Complaint: ***I am rejecting this response because:The floors need to be replaced fully, it's is more then a repair jobWe have been waiting for month on this matter so it hasn't been a very prompt at allThey continue to blame each other ( Manor homes vs Selling Agent)We have other issues going on as well and yes it is under the year warranty and we haven't hit the year mark yetWith that being said we have been waiting for month for our 2/warranty and we had to end up doing the research on and give to them for them to start the process but unsure where they are at with thisSincerely,*** ***

Complaint: ***
I am rejecting this response because:We brought up our concerns about the carpet during our very first walk-through after purchasing our home
Your company promised replacement, but never followed through We were NEVER told that the carpet warranty was voided if we owned pets We have had to fight for every warranty repair We simply want the carpet replaced as promised by your company!
Sincerely,
*** ***

*** *** did not purchase the home from Manor HomesManor built the home for someone else and they sold it to her before our one year courtesy warentee expiredIn spite of that Manor has acted to resolve minor issues with the homeMs *** also complained about her
laminate floor in the kitchenWe are currently in discussions with the previous owner who will most likely share the cost of repairs or replacementThe floor would simply be repaired in a few spots, however I am told that the color of new laminate might not matchIn light of the fact that we sell homes with non-transferable warentees that are only good for one year, in spite of this we are going the extra mile to stand behind a home that we built and resolve issues that they may have

the home is years past any warranty obligations and if there are any animals living in the home we would not warranty carpet at all

The customers purchased a washer and dryer through Manor Homes however Manor Homes does not install washer and dryers for this very reasonSo they hired an outside company to install themapparently it leaked and they had to file a claim on their homeowners insuranceAs for the toilet, all parts
and pieces in a new home are covered under their warranty and will be replacedin the event that a toilet or pipe fitting breaks the broken parts are covered under the warranty and any water damage to the home is not coveredthe warranty is not insuranceWe do not offer flood insurance as part of the purchase price, the homeowners have insurance for this very reason and do not want to use it because of the last claim they madeThey should not include the washing machine failure in this complaint as it has nothing to do with Manor HomesThey are bringing it up to make it look like they have a history of being ignored which is not trueWe have worked very hard servicing their home after they moved in

Complaint: ***I am rejecting this response because:Sincerely,*** ***

Complaint: ***I am rejecting this response because:I was unable to open the documentI have been working with there warranty guy MarkI have also had the owner to my home which said one thing and hasn't followed through nor returning callsSo if he sends me a warranty book in a PDF this would be my first to see this and it will be interesting as in the last statement he says that they have a non transferable warrantyWell we are the first owners of this homeBuilt in but sold in Sincerely,*** ***

Response taken over the phone by Revdex.com Resolutions Consultant. As of Friday they have completed everything in the back yard. The backyard French Drains are completeWe usually don't do that when there is standing water, but we did it anyways for the consumer. You have to let the ground
settle for a year.We have a company that specialized in thatWe have been trying to get the contractor in to do the under the house drain. He states, because of the weather there has been a delayI spoke with the contractor yesterday and he states that he will get under-house drains 1st of June

It is true that the *** Family had water under their home which sometimes happens in clay soils that do not drain very wellAll of our homes come with a basic drain system that usually handles any water part of this is includes a low point drain, the low point drain that we install on
every home will drain any water that might go under a home under conditionsOur process for increasing drainage (if needed) is to add additional drains and if that doesn't work we hire outside drainage companies to install a system after the factOnce we determined that this should be done we scheduled the workit took a couple of months to get finished but there wasn't any danger of the home being damaged As for the fence, we installed a fence that was a nice looking fence, later we were notified that the fence was not in compliance with the CC&R'sWe then hired someone to modify the existing fencewhen the work was completed the top was wavy and did not look goodWe agreed to tear the fence down and replace itThis took a long time because we also added french drains in their back yard next to a retaining wallThe homeowners wanted us to get engineering for the french drain, this took a while to go through the processwe also had to hire a surveyor and create an easement for the drainall this took timeAll the work was very time consuming because it all had to be dug in by hand as proper digging machines couldn't fit in beside the home to access the back yardWe are experiencing a labor shortage in Portland which added about a month to the processThe long and short is we do stand by our work, we did make it rightThe real complaint is it took to long in their opinionIs the customer always right? they have a beautiful home with no known defectsAs for any other people in the neighborhood, they are pleased with their brand new homeWe thank the ***s for purchasing a home from us

I am rejecting this response because: I find there response rather troubling for several reasons First of all it took them a month to respond to a standing water issue They only responded to the Revdex.com after they sent out the people to put the french drains around my yardThe same goes for them not responding to the water under the houseThey give me a date to start June 1stVERBALLY with out any written documentation on a start date with Grant Johnson's water drainage co I was told the start date would take place no later then the end of month of April Verbal dates will not make me accept a resolution when they ignored the last date I called and left messages with the main office at Manor Homes I got the personal phone numbers of both of the owners of Manor Homes and left phone messages A month later, not one of them called me back I called the realtor for Manor Homes Russ P and got no response a month later I called Grant Johnsons, the sub contractor who also would not return any calls a month later I have no problems with people being busy But what irks me is that there are other contractors chomping at the bit to do this work so I know there are available contractors Lastly when I signed papers to buy this house I was guaranteed a new house with a dry lot and no problems Now they expect me to pay for the upkeep on a system for a sump pump to keep my lot dry This will incur the costs of running the sump pump on a yearly basis Periodic costs of replacing pumps and parts and a year warranty by a SUB CONTRACTOR not even connected with Manor Homes They are pawning this off on some sub contractor I want Manor Homes to pay for the running and upkeep and warranty to the system for as long as I own the house I was not made aware of this even when I asked the sales girl in the model homes when I was looking at propertyThey put dry wells under the perimeter properties but neglected to tell other owners of the water issues on the interior Now they expect me to pay to run the system and pay for upkeep I do want them to put the system in, but I don't expect to pay for it's upkeep This was not a part of the buyer/ sellers contract.
Sincerely, *** *** ***

here is a copy of our warentee.
***Documents redacted by Revdex.com***

Manor homes called and verbally stated they would pay for all the repairs. They contacted superior renovations who have started work. My complaint ID [redacted], and find that this resolution is satisfactory to me. I hope to have no more issues.
Sincerely, [redacted]

there isn't any new information provided in the rebuttal

Manor’s response is NOT correct. Our fence is STILL not completed, we have a dog.
Manor’s rebuttable has nicely placed words to their benefit but incorrect in the actual events.  In fact, I have been saving all my corresponded and pictures, video and timelines trying to decide if we should sue them.  Buyers need to know.
Manor’s interest are not in completing a project, they continue to build homes and fences while I wait.  Our neighbors are older and are waiting for them to finish their sun porch.  They moved in shortly after us.  Numerous other neighbors are too busy and kind.  I have talked to other Manor home buyers that tell me the secret to getting Manor home to finish a project is through a lawyer.  I have included pictures of the water that was sitting under my house for at least 4 months and a short video of the mold on the pillars they had to cut from under my home.  Yes, MOLD.  Other than that the house is nice.  The customer service is rotten and sleazy.  I will never buy a Manor home again (this is our second).
