My move-out consult was a missed appointment by the business. I incurred a fee that was neither justified, financially abusive, and skirts legitimacy.

It certainly should not have taken several phone calls (ranging from being deliberately hung up by staff persons to being on hold for 11 minutes to only result in being disconnected), several voicemails, several certified mailings, and a consistent correspondence with a real estate attorney, for minimal clarification as to the “move-out bill.” I received the requested photographs of an apartment unit that I can presume was mine (and inaccurate as the photographs were dated during the time I resided in my unit) and an invoice for the cleaning fee.

First, I was told in-person and via text message, and as endorsed by the prior Google reviews, the outside cleaning crew charges $25 an hour. This is false: They charge $18, not $25 an hour. Note, one unit was erroneously overcharged $18 (2 employees x 2.25 hours = 4.5 hours not 5.5 hours). My charge was $100, but yet, the invoice indicates $90. Did they round up, is there a fee? Second, you will be charged for things like "moderately dirty blinds" or “minor dust”, which, should not be a contractual/legal responsibility of the tenant—there is a degree of reasonableness of cleanliness. Third, there is no evidence Helping Hand Cleaners LLC exists or is a cleaning crew independent of Market Square Apartments—this is highly suspicious. Try to contact either phone number. Wisconsin state law suggests tenants are only responsible for outside cleaning crews, yet, the address does not appear to be legitimate and seemingly located adjacent/within Market Square Apartments.

The invoice that he received was the invoice received
from the cleaning company, which is why it indicates that we charged only
$18.00. We up-charge to $25 to compensate for the supplies that we supply
our vendors to perform the clean of each unit. We also looked at his unit
inspection, and the photos attached indicate that the cleaning charges are
valid.I also confirmed with our Maintenance Director that the company was
legitimate, but they may have gone out of business which is why he can’t find
them.

[First, contact with Helping Hand LLC was conducted as soon as the bill was received in September 2019. Unless the company dissolved within days of receiving the bill (unlikely), the response supplied is insufficient. In fact, contact was just made to the company, suggesting it is still in existence. Further, is this an external or internal company? No responses were clearly indicating such. If the former, where is Helping Hands Cleaner LLC located? Because the address provided does not exist unless the facility is located underground. If the latter, Wisconsin law states that the tenant does not bear the financial responsibility of those cleaning services.

Second, supplied is the first page of the inspection sheet dated 07.02.19--when I was still residing at the unit. In other words, a move-out inspection was conducted while I was in the unit. Because these photographs are linked to an inspection conducted on 07.02.19, a day I was still in the unit, the cleaning charge for a move-out are invalid as I had not yet moved out.

Third, charging inconsistencies. It is difficult to make sense of a cleaning company charging $18 an hour, but the apartment complex "upcharges" to $25 an hour to compensate for cleaning supplies (...for a cleaning company?), while the working hours remain constant. If this is the case, then, each tenant actually owes the apartment complex money? This charging scheme boggles the mind and needs more clarification, especially since, left unaddressed, is the existing miscalculated charge for Unit 1201.

It is clear that the apartment complex/representative/respondent misunderstood the complaint.]

The company that we utilized was an outside contractor, so all I can say to your concern is that they are a legitimate company. If you would like their current information, you are welcome to attempt to contact them directly regarding their current status.

Regarding the cleaning charges, we as a management company have the right to set our own cleaning prices that are competitive in our market to cover all costs associated with cleaning units once a tenant vacates. If you would like to pursue this situation further, we support decisions to dispute charges in a court setting if that is the route you wish to take.

[Jane,Please review these exchanges together with the supporting evidence I have submitted thus far.

I am appalled this type of deceit is being tolerated considering my supporting evidence.

It would be best to conclude this complaint by being reimbursed the original amount contested, $100. This mob-like charging technique is a blanket charge with no justification.

Again, this business has consistently been blind to my complaint.

It is becoming tedious to respond to mistruths continuously. Because the reality is, the business will continue to write mistruths with impunity, avoids addressing the evidence directly, and instead raises irrelevant evidence.

The invitation to court is preposterous. This business has consistently demonstrated that they can lie, in turn, commit perjury. These interactions support that they will blatantly ignore the evidence. Additionally, just like with my scheduled move-out inspection, this business will fail to show up.

These lies include the following: 1) They just now have already lied about the cleaning company being “out of business.” A business that they stated in the previous response as “out of business” is now in business?; 2) The photographs are linked to a date when I was in the unit. How are these move-out pictures when I have not even moved out?

Please refer to the invoice I previously provided (5 working hours; $90) and compare it to the text message exchange with the property manager who states 4 hours of work was completed…why are the working hours different? What explains this discrepancy? Is this even my apartment? At the time of the charge, I pointed out to the property manager of the erroneous application of a filter replacement (see attachment of text message). None of this makes sense.]
