It is Marathon Managements policy to send the applications from the site to the reporting agency for processing as soon as they have them It is not up to the leasing consultants to determine when the application gets processed it is up to you When you submit the application you agree to go through the required screening for our approval process Due to Fair Housing Laws we have a set criteria (second page of the application) and an approval process that every applicant must go through You are entitled to a free credit report listed on the application you filled out

UNFAIR COMPANY FIRST OFF I LOVED THE HOUSE THAT I RENTED FROM MARATHON MANGEMENT I LIVE THERE FOR A YEAR BEFORE ME AND MY BOYFRIEND GOT ENGAGED TO BE MARRIED.. I ADDED HIS NAME TO THE LEASED AND HE HAD TO SIGN THE LEASED ALSO..AND AS TIME WEHT ON PROBLEM CAME INTO THE RELATIONSHIP..I TALKED WITH SOMEONE AT MARATHON MANGEMENT ABOUT REMOVING HIS NAME FROM THE LEASED AND THEY TOLD ME I COULDNT JUST TAKE HIS NAME OFF THAT HE WOULD HAVE TO SIGN A WAVER SO I TALK TO ME BOYFRIEND THAT I WOULD LIKE FOR HIM TO MOVED OUT BECAUSE IT WAS MENTAL AND PYSCIAL PROBLEMS HE GOT ANGRY AND SAID HE WAS NOT MOVING OUT THAT I WAS AND CALL THE POLICE ON ME AND LIED ON ME POUR BLEACH ON THE FLOOR AND HIS CLOTHES AND TOLD THEM I DID IT AND I WENT TO JAIL..WHEN I GOT OUT OF JAIL I WENT TO MARATHON MANAGEMENT AND SHOWED THEM THE PAPERS WHERE I WENT TO JAIL THEY GOT COPIES OF THE PAPERS AND STILL TOLD ME THAT MY BOYFRIEND STILL HAVE TO SIGN A WAVER I FEEL LIKE I HAD THE HOUSE FIRST AND HE SHOULD LEAVE BUT I WAS SO SCARED TO GO BACK AND THEY DID SAY IF I FIND ANOTHER PLACE FROM THEM THAT I CAN MOVED THERE AND IM LIKE THIS COMPANY IS ONLY WORRIED ABOUT THE MONEY AND NOT MY SAFETY I NEVER WENT BACK TO THAT HOUSE AGAIN HE LIVED THERE FOR HOW LONG I DONT KNOW..I FOUND ANOTHER PLACE AND I COULDNT MOVED IN UNTIL THEY HEARD FROM MY LAST PLACE AND MARATHON MANGERMENT CALLED ME AND ASK COULD THEY HELP ME FIND A PLACE I TOLD THEM THAT I CAN ONLY AFFORD THIS APARTMENT AND THEY SAID OK AND FAX THE PAPERS BACK TO THE APARTMENTS WHERE I AM LIVING NOW...WITH ALL THIS WHY ARE THEY TRYING TO FORCE ME TO PAYING OFF THE LEASE THAT THIS MAN WAS LIVING AT AND THEY KNOW I WASNT THERE ANYMORE... From a legal standpoint this domestic issue is not our responsibility, nor does it give the tenant the right to break the lease agreement. We cannot modify the lease agreement without written permission from both parties and one of the parties is not cooperating. There are government agencies that she can go to for help such as the battered women's organization or the police. She could also retain an attorney and file a restraining order to get him out of the house. People get divorced all of the time and that doesn't give them any legal right to stop paying the mortgage on the house they live in. The same principle of law applies to the lease in this case.

Marathon lease us a house that was forclosed.The house was forclosed and they won't refund all our money and a month later they refunded our deposit not the $900 for 1st month which they didn't own when we moved in. Desired SettlementWe want our $900 1st month rent because they didn't own the property. [redacted] THE Manager SAID If We Moved We Could GET A Refund But Since We Stayed there and [redacted] is renting us the home they were keeping the 1st month rent.

