Horrific
I’ve been through hell and back to say the least with your management company. It’s a brand new townhome. I went without power for a week among a long list of other issues. I have currently been without running water for a week. My neighbors have water. I’ve put emergency tickets in every evening and they just close the ticket. I’m at my Wits end. I haven’t been able to live here for a week, no laundry, dishes, shower etc. I’m out of options besides calling the housing authority the news or a lawyer. It’s illegal to leave a renter without water. Please advise asap

Breach of their guaranteed lease program
I'm currently the landlord on a guaranteed lease. The company has started to try and defraud me out of my money as they have a tenant living there for free. I haven't been paid in two months and it doesn't look like they will ever pay or have the tenant removed, They need to be sanctioned for millions...

Honestly would give less than 1 star if I could. We rented from this company for 4 years. The rental process was fine. The house was not cleaned when we moved into it so they offered me a $200.00 credit off my first month rent (to clean a 2500 sq foot house, how kind??) When we moved out, we had carpets professionally cleaned and provided a receipt for this service, (but was charged over $300.00 to have carpets cleaned out of our security deposit) cleaning company come out to professionally clean, etc. The yard was left in better condition then when we moved in as the grass was completely dead. We left it in much better shape (alive) and I was charged $150.00 in lawn maintenance out of our security deposit? They also charged me over $500.00 to patch holes and paint. There were ZERO holes and I was not even provided a description as to where or what needed to be fixed after their inspection or how they came to this cost. We were also charged $20.00 to replace a furnace filter that WAS REPLACED AND BRAND NEW 2 days before we moved out. I cannot say how disappointing this truly was, I honestly feel very taken advantage of and I would 100% recommend looking elsewhere for a property management company or leasing from this company. $2100.00 security deposit turned into a $400.00 refund. You want to believe that there are good people/ companies still out there, this is defiantly not one of them.

This is a great company! Carol is great to work with. I will certainly doing business with them again.

Marketplace homes was a horrible rental management company. We had to get out of our two year deal with them because of the horrible service we received from them. Who holds on to rent money for 15 days before giving it to the landlord. We own property that they were managing and had do relieve them of there services, or lack of service. Promises were made by marketplace homes but we're never kept. We finally worked directly with the tenant so we can resolve issues that market place was supposed to handle.

DO NOT DO BUSINESS WITH THESE PEOPLE. I trusted them with the home I lived in for 8 years. Never had one police call or hostile incident. After renting to MPH and their subleased tenant my home was shot at. MPH tried to blame it on the neighborhood, however no other house was involved and or shot at. I asked the immediate neighbors and the detective assigned to the case and they did not confirm any violence, gang activity or random shootings in the area. Apparently MPH just took the tenants “word for it” and didnt even bother to even look at a police report. The tenant moved right after the shooting and MPH stopped paying and did not inform me of the vacancy or shooting until a month later when I contacted them after not seeing payment. MPH Abandoned the lease and left me high and dry and behind on my mortgage unexpectedly. To top it off their tenant left my house absolutely filthy with over 7k worth of damages(Photos in link below). After their own inspector assessed these damages and the amount, MPH only offered me a 1k deposit return and abandoned the lease. Rent to MPH if you want a company who will leave you with thousands of dollars worth of damages, abandon the lease, and you may not find out until you're behind on your mortgage already. Now I am stuck with an unexpected mortgage and may lose my home. I have had a business relationship with MarketPlace Homes since May 2014. My builder entered into an agreement with them to manage my property so I could purchase a home. Within the last year of this contract MPH has done a poor job in managing my property. The last family that were in the home had difficult in paying the rent beginning in June or July of 2019. They were either late or did not pay the rent for the remainder of the year. I was told that they an eviction judgement against them, however, they were still in the home in Jan 2020. I contacted MPH several times b/c I knew the contract btwn MPH and my builder would end 4/30/20. At that time, I have the option to enter into a contract with MPH myself, which I planned to do. I knew the tenants were not paying and I wanted to get them out of the house and get new tenants so I would not be in a situation where I would have to pay two mortgages. I was informed that a writ was issued, but do to bad weather the tenants could not be evicted. In March of 2020, I went to the home, determined the tenants were no longer there and informed MPH. An inspection was performed by MPH. The home is in awful condition. A lot of work has to be done before I can rent it out again. MPH gave me a rough estimate of $6,000. Per contract, they are only responsible for up to $1,000. I have decided to take the property back and get the home repaired and will not be entering into a contract with MPH. I've been informed that I will not receive rent for the month of April b/c the home is not in a liveable condition and I will not receive all of the security deposit b/c the cost of inspection and changing of the locks will be deducted. Under normal circumstances, I would not have an issue with the $1,000 cap on expenses for MPH. I also recognize they have lost money b/c the tenants did not pay. However, I feel that they should have more financial responsibility as they allowed the tenant to stay in the home for 8-9 months without paying. It doesn't take almost a year to evict someone. Also, my original contract dated in 2014 does not mention that I would not receive the security deposit in full.

