*** *** I have reviewed the attachments and I first and foremost would like to apologize. I did not find these emails when I searched through all of our correspondences, and that was an oversight on my part. In the email correspondence related to the credit card theft, you stated that you were not accusing Mansions at Timberland, but just making us aware. I see that we asked you about a police report and this was never provided, I must have assumed that everything had been resolvedYou and I exchanged emails and spoke on a regular basis; there was no further mention or follow up regarding this situation. We in no way retaliate against our residents or former residents, it was overlooked if not assumed that the situation was resolved and was not related to us. We do not concede to any wrong doing on our part other than an oversight in our communication with you regarding these emails sent in October 2014. Regarding the boxes, Adrian should not have instructed you to leave behind the empty boxes, this is not how we conduct business and it did create some confusion during your move out process. While there were some empty boxes in the garage, there was also trash left behind (which was not discussed with the maintenance staff). In regards to the other cleaning charges, I cannot meet your unreasonable if not impossible demands to provide a sample of the carpet and lab results. We do not have a sample of the carpet because it is in an occupied apartment home. We do not have lab results, our carpet vendor uses a UV light to see hidden stains. The deductions from your security deposit are legitimate charges. Accusations that we staged the apartment to look dirty are completely and detrimental to our company and can be considered libel. If these accusations persist, we will seek legal counsel to maintain the integrity of our company. It is not in our best interest to manipulate or mistreat our residents, particularly those who maintained a good relationship while making your home with us. Because of the trouble that our miscommunication has cause, we are choosing to, in good faith, refund your deposit less your final water bill of $You should expect to receive this check in the mail in the coming daysWe hope that this is an appropriate solution for you and that we can end our business relationship in a fair and appropriate way.Sincerely, *** ***

Carpet:As previously stated, we did not have any pets in our apartment during our one year lease Your 3rd party carpet vendor clearly overcharged you and me I'm requesting actual carpet samples of the pet/human urine from apartment #during our lease term Where are their photos? And lab reports? Boxes left in garage:We texted *** on Thursday, September 10, 2015, at 9:27am (see attachment with his response) *** is an extremely nice person and was wiling to help with everything Maybe you asked the wrong maintenance person This is not his problem, but YOUR mis-presentation that you checked with your maintenance staff Oven:The photo Mansions of Timberland provided is false This could easily be anyone's oven We left ours clean. Retaliation of stolen personal information: I informed Mansions of Timberland of our stolen personal identity information via email to *** *** on October 28, 2014, at 3:42pm *** *** was also cc:'d I received a return email from *** *** on October 29, 2014, at 9:am informing me that my email was forwarded to her Regional Manager Mansions knew well before the October 5, 2015, date stated in your previous letter dated January 21, Your date of October 5, 2015, is incorrect (see attached emails) In this email I was speculating two companies that could have stolen our identitiesMansions & Tri-County Electric However, Tri-County was ruled out because we didn't make contact with them til our modate Our identities were stolen and attempts were made prior to us contacting Tri-County and submitting our applications to them.We assumed the final close-out with Mansions would be professional and accurate We assumed wrong and if we could change things, we would have escorted your staff through a final walk-through of our apartment As originally requested, we are seeking our deposit refund. The disputed amount of $is a non-issue, as the community still has not received a payment for this applicationTo address the concern over an application being declined, approval is provided on all applications that meet our rental qualifications which are outlined in detail in our Rental
Requirements and QualificationsEach applicant is given this information as it is a standard part of our leasing processIt is unfortunate when an application can not be approved, as it takes time from our applicant as well as our leasing and office staff