My name is [redacted], I am writing this email on behalf of[redacted]. We reside at [redacted] Memphis, TN XXXXX.[redacted] signed a 14 page/2-yr rental lease on this property on Friday, May 16th, 2014. The first week we lived here, we submitted a maintenance request due to plumbing issues in the house. The kitchen faucet dripped continuously, the shower head fixture in the bathroom fell out of the wall completely, the pipes squealed when turning on either faucets or flushing the toilet, the gas cap in the kitchen was on so tight that it would've had to be broken to install our stove, and the faucet behind the washing machine dripped. The maintenance request was called into the management office on 5/22/2014 @ 1pm. On Wednesday 5/28/2014, @ 6pm, we had a plumber knock at our door, unannounced, to come inspect the issues. He reattached the shower fixture, uncapped the gas in the kitchen, saw no leaks, and stated our pipes squeal because we didn't turn the faucets all the way on. He was in & out of the house in less than a half hour & he only "patched" the issues he found. Sometime during the first week of August, I went to take a bath. The hot water faucet in the shower came on, at a dribble, then wouldn't turn back off. We were a couple of days late on the rent payment that week so I didn't report the issue until it was paid on the 7th. I made the complaint online when I paid the rent, on their website. By 3pm on the following day, I hadn't yet heard from them. I called that day, on the 8th, and spoke to[redacted], who stated he was the new maintenance supervisor. He said we were to contact him for anything further regarding the maintenance of the house. He took my complaint & told me he would probably send someone from Mid-south Homes to make the repair. We never heard back from anyone. I called again on 8/14/2014 @ 3:55pm. I had to leave a message on his voice-mail. Still received no response so I called again on 8/19/2014 @ 4:52pm. I spoke to the receptionist & told her the story. She looked it up in their system to see if the ticket had been submitted. She only read back my initial complaint filed online & didn't show where a plumber had been contacted. I left a verbal message with her, for the maintenance department. We started to notice puddles of water in front of the sink in the kitchen. Initially I suspected this was from doing the dishes or just running the water & making a mess. Since it became a larger mess & during times nobody had used the sink, we knew we had a bigger issue. Now we have been noticing random wet spots in the carpet in the hallway in front of the bathroom & leading from the living room into the hall. We are were quite concerned about this issue! Again, we had no reply and again, another call was placed on 8/25/2014 @ 3:53pm. I explained the situation to the receptionist but was still forwarded to[redacted]'s voice-mail, yet again. The next day, our "puddles" appeared to be larger. At this point, we are urgently concerned.[redacted] decided to get involved. He called them on 8/26/2014 @ 3:38pm & spoke to[redacted] told[redacted] he was submitting the ticket & would get back to him ASAP. 8/27/2014 @ 11:47am, he called[redacted] back, but demanded the receptionist transfer him to someone over[redacted]. She transfers him to[redacted], who states he is[redacted]'s supervisor. He told[redacted] he could have someone here within the next half hour. At 2pm, a plumber & his son arrived here at the house. I walked him through the house & pointed out all the issues. He stated he couldn't make any repairs that would hold up. He could "patch" the faucet in the bathroom, but it wouldn't hold long. He stated we needed an entirely new faucet & fixture. He identified at least 5 leaks under the kitchen sink. Not only were the pipes, themselves were leaking, but the sink, itself was also leaking. The kitchen sink is producing the water puddles in the kitchen, leaking under the walls into the floor n the living room & hall. He would need to replace the entire sink, as well as the pipes underneath it. Since these repairs were well over the budget he was allowed to spend on the repairs, he had to get approval from the landlord. He stated he could return the next day & make all the repairs at once, if he could get the approval back. So, Friday 8/29/2014, we still had no reply,[redacted] called again & left a nasty voice-mail for[redacted] @ 12:01pm. During the time from when the plumber came on Wednesday up to today, the puddles are no longer "puddles." It has spread to standing water from the kitchen sink, through to the hallway, almost half-way through the living room, and now seeping into both bedrooms. We have managed to suck up as much water as we can with a shampooer we borrowed from [redacted]' mother. No