The tenant may have not paid MPH, but MPH paid the Homeowner every month at their own expense. Whether someone pays their rent or not doesn't indicate if a home will require more repair or not. That is a risk any homeowner takes with renting their home.

A Security Deposit after move out gets used to cover any lost rent prior to covering damages. MPH did pay the $1000 to the homeowner.

MPH will not be giving back anymore monies to the homeowner.

I would like it noted that MPH paid me even though the tenant did not pay the rent b/c that is the type of contract the builder has with them. They didn't pay me just to be nice. The builder also paid MPH to enter into the contract.
Per this resolution, they have decided to send me $1,000, which I will accept. I'm sure I will receive that in a few days. But my complaint is not about the money. It's about the lack of responsibility that MPH feels they have in this matter. They chose to allow the tenant to stay in my rental property for at least 6 months without paying. Therefore, any monies lost was a result of that decision. As stated in my original complaint, I had to inform them that the tenant had vacated. No one had even checked despite me asking. I have several emails in which I inquired about the tenant still being in the home and the concerns had regarding that. They were clearly negligent in managing the property.

They are the worst company I have ever worked with!!! They take your rent by bank account every month! They say there is a five day waiting period but because it’s automatically taken from your account there is no five day grace! At the end of my lease they told me they do not take security deposit for last month rent ! My lease has been up but because of corona pandemic I am stuck in this house, the company took it upon themselves to try and st my gas off when I called the gas company they said they requested a shut off but they couldn’t do it because of corona and because they didn’t have another account lined up! Because of corona I called and asked to pay month to month they told me no but as of yesterday they emailed me and said they will be charging me for rent and 100 fee to have a person come and check after I leave! When I first set up my account I had to have a co-signer so my mom co-signed but because she co-signed they set up for my rent to come out of my moms account! So I had to zelle my money to my moms account it was so stupid! My mom passed away in October and her account was then emptied to be put into a estate account as she didn’t have a will prepared! I called the company to give them my info told them the other account has been shut down there is no more and the next week they never took it so I called and they said they took it from my moms account so I argued because now they wanna charge me a late fee and wouldn’t let me pay because since they take it automatically it’s now a 3 time process because it didn’t go thru ! I said so now u guy have to charge that account three times and rack up late fees? She said yes I talked to upper management and they said because I didn’t call a month earlier it takes a month to change things! So that put me really behind as I occurred over 400 in fees on top of 750 for my rent!!! Meanwhile they were sending eviction letters! This place is a joke they are out to just get money and charge fees up the as!!!

Do not do business with these people, we told them the homeowner kept breaking into the house we were renting and they did nothing. They stole our deposit even after the inspector said that there was no damages to the house after we moved out. They rarely answer phone calls and take days if not weeks to respond to emails. For a realty company they are always on vacation and hard to reach to resolve issues. Worst company ever. DO NOT DO BUSINESS WITH MARKETPLACE HOMES.

Renter Beware. It was fishy from the showing no one showed up to on, I should have seen the signs. When we moved in the house smelled of dog urine, I was asked if I noticed it when we viewed the house and was told they had to "check the file". Upon moving out they tried to get an extra month of rent. To top it all off I had to sue them after they kept a large portion of my deposit. I won the suit and they still refuse to pay.

We hired and leased our home to Marketplace Homes (referred to as MH throughout). Market place homes subleased the property at *** beginning 3/2018 to a tenant named ***l. Ms.l leased the property per the agreement for two years and decided to vacate the property on 10/31/2018. We were told by Property Manager Amber *** that the tenants paid a deposit of $1000.00 to go toward any incidentals that may need to be repaired at the property unpon move out. Upon the tenant moving out MH sent an inspector out to the home and a number of items were notated to be repaired. The total estimate agreed upon total approx. $1100.00 worth of repairs which should have deducted from the tenants $1,000.00 deposit made at the time of the lease. It was also stated by Ms. that the tenant paid an early termination fee equal to one months rent of $1,200.00 to MH, this should have covered the rent for December 20, 2019. However, we received a payment from MH in the amount of $158.00 and the remaining December rent in the amount of $1,042.00 is being held by MH and we are not being told why. We have repeated email Management Jon Wilson and Mike Kalis and neither Senior Management has responded to our complaint and we have been sent bacto speawith the very Property Manager we are complaining about. This is not good business!!! When a person complains about a property manager and their worethics, the company should care enough for Senior Management to get involved.

Good Morning,

Upon Resident Move out there was an inspection conducted and damages that totaled over the $1k in damage coverage through Marketplace Homes. The Owner approved $225 in repairs that they were responsible for, but waited 20 days to give our Property Manager authorization. There were 20 days of rent held as Marketplace was not going to pay the Owner Rent for days we do not have occupancy of the Home. The Owner was prorated for 10 days in Nov that they WERE eligible for which totaled $383. When the $225 of approved repair work was deducted from that $383, it left $158 that the Owner was funded Rent. The Owner then decided to take their home back and out of our Management, so there was no more rent funded.

It is unfortunate that our Relationship ended not on a great note, