Not happy with the construction quality. Many repairs to correct defective construction work. Heating equipment badly installed. Plumbing leaked underground for weeks. Bathroom fixtures incorrectly installed, paint spilled and tracked everywhere etc.... Almost ready to hire a lawyer. One more defect and we'll all see each other in Superior Court.

I have been around the home building trades for years, I thought that I chose a good builder trusting them from 3,000 miles away what a mistake. A year later still trying to get the poor quality workmanship items fixed! There communication with customer is terrible, the repairmen that they send out are a joke. They are either hrs late for set appointment time or dont show at all. Then they show and say I cant fix that today! So after loosing over two weeks worth of my work time waiting for repairmen things still are not fixed. Constant ly changing contact people who all make the same empty promises. Would not recommend at all people. Do your self a favor and find a different builder.

While Mandalay Homes may be the leading contractor for building energy efficient homes they are NOT efficient in following through. They have had ample time to complete the "punch list" prior to closing and have yet to do so. Post possession of my home I did not move my belongings in to accommodate the contractors in return I was yelled at by one of the contractors (in front of his superiors) and the work is yet to be complete. The carpets were painted so to "salvage", as they said they wanted to do they attempted to clean the carpet with some sort of solution. Did it work? Nope yet I'm beyond exhausted after moving 600 miles and just wanted to sleep in my own bed!

Bought a Mandalay Homes home 8/17. Completed and moved in 7/18. There were a few issues not completed or needing repaired. Problem is we can't get them to complete repairs. Several of the items they have been out several times to look at, but don't seem to have a repair solution. They do not follow up as they say and do not call back as they say. They are also pulling what we feel are bait and switches.
The issues
1. 4 fence blocks told would be painted to match fence since we did our walk-through 7/10/18
2- grout repairs. Grout missing in many places throughout our home. They repaired this, but used wrong color. Say they are going to fix, yet still not done.
3- Trim around the closet doors is primed, not painted. Trim in great room not painted in several areas. Say they are going to send a painter, but yet still no one. The paint on the walls is such poor quality that it peels down to the plaster. Paint trim on garage door is so sticky it collects bugs and dirt. Ceiling paint from ERV replacement not yet painted.
4- Tubs in model had "towel bars," ours do not. Told company stopped putting in right after we bought. Almost a year later several of their top people told us, "if it's in the model, it needs to be in your home." Feels like bait and switch to inferior product. Said they would install grab bars outside these areas for us, not ideal, better than nothing
5- Quartz counter seam sharp, caused paper cuts when wiping. Repaired, poorly. Say they are going to fix along w/counter movement. Not done
6- Sales person said 6' fence around back yard. Fence is not 6' on part of the sides. They say 8-9 repeats, paperwork says 6'. Bait/switch?
7-electric code is light switch at each room entrance. Kitchen missing this. Paid for lights not taken off house price
8-cold air pours in behind microwave
9-paid for sound proofing in areas. Now calling it sound dampening. Missing in some walls
10-cupboard doors, LS...water temp...fireplace...tub water pressure...and new issues...