sooner do we soak it up, it piles back up. Today, [redacted] called them again. He was very irate & nasty to the receptionist. He left a message with her @ 8:13am. He called again @ 9:10am, leaving another message & voice-mail for[redacted]. We still have had no call back or has anyone shown up to work. We are at a complete loss. Our furniture is sitting in water, we have to walk through the house in shoes at all times, to keep our feet dry, I'm washing every towel we own almost daily trying to keep the water up in the kitchen, the pan under the sink fills up in less than an hour & is only catching a fraction of the water. Rent is due this week! We are contemplating paying the rent or breaking our lease. These are not healthy conditions to be living in. Not only is our furniture going to be ruined, we are concerned about getting sick from possibly contaminated water or mold building up. I have documented every phone call, every message left, and have taken pictures of the damage on a daily basis. The pictures show how the damage has increased and spread since day 1. I am not including the pictures at this time. I have over 50 pictures & it's way too large of a file to attach. I can send a few of them, if you find they are needed in the investigation. We are at a loss over what to do & feel completely helpless in controlling this situation. Our funds are very limited. I am disabled & going through the disability process with the state. [redacted] is the only one who works & every dime we have is spoken for and spent, before he even earns it.We want these repairs to be made ASAP or sooner! They could have been made from the 1st call & it wouldn't be so out of control now! We need the bathroom shower faucet repaired, the kitchen sink & pipes repaired, and we need someone to get all this water out of the floor & carpet. If any of our furniture suffers major damages, we will need that replaced or we should receive some kind of reimbursement or rental credit for it. Our furniture is not brand new or fancy. It's all quite used but it's all we have. This is not an act of nature, it is all caused by pure neglect from the owners/landlords. If all this can be met, we will have no problem carrying out the terms of our lease & beyond. We need to know that issues in the future will be handled & taken care of in a timely manner. If they cannot meet our requests, we would like out of our lease & our deposit of $550 back so that we may find another place to live without being penalized. [redacted] thanked me and he has my phone number if any further issues with this property come up.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)[redacted] was made aware of this issue on 8/27/2014 & he did dispatch someone to the property; however, the repairs were over-budget (this person claimed) & he could not do the work (as all this was stated in initial complaint). It wasn't until 9/3/2014 this plumber arrived back @ the house @ 12:30pm. He took an inventory of the parts he needed, stated he was going to get them & be right back, but never returned. The next day 9/4/2014, a completely different plumber arrived around noon & began working. The previous plumber showed back up & dumped off the load of parts he had gotten & the new person completed the work that day. The following day 9/5/2014, a couple of guys from a carpet cleaner's company showed up to get all the water up. They stated they got all they could, about 95%, & the carpets should be dry by the end of the day. As of today, the carpets are still wet. They also claimed they sprayed a mold-killing solution on the carpets. [redacted] has left a few messages regarding this, with no return call. We have, again, been getting up as much as we can with the home shampooer we have. We did go ahead & pay the rent on Friday afternoon, like we are expected to do by the lease agreement. Had we have realized the carpets would not be dry & we would not get another person on the phone when reporting this, we wouldn't have. In any event, we are keeping up our end of the lease agreement. We would expect the same in return from this management company. I do plan to call City Code Enforcement out here later this week to have this issue reported & to possibly have the property tested for mold. Final Business Response We had already anticipated that there might be a possible mold issue. I had already sent someone to make sure the AC unit was cleaned and not throwing off any more moisture. They also pulled the paneling away from the wall to make sure it was completely dry behind the wall as well. They also rebuilt the faucet to the tub and replaced a rotted board under the kitchen cabinet while they were out there. I have called [redacted] and left a message to make sure everything is ok.

