On 05/14/we were informed by consumer the water was off We were unaware After calling the utility company and finding out where the discrepancy was and why the water was disconnected we immediately wrote and a check and took to there office and put on their after hours box so they would receive on Friday morning On 05/15/I called the utility company I had to call numerous times before I was able to talk with someone instead of a voice mail She explained to me that she was the only one in the office that day and she was really busy She had not had a chance to go through the payments in the night deposit She assured me that if we had paid the water would be back on that day I asked her to please call me and confirm After that call I was never able to get her back on the line that day I called and left messages that day I had our maintenance tech go to the house that weekend and he confirmed it was on In retrospect I should have taken the time to go to the utility company office on that Friday rather than wait on a return phone call But our office was short staffed that day also and we were busy and it never crossed my mind This has been resolved

Ms*** did come and get a key to *** so that she could go and look at the property to see if it would fit her needsAfter returning she said that she liked the apartment and was interested in rentingShe was then asked to fill out the proper paperwork so that we could do a credit
check and a background check; as we do on all potential tenantsOnce we got her information back she was told that Uptown Properties had agreed to rent her the aforementioned apartmentShe filled out her lease on December 20, and paid the $security deposit which is equal to one months rentWhile we try and accomodate all requests made by the tenants concerning the property, some things are not mandatory by Housing Regulations or the Owner will not allow to be doneAlso, Ms*** failed to return the MoInventory and Condition Form that she received prior to signing her Rental Aggrement, which would have given us details of her concernsFurthermore, the lease she read and signed states:ACCEPTANCE OF PREMISES: Tenant acknowledges thet he/she has inspected the premises and he/she agrees that the premises and any common area in connectionn with them are in safe, fit and habitable condition in accordance with the applicable inspection form provided herewith and accepts the premises in an "as is " condition.Her complaint that the lights were not on is true, but most properties that we manage, if not all, do not have the power turned on after a period of time to save the Owner moneyThe apartment has plenty of natural light and her complaints should have easily been able to be seen before she signed the leaseIf she could not fully inspect the premises she should have notified us of this problem and we would have had the power turned on so that she could fully inspectShe chose to sign the lease and the lease clearly states:SECURITY DEPOSIT: Security Deposit is only refundable if all conditions of the Security Deposit Agreement have been metSecurity Deposit may be used by Agent to apply toward payment of any damages to the house or apartment beyond wear and tear, damages resulting from non-performance of any of this agreement by the tenantAccording to the lease that Ms*** signed on Decemebr 20th, Uptown properties does not have any duty to reimburse Ms*** for her lease agreementFurthermore, when she brings us the paperwork from *** stating that she has had the power switched to her name and we give her the key, she now is the current tenant and is also responsible for any rent incurredUptown Property Rental is determined to provide all of our tenants and future customers with the service that is expected in this industry but we also have Owners to protectThe Rental Agreement is a binding contract and should be adhered to as such

This has been resolved.

I think that Uptown Property is a very unprofessional company. I asked to speak with landlord several times the clerks in the inside stated he didn't want to talk to me. If you are so much of a business man it is only right to listen to a tenant's concerns. This man never talked to me not once to see what the problem was, I can't respect a person that don't respect me. I work hard for my money and this isn't a playing matter. Yes I did like the apartment and paid my money to the clerk. They assured me it was ready for move in but I didn't find these problems until I got the power turned. When you have a property to show the power should be on. I think they knew that this apartment wasn't up to par. When I got the power on I found all kinds of links in the bathroom and kitchen sink and the heat didn't work. . I also found mole in the dish washer I could clearly see that this property hadn't been cleaned or inspected properly.  I took pictures of everything. I called them the same day to let the know of the problems nobody came out the next day they were closed then it was the weekend then Monday they were still close. So this held up my moving plans no one called to let me know anything and my rent was paid for these days. He states that it was enough light to see the property the bathroom don't have windows and it is down stairs. It doesn't cost that much money to keep the lights on a property that isn't being use unless you are hiding something. And far as the lease agreement they never gave me a copy of it nor the inspection sheet because the clerk had to change the leasing agreement from 12 months to 6 months.