MandalayHomes is committed to our customers satisfaction and will be completing many of the items below as acourtesy to our customer, even through a large number of the below requests are not requirements ofthe AZ ***. Many of the issues outlined below are not items included in the initial constructionspecifications or contract therefore, Mandalay Homes believes that the Revdex.com complaint has beenunnecessarily filed. See full details below in response to customers Revdex.com Complaint after an in-personmeeting was held on 11/26/2018 between the customer and the Mandalay Homes Customer CareManager:1- The customer would like the fence blocks painted and fence raised to 6' in areas that are not 6'.Mandalay Homes will be adding one more course to fencing that is not 8.5 courses tall aroundhome. Per the contract, customer should receive 9 courses with one or more above ground. Per thecontract, fence is not required to be painted, but should be colored block, specifically “Yavapai Brown”.2- The Customer would like the grout repaired properly with the correct color. Customer Care Managerhas spoken with the customer and the repairs are scheduled to be completed on Wednesday, November28th by Interior Logic.3- The customer would like the paint fixed in all the areas that need it. The Customer Care Managerinformed the homeowner that after drywall repair for item 8 is complete, painter will touch up ceilingissues throughout home.4. The customer would prefer grab bars installed in shower/bath areas as shown in the model. MandalayHomes will be adding grab bars to the outside of owners shower and bathtub and second bath showeras a courtesy to homeowner. Homeowner was informed by both construction and sales that the originaltub model was discontinued by the manufacturer and per the contract Mandalay Homes provided asimilar product. Original model tub had towel bars, not grab bars. However Mandalay will still install as acourtesy outside of tub, where grab bars can be safely used.5- The customer would like Mandalay Homes to fix the quartz counter and the seam as there is a sharparea that is causing paper cuts when wiping. The Customer Care Manager has schedule Interior Logic torepair the seam on Wednesday, November 28th.6 – See 1 above, the customer would like wall to be at least 6’ tall, Mandalay Homes will be adding onemore course to walls that do not meet 8.5 around home.7 – The customer would like the light switch installed at opposite end of kitchen and help figuring outfan switch that was paid for but not received. The plan is correct for wiring per the constructionspecifications, as a courtesy the Customer Care Manager has ordered a wireless light switch to be addedat location where homeowner chooses.8 - The customer has requested that Mandalay Homes fixes the microwave vent and damper permicrowave installation guide. The Customer Care Manager has schedule Chas Roberts to add coldweather damper which should correct issue. Awaiting schedule, Customer Care Manager will contacthomeowner when schedule and times are provided.9 - The customer has requested that Mandalay Homes add sound "proofing" in the walls. MandalayHomes sales team never sold a “sound proofing” option, option sold was “sound dampening” insulationand contract states that home would be “insulated for sound”. Mandalay Homes will be adding TightSealand there is a tentative schedule for next week to pump in missing insulation to walls, drywall and paintrepairs to follow.10 – Customer has requested that Mandalay Homes fix the cupboard doors and the lazy susan.Customer Care Manager has scheduled Interior logic to repair the home on Wednesday, November28th.11- Customer has requested that Mandalay Homes adjusts the water temp. The Customer Care Manageradjusted the water temp on site and completed this request on Monday, November 26th 2018.12- The customer has requested that Mandalay Homes adjusts the fireplace logs and gas. The CustomerCare Manager has scheduled Eric and Sons to come to the home and make adjustments on Wednesday,November 28th.13-The customer has requested that Mandalay Homes fix the tub water pressure. The Customer CareManager has RED Plumbing scheduled for Wednesday, November 28th.14- The customer has identified a new rattle in secondary dryer vent motor. Chas Roberts to bescheduled to repair, the date is for repairs is currently pending.15 - Customer Care Manager has also confirmed that Mandalay Homes will be repainting her backyardview fencing and touch up the exterior stucco once repairs are completed.16 – Customer requests that 2 additional can lights are added to her den. Mandalay Homes CustomerCare Manager will be scheduling installation of the two additional can lights, date to be determined.Thank you - Mandalay Homes

When we purchased our property on March 8 we were told the completion date would be late July/early August. Now it is past mid-August and we have a long way to go. We have to call and ask for updates and photos...we were living 1200 miles away and couldn't see for ourselves. We have talked to no fewer than 3 "men in charge." All appear to be positive but don't follow through. The last we heard in July was our home would be completed "early "Septemberish! No explanations. We sold our home in June, moved in July, hoping to be in home by August. Now we are paying out over $1200 in rental expenses while we wait...will Mandalay reimburse us these expenses? Incidentally, I've never missed voting in an election since I was old enough to vote, but risk not voting this year because I won't have a "home" address. The development will not allow us to use our address we've paid $20,000 for thus far to use our mailbox to receive mail so we can prove we have property. Catch-22. We're now on our 3rd temporary address; the post office is finding it difficult to find us to deliver mail. Poor communication by this company and its employees. We have made phone calls and sent emails with questions and seldom get a response.

The new home referred to in the complaint is currently projected to be completed prior to year-end, which is within the construction time frame outlined in the signed sales contract. This time frame also aligns with the current new home construction industry average which is 8 to *0 months. Due to seasonal weather conditions and the general volume of new homes currently under construction, Mandalay Homes’ trade partners are experiencing some unforeseen delays. However, Mandalay Homes stands behind its commitments and is confident that delivery will occur within the stated time frame.Outlined in our sales contract under section *5 and *6, Mandalay Homes details our responsibilities during the contracted build process. Per our contract, Mandalay Homes cannot be reasonably held responsible for any inconvenience, loss, or expenses to Purchaser resulting from delays in construction completion. We understand our customers frustration and the inconvenience that has occurred and will do whatever we can to continue to expedite the process of completing the home. Our V.P. of Construction met with the home owners on 8/29/20*8 to communicate expectations on build out times moving forward and to set a weekly communication schedule that the customer seems to be pleased with. We will continue to convey weekly communication regarding the status of the home per our policy. We look forward to making the remainder of the build process a positive experience for our customer and hope that this response serves as an acceptable explanation and commitment to honoring our obligations.Thank you - Mandalay Homes

Our main complaint is communication between Mandalay and us. We have to ask each time we want to know about progress...we don't live in Prescott so we cannot drive by daily to see what is happening. In the beginning, we were told by the salesperson, who obviously wanted the sale, that the home would be ready July/August. We had not read a contract yet. Months later it became "early Septemberish," and now it is late October. We are sorry we committed to this home build as information has not been forthcoming. We asked for a printout of the spreadsheet of our home build schedule we were shown last week and have still not received that. It would have been good in the beginning to provide a realistic completion date at time of sale. We planned on the original projection to be in the home by summer's end...not fall or winter. We have no clothing for the other seasons. We realize this is trivial and "our problem" to cope with; had they been honest in the beginning, we would have been better prepared. Our meeting last week seemed to show progress, but we have yet to hear back from them and their response to this complaint took two weeks.

Buying a home for my family was a big deal. We were very excited to move in to our new home even though a few details weren't 100% completed. Being told that they will do the work in a reasonable time we agreed. Unknowingly, months in and we did not received our items. Our agent had to put money out of her pocket and contact her own persons to have it done because we could wait no longer. Now, they are redoing the dry wall and paints. They wasted so much of our time scheduling and rescheduling their work. Now half of the work is completed and they stopped. I contacted the customer service. NO one answered. I left voice messages. No one returned my calls. Very poor customer service. I call multiples times and had to call different department. I was talk that Jeff was to call me back after his lunch break and three days later still have not heard anything. I called them again, go straight to voice mail. What an experience that we had with this company.

This is the worst customer service my wife and I have ever experienced. We have a range top that hasn't worked in 3 weeks, garage door bent, lousy grout in the kitchen, waiting for 2 months for bathroom cabinets, and did not get my 220 plugs only blank covers in the garage. Have been waiting two days for rep, that hasn't showed up. So good luck if you buy from this company.

Wish we had read these reviews before we had them build our home! Exactly as stated in the reviews. We have nicknamed Mandalay into 'Man delay". Never been so frustrated in a home construction!!

My husband and I purchased our Lot from Mandalay in September 2016. Our house did not even begin to have anything done to it for over a month. Here it is now going into May and we are still almost 2 months out. I have been lied to from the beginning. Starting with when it will be started, to, promises from the Sellers office to the lowest and highest person on the totem pole. IF it weren't for us really wanting a house of our own , we would tell them to kiss off!! I cannot get anyone to respond to my questions without them being upset at ME for asking questions. I suggest not going with this builder.