My heat is not working and I called Monday Jan.18 at 9am. Its snow on the ground and 44 degrees in my houseI called Monday morning and spoke with the mantainance man because my heat was not working and I did not get a response. I called again Tuesday agin no one can out. Wednesday morning someone came out but could not fix it. I have called Thursday and several times Friday and all they can say is we are on a list. All of HVAC personnel were extremely backed up and working hard to get to everyone who needed our help. Marathon management moved me and my 2 children into a house with no running water, air, heat, or dryer connection. Also had mold in a closet.I went to check out the property and everything looked good on the surface (new carpet and paint) so I agreed to rent it out. So after applying they made me pay $375 more on my security deposit just to get this place...I ended up out of $1,625 total. I signed the lease on 9-22-14 and began moving in. The first thing I noticed is the air blowing hot air and the water was off. I called in to the office and spoke with [redacted] and he was supposed to send someone the next day 9-23, and no one showed up. I was also told that I has to get the utilities switched to my name in order for [redacted] to come turn the water on. I did so and [redacted] came out and found a host of other problems so much so they had to shut the gas off and seal it. I found that my hot water tank was not connected but it was switche to "on" which could cause car on monoxide to seep into the house. There was also a tag on the tank stating that it had not been inspected by code enforcement. I also discovered the ac unit was missing several components that makes it run (inside and out) but it was sealed up inside, so the property manager was in fact aware ther was nothing inside of the unit! I found all this on Tuesday 9-23 night and alerted them first thing next mornig and got blown off. I had 3 tags from [redacted] of problems stating the property was not suitable to live in that I took in to them and still got the runaround. It was Thursday when I finally got to speak with the director[redacted] and he only told me to get a hotel room. I had already spend so much money having to buy a family of 4tour 2 and 3 meals a day and taking my kids 15 miles out of the way just to take a bath the entire week. I was offered to move into another property by a person in the office not authorized to do that so I asks[redacted] could we go ahead and do that and was told absolutely not. He said it's ok to stay in the house until the repairs were made and they got a permit. So now we are back and forth at my family members house because we can't cook, bathe, use the bathroom or do laundry, the only offer I was made was to prorate the time away but what about caring for my family and having them somewhere to live in the meantime. I have been very patient with marathon and I get ignored, and blown off. So on Friday they finally scrambled up people at the last minute to fix the ac ( which took 3 hours) when I was told it was a simple fix (filers). And the property manager turned the water on that [redacted] told me had a plumbing problem because it was flowing back into the meter hole instead of to the house. So there's cold low pressure water and air now after a week . But I'm still having to go elsewhere to bathe and eating out. The director[redacted] has not done anything to resolve our problems or help compensate for this disaster they call a house. I'm out of several hundred dollars so far because if their negligence and I want my security deposit back to at least get us a hotel closer to my daily commute for how ever long it takes to get the permit to fix the hot water and gas and heating issues. I also would like for marathon to reduce my lease to 1 year instead of two. They are really unreasonable trifling landlords to move a human being into a home where ther are no essential necessities to live. I also overheard the property manager [redacted] tell the workers fixing the door to bleach and paint ove the mold to make sure it was white!!! I let the worker know that I heard this and would record him painting it, so he called [redacted] back and then came back to me to say "we are honing to take the drywall out and replace it " they also tried to get a bogus police report stating someone had broke in before we got here and stole the AC, busted the water pipes, but the police was not having that and he said there was no sign of forced entry. I knew this wasn't true because I had cMe out several times like after the storm one day just to check on the outside of the place and everything was as it had been. AC was fixed in one day. The water was already on, but there was a second shut off valve that[redacted] did not find. Once the water was turned on we determined that their was dirt in the line. We identified and fixed the problem which was on the City side of the line by the way. The next day we replaced the dry wall with the mold on it and installed a vent for the dryer. The city permit was filed and the hot water heater was brought up to code. We rekeyed the entire house to make sure all locks were properly working. The only thing left is a re-inspection from the City which is scheduled today and[redacted] will have to turn the gas on. I didn't tell them to get a hotel room. I offered to pay for a hotel room. I ended up cutting them a check for $580 to reimburse them for the additional expense we caused them.

