I am putting in this complaint against RIMSI Corporation because of my living experience at one of their apartment complexes (*** Apartments) in Manassas Virginia. While living in my two bedroom one bath apartment I came to the realization that there was mold growing on the ceiling of the master bedroom closet. I called the front office and they sent a maintenance man to my apartment to remove the mold. The mold quickly grew back on the same place on the ceiling in the matter of a week. I then called the office again and another maintenance worker was sent to my apartment. This man cut out a rectangle around the mold and put a new drywall piece in. Because this was taking place in the master bedroom's closet we had to remove everything from that closet for the work to be done. In doing this, we realized that there was mold on our belongings from inside that closet. We found mold on all of my winter shoe collection (boots etc), on our winter jackets and other clothing, on our suitcase.... Ultimately this was our first encounter with hold bad this mold outbreak had abruptly become in the apartment we occupied at this complex. There was also a notice of mold on a small part of the ceiling in the living room. After this experience, we began taking our belongings out of the other two closets in the unit (one in the smaller bedroom and one in the hall). We began to notice more and more mold on our belongings and on the drywall of the apartment. We noticed a major portion of the side wall in the closet to be filled with the appearance of mold, some at the top corners of the ceiling appeared to have mold as well, other spots in the apartment, around all the windows, and on all our personal decorative rugs and the carpet of the unit. When we finally moved out we noticed mold on most of our furniture and on over half of all our belongings. The couch, the recliner, the mattresses, the bed frames, the nightstands, the dressers... the list continues on in crazy number.

You will find this letter as a response from complaint regarding living conditions at *** Apartments. The same day *** complained about a stain in the ceiling of the master bedroom closet, we inspected the unit along with *** and scheduled repairs. We discovered the boiler pipes sweating and scheduled insulation replacement on the pipes and drywall repairs. At this time, we installed a dehumidifier inside the apartment home. Three options were offered to the leaseholders while the repairs were being made. One option would be to call their renter’s insurance company for accommodations of a hotel room while the repairs were being made. The second option would be to transfer them to another two-bedroom unit. The last option was to let them break their lease without any penalties, with a 30-day notice. The total fees for breaking the lease were $4060.00. The leaseholders chose to break their lease and move. We did not receive a full 30-day notice for the move out date. We did not identify any mold inside the unit or on personal belongings. The residents moved out and did not show anyone items that were supposedly damaged. Upon inspecting the apartment before and after the residents moved out, we did not identify any mold. I feel we accommodated the residents with the upmost customer service and made all the necessary repairs in a timely manner.

For the six months or so, my partner and I, and many other residents, have been infested with bedbugs. We had them about 4 months prior to this, but didn't realize it was bedbugs.

The property management company attempted to remediate with *** after we complained, but they have returned and bite us at night while sleeping. *** is not treating the infestation in accordance with every known protocol for bedbugs.

They are only treating some individual apartments in the building, not all of them at once. Bedbugs commonly migrate between walls to other apartments within a 20 foot radius. So unless the whole building is treated, they will never be remediated. I am certain a professional company like *** informed *** of this.

To make matters worse, our rent was raised, when it should have been reduced until the bedbugs have been remediated. This failure to properly treat and remediate the bedbugs in a timely manner is in direct violation of their management contract with the property owners, as well as rental agreements with tenants. Oh and *** housing laws because the dwelling is technically uninhabitable, not healthy or safe.

They are also renting to new tenants and not informing them of the infestations. PLEASE HELP US.
