TO: BBB Fort Worth,... Texas 12-28-2015 Complaint ID: [redacted] The [redacted] project started June 1, 2015 and continued until August 31, 2015. At this time Mr. [redacted] got concerned about slab movement. Mr. [redacted] hired a sewer leak detection company to check existing plumbing. Three leaks were found in existing house waste lines. Mr. [redacted] hired his own plumber to make the repairs. Mark Reuter Remodeling Co Inc. had completed the construction phase of this project. At the time of sewer leak detection [redacted] had the following tasks underway: Master Bathroom tiling had begun, all finish trim work and cabinetry and Interior drywall was completed. Interior painting contractor was ready to begin, but due to the nature of slab leak repairs/demolition, a lot of dust, construction was put on hold in full agreement with owner. [redacted] discontinued work on August 31, 2015 at direction of Mr. [redacted] until slab leaks were repaired. The slab leak repairs continued thru early October. Plumbing lines installed by MMR INC plumbing contractors were found in good working order per leak detection co hired by Mr.***. Mr. [redacted] reported to [redacted] October 5, 2015 that eventual 13 waste line repairs were complete. Mr. [redacted] and [redacted] had job site meeting on week of October 5, 2105 to discuss resuming the remolding project. Mr. [redacted] expressed to [redacted] that he would like us to resume the project as soon as possible, but realized that [redacted] would have to reschedule sub-contractors in order to begin work again. Mr. [redacted] expressed that he was aware that subs were busy on other projects because of the 13 slab leaks delay. [redacted] resumed work on October 11, 2015. At this time the Granite Top was installed. Painting was next to start, but the painting contractor was finishing projects he had started at the present time. Painting prep work started on November 1, 2015. Mr. ***’s home had been vacant for at least three years. Painting preparation was extensive due to rodent/varmint infestation. Tile contractor was on site completing Master Bathroom tile work and kitchen backsplash. November 23, 2015 Tile contractor had completed his scope of work. Painting was ready to begin Oil Based enamel painting. Due to fumes painter was holding off on oil based enamel paint until no other subs were on the job site. [redacted] , the Painter, received a Text from Mr. [redacted] stating the following: HI ***, THE WHITE BLEND IS GREAT FOR DOORS, CROWN, BASE BOARDS, CABINETS, ETC. THE LIGHT BROWN BLEND IS THE RIGHT COLOR, BUT WOULD PREFER EGG SHELL FINISH IF POSSIBLE. The above information was given to painter from Mr. [redacted] to proceed with the finish painting color blends. The Kitchen cabinets were the first cabinets painted on the week of November 24 thru November 28, 2015. Painter proceeded to paint entire project with Mr. ***’s approval of color blends per text. During the painting phase I received an email NOV 28 from Mr. [redacted] stating that he could no longer afford flooring. Mr. [redacted] and [redacted] had meeting soon after email to discuss how the owner wanted [redacted] to finish the remodeling project. Owner stated to [redacted] to finish installing electrical devices and LED trims but no light fixture installation which [redacted] would credit Installation labor to Mr. ***. Also finish the following plumbing, painting, glass doors, provide extra tile, hinges for existing cabinets, remove dumpster, return trim to Fort Worth Sash for credit, and complete list emailed to [redacted] by Mr. ***. [redacted] proceeded to finish all the above work. On December 15, 2015 [redacted] had completed the above work except for approximately three days of painting work. On December 15, 2015 [redacted] asked Mr. ***, on site verbally, if he was satisfied with the above finished work. Mr. [redacted] stated yes. I later received this text on 12-15-15 from owner stating the following: Tuesday 12-15-15 11:22 AM (From MR. ***) ***, DID [redacted] TELL YOU THE ENAMIL COLORS ARE NOT CORRECT? DISAPPOINTED TO SAY THE LEAST. LATER, [redacted] On 12-15-15 approximately 2:00 pm Mr. [redacted] came up to me and [redacted] on site. The Painting Contractor and I begin to discuss with Mr. [redacted] his painting concerns. Mr. [redacted] would not entertain my thoughts about his painting concerns. Mr. [redacted] painted the south bedrooms of this project with his latex enamel paint. [redacted] painted his work with oil based enamel paint. I stated to owner that both his latex enamel and Brigandi’s oil based enamel paint had the same color codes on them. Both latex and oil based enamel paints were mixed by Lowes Store. Both Mr. [redacted] and Brigandi painting purchased the paint separately. Mr. [redacted] would not let [redacted] explain any information about painting concerns. Mr. [redacted] asked [redacted] to leave property. Mr. [redacted] said “ [redacted] You are not welcomed on my property any more”. [redacted] got in his vehicle and left the property appropriately. Painting contractor stayed on the job and finished his work up till [redacted] received punch list on 12-20-15. Painting contractor text [redacted] Friday 12-18-2015 said that he completed work. Painting contractor said the owner was satisfied with his work. Painting Contractor said Mr. [redacted] gave Him a check for an additional $1000.00 over the original painting bid at job completion. On 12-20-15 [redacted] received First of three punch list s from Mr. ***. [redacted] sent return email to Mr. [redacted] asking to send a combined punch list. A combined punch list was emailed to [redacted] by Mr. [redacted] on 12-21-2015. [redacted] completed all items on punch list by 12-24-15 except the following: Scratch on Tub, [redacted] is aware and stated they will repair scratch, lose Window lock, [redacted] is aware and will schedule repair, lines marked color problems that need to be corrected. The painting issues are the only matters left unresolved. The color used for the kitchen cabinets and trim do not appear satisfactory to Mr. ***. The color in the kitchen was meant to match the paint he had used for other rooms. However, he used latex and the paint contractor had to use oil based enamel for the wood cabinets and trim. I do not believe the colors can be matched more closely. As noted above, Mr. [redacted] approved the color used in the kitchen and appeared satisfied with it until his text to me. I do not believe the complaint of Mr. [redacted] is justified. Again, all matters but the paint color have been or are in the process of completion. Mr. [redacted] does owe $4,684.46 on the balance of the project. The color for painting was pre-approved and repainting would come at a significant cost and would not likely achieve the closer match that he is seeking. Mark Reuter Remodeling Inc. [redacted]