House is a mess.I rented this home on Friday the 29, of Jan. Before signing the lease the agent told me that I had 72 hours to let them know if there is anything that need to be address. The lease state that I have 72 hours also, but it has to be writtenout . So I wrote down everthing that was wrong with the property. I figure if I paying this much money at least the property should at least look like something. Living room, ceiling fan popping fire from it, carpet is nasty with ripples in it. There is glass all over the dinning room and living room floor.Stair carpet is nasty and have ripples. Hall way up stair nasty and have ripples. Bathroom in the hall carpet nasty and have ripples. Bedroom number 1, carpet is nasty, bedroom number 2, there is tape on the floor to hold strip down, and carpet nasty with ripples. Bedroom number 3, carpet is nasty with ripples. Masterbed room. Vent is failing down carpet nasty and have ripples. Master bathroom carpet nasty, floor has a hole in it and the toliet top is broken.front and back door knob are about to fall off and both toliets up stair is making a loud noise. I call them the sameday that I was suppose to move in the property but they keep sending me to voicemail. I went up there Mon. the first, but I was told that they wasnt going to fix anything. She did take the written note on what was wrong with the property. This house was rented as is. The tenant had ample opportunity to look at this property and do a walk through before they signed the lease. The Agent told them to send her a list of any damages or things that were pre-exiting conditions in the house within 72 hours so that those issues would not be held against the security deposit on move out.2. Our lease states that any repairs under $100 are the tenants responsibility. It also states that no cosmetic repairs will be made that are not on the move in list. The move in list on this tenants application is blank... no issues!Our company policy however is that we try to accommodate new tenants as much as possible.3. By the time this complaint was received we had already fixed the back door glass, the vent, the ceiling fan, the screen door and the wood door.4. After this complaint was received, I sent our field services manager there to go over the items with the tenant and see what else we could do. We then determined that we needed to re-caulk the bathroom floor and molding clean up some glass around the property from a previous broken window. We informed the tenant that we do not provide garage door openers if one is not present at the property. A universal remote can be inexpensively purchased at WalMart.5. AS far as the carpet is concerned, the tenant had the opportunity to look at the property before they leased it and could have made the carpet a condition of move in. We do plan to clean the carpet and stretch the crinkles out of it. We are getting a bid to replace all of the carpet in the main areas of the house and we will ask the owner if he is willing to do it.6. It turns out the tenant has a dog at the property which they did not tell us about. This is against the lease. I can assure you we will not be doing anything with the carpet until we find our what kind of dog this is and receive the pet deposit (assuming it is not a vicious dog breed).7. When I put my deposit down on this house the agent told me that they would go in and do work on the house before entering.FYI I have been calling them since, Friday about the heat. The heat went out and on Thursday someone meet me at my home, and he put in a ticket that I had no heat. So we have been in this house without heat and there is no hot water in the bathroom in the hall.I called several times no one has not return my call.I do not have a dog. My sister is here from out of town with her family. No one can say that I have a dog because I do not have a dog. If I had a dog I would have let you them know. I would like to leave this house asap. I do not want to lay my head in a house that is not in good condition. I also left the heat on until Monday. I guess they have a shortage or something and the heat. It was below freezing and No one still respond to my calls.I don dont have a key to the front bottom lock that they say they fixed. I have proof of calls and I also took pictures. I have more PicturesFinal Business Response After she told me she would stay and after we started fixing each of her issues she changed her mind. I guess we will have to settle this in court. We are going to continue to fix the last 3 things which are; bathroom linoleum tear, carpet in the house and not enough hot water in one of the bathrooms. She can put in her notice to move and turn in the keys if she wants, but we are not relieving her of her legal responsibilities as per her signed lease agreement.

I place my whole security deposit down on a property which was suppose to remove the property from the market for 30 days and they did not withhold their policy. I'm very disappointed with Marathon and they're very tacky in how they conduct their business. I wouldn't advise anybody to conduct business with them.","neg-1

This company didnt honor repairs. Anything over 500 they suppose to repair.. I paid 1700 for septic damage. no refund. OUT OF 800 DEP. I GT BK 140I moved in 2010.... 3 weeks later the septic tank bags up on a Friday in the winter...I called several times, no answers.. I called a licensed septic person to fix and dig up my front yard. . $1700.. On Monday, I called with my compliant and they didn't refund my money or prorate my rent ... They were supposed to repair any maintenance over $500.. per lease agreement ... The carpet looked like someone had pour bleach all through the house. . It took a yr to gt it repaired.. which they stated they would fix the 1st . mnth I moved in. Now I'm leaving. I cleaned that house from top to bottom... and out of $600 dep $200 pet deposit. ..I only received $140 bk.. full of mess.. please don't rent from these people. Unapologetic too.Desired SettlementPleeeease dont rent from them......!! They dont honor there lease agreementBusiness Response I just went through and reviewed this entire file. Nowhere is there a request for a septic repair or a copy of a bill where this tenant paid $1,700 for anything related to maintenance. An MHA inspection was done on this property before she moved in and no sewage problems were found in January 2011. MHA also inspected this property every year and they would not have let her stay with the kind of sewage problem she is describing. I have attached a copy of the one done at the end of 2012 showing it passed. She did not properly terminate her lease with us as show in the other document I have attached another document showing that MHA canceled her from the program for not following the guidelines. This is the reason her rent was not prorated. We kept the security deposit money to pay for the following... $50 to get the rest of the trash/items she left in the house, $45 to patch a hole in the wall, $75 to touch up paint in various areas where excessive wear was found, $25 for a broken bathroom drawer, $30 for yard clean up, $50 for general cleaning, $50 for a broken ceiling fan, $20 for a broken door knob, $40 for broken window blinds and $75 for carpet cleaning. Obviously she did not clean as well as she thought. I believe this complaint is simply a retaliation for keeping her security deposit money as I can not find any evidence that her complaint statements are correct.

signed a lease on 1/29/16. Have had major plumbing issues and as of 3/7/16 I have no AC unit.I signed a lease with marathon on 1/29/16. 3/1 my upstairs tub started leaking onto my kitchen ceiling. the plumber came over, looked at the tub and put a hole in the kitchen ceiling and left it like that for days. Around 1/6 I notice water leaking in the front of the house. The plumber came over on 1/14 to fix the leak in the tub. I then showed in the water leaking in the front of the house. He said it was a piped that was burst under the house. I also informed him that we had no hot water. he said it was because of the pipes leaked the water under the house. Monday morning I walk downstairs and water was coming up from under the floors as I walked on them. I called Marathon and someone came out the next day. The plumber told me that the water was leaking from under the house. The next day they tore up a large amount of my kitchen floor to look for the pipe. At this time after I have been without Hot water for 10 days, the water has to be cut completely off. The plumber called me and asked me if I had any where else to go. I told me no. the worked on the issues for 2 days. He then told me it would take 2 more days because it was several pipes that burst and they needed to get the part the next day. The whole the dug up in the kitchen was in front of the refrigerator, so we had no food or water. They finally got the pipes fixed and hole closed. While all this is going on I have NO AC unit. I told then on 1/1/16 that I didn't have a AC unit. He told me that they knew that, and wasn't going to put one on until the Summer months. The lady that showed me the house texted me and asked me do I even need a AC unit. I couldn't believe they would rent a property, and tell the tenant, they cant get a AC unit until it gets super HOT outside. So I have been here a 2 weeks with no hot water, 1 week with no eater at all, and over a month with no AC.Desired SettlementI called and asked if they were going to accommodate the March rent since I had so many issues. He said no. By law I asked for a AC unit on 1/1/16 and still haven't received one. Everything concerning the broken pipe(s) is taken care of. The owner of this property spent over $3,000 to get this done as fast as possible. She has heat and it is working well. She has hot water. The tub is repaired and no longer leaking. Even though we explained to her that the AC unit cannot be properly set until the temperature is 65 degrees or higher, she still wants it put in. So we have an HVAC contractor doing that in the next few days. We are also getting her a garage door opener and sending someone out to take care of a toilet leak. Since she had to stay 3 nights in a hotel, I asked her to get me copies of the bill and I plan to call the owner and recommend that she be reimbursed for this expense.
