On June 14, at approximately 3:pm, our site Caretaker [redacted] received a call from Mr [redacted] regarding a draining issue with his apartmentA work order was issued immediately and sent to the maintenance technician, Stacy C***Stacy discovered that the drain was slow due to hair that was found at approximately feet into the drain pipeOur standard policy within our lease agreement on page of 5, paragraph Maintenance and our standard addendum page of paragraph 4.bRepair and maintenance, specifies that the tenant is responsible for all stoppages in their plumbing linesThe move in condition form which was approved by the tenant also specifies that the unit was turned over to them in a newly renovated condition with no issues with the plumbingTenants have a seven-day period after their move I n to report any issues which may not have been noticed during the move in inspection Nothing was said after the move in.Mr [redacted] claims he was never told that he would be chargedThe written documents state that the tenant is responsible, however at the same time, it is our policy to respond as quickly as possible to tenant requests for repairs.The drain line which was cleared only services unit C, therefore any items taken out from that drain would be the responsibility of the tenant, their family members, or guestsTherefore, the charge for clearing the line was sent to Mr [redacted] and if not paid will be deducted from his security deposit as an outstanding balance upon his move out which is scheduled on September with a move out inspection on October at amWe have included copies of the instructions for the move out for his informatin to follow.Thank you very much for your time and should you have any further questions please do not hesitate to contact me

responding to the complaint written by [redacted], regarding the property at [redacted] 2nd floor, St. Louis MO. XXXXX, case [redacted] .
I would like to first explain that the owners of the property hired my company to lease the property at [redacted] floor, St. Louis MO. XXXXX. Marcus Property Management, LLC has no ownership of the building, nor do we make any decisions regarding the funds that [redacted] submitted to our company, which we hold on behalf of the owners. In this situation, our firm held these funds in an escrow account until a directive was received from the owners of the property as what to do with these funds.
[redacted] contacted our company in mid-September 2015, regarding a property we advertised for lease. After talking with [redacted] about the property, she wanted to lease the apartment "sight unseen". However, I told her I wouldn't do that, unless she had a representative tour the property on her behalf.
After I met with [redacted]'s representative, she agreed to enter into a lease on September 24th, 2015. At that time, the owners of the property took the 2nd floor apartment off the market until [redacted] took possession on October 31, 2015.
Shortly after moving in, [redacted] claimed that she could not live in the apartment because she was experiencing respiratory problems due to mold in the 2nd floor apartment.
The owners of the property immediately hired a mold testing company to evaluate the mold conditions of the 2nd floor apartment and on November 13th, 2015, they received the official laboratory results.
Although the report showed a mold count in the second floor unit equivalent to a ambient mold count found in the normal range of the outside air, the owners have decided to permit the requested termination of [redacted] lease, effective immediately. Her security deposit and first month rent will be mailed to whatever address she provides in response to the notice regarding this decision. All legal obligations among and between the owners, their agents and [redacted] are now hereby terminated and released in full by the actions set forth herein.

Our standard policy within our lease agreement on page 3 of 5, paragraph 6 Maintenance and our standard addendum page 3 of 6 paragraph 4.b. Repair and maintenance, specifies that the tenant is responsible for all stoppages in their plumbing lines. The move in condition form which was approved by the tenant also specifies that the unit was turned over to them in a newly renovated condition with no issues with the plumbing. Tenants have a seven-day period after their move I n to report any issues which may not have been noticed during the move in inspection . Nothing was said after the move in.Mr. [redacted] claims he was never told that he would be charged.
