she sent me a link to pay the $850. and she said I need to send the money first and then she will go over lease as I can't read /difiher . I paid the money , she sent the lease but did not go over , she only said that I will have to send the signed copy back to her ( I didnt know how to do that and she was unwilling to help) , she also told me that I will have to drive to her office far from the rental for pick up keys from her. I don't drive unless it's local. So, having no help from sales person, I forwarded all to my sister and within 24hrs, I cancelled the rental because of the terms of the lease and the lack of help from the sales person.Desired Settlement$850.00 Business Response I have reviewed this matter in full. None of these claims are true. This is simply a case of a an applicant whom spent more than a week of our companies time to help place them in one of our units to lease. They backed out last minute after we had completed everything in the application process. This applicant was explained everything on phone, email, on our website and when submitting their application. And again before and when they placed their deposit to hold this property. This exact verbiage is seen when inputting their online application and when we emailed this to them before they put the deposit down. Then for another time when we accepted the deposit and when the applicants application to lease was approved in another email. We have printed out copies in office of all these communications for verification if needed regarding this applicant. This applicant knew all of this but still moved forward, still cancelled on us and still demanded their money back. Unfortunately Revdex.com allows anyone to post these types of claims and they are permanent record regardless of the actual truth by those that post these false claims.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)Everything this company did was unethical, starting with the approval process. Their website notes that no one will be approved earning less than 3x's the rent, but in fact I was approved and in less then 10 minutes, having far less than the approved income. When I make it known that I cannot read or decipher terms because of a stroke, this company told me that I just needed to send them $850 in order to review and have someone review the lease. They told me that they will return the $850 if I was not satisfied with the lease requirements and within 24 hours of receiving the lease, I cancelled the transaction. She NEVER mentioned to me that I would loose my money. I never met the salesperson as she was not available to even show me the property, but she did provide my sister with the property's entry code. I did take 24 HOURS of their time having someone else review the terms on the lease, which term of which deemed to be unfeasible based on my health and financial challenges. This company took advantage of my disabilities and I will do everything that I am able to do to not allow them to treat another human being this way again. Final Business Response None of this is true. We have all emailed records regarding this transaction from start to finish. We purposely send communications via email even after speaking together on the phone in order to always have things in writing in case of these very issues. Our company bent over backwards for this applicant and her sister for over a week. They cancelled later after being approved. They both called our office more than a dozen times during the process asking every question in the book (which is not a problem), begging us to help them get into one of our units as soon as possible which of course we did. Once we finally got them approved, paid our attorney to draft the lease, notified the owner, took the property off the market, and was getting them ready to move in they suddenly cancelled knowing the process and our procedures and results that their cancellation would cause. We treat all applicants and tenants equally and with the same rules. We will not be refunding any deposit to this person regardless of how many lies and threats come from them. Our company has been in business for 15 years and we are the premier property management firm on the Treasure Coast. We have a stellar reputation and will do nothing to harm it. Regarding the disability treatment is just outrageous and an outright lie. In the same note we will not just give in to lies and threats when an applicant does not get their way and then breaks a business agreement together. The security deposit is only given to our company after an applicant has seen the property, gone over our requirements, input and paid for an application, a background and credit check has been completed and proof of income and savings has been given to us. Next we review the all of this data, get owner approval, and then let the tenant know they have been accepted and once we receive their deposit we order the attorney prepared lease. Before we ask for the deposit all applicants are told that it is non-refundable once accepted. They know this, they see it when they applied and when they received their acceptance email before paying the deposit. This applicant then paid the deposit.
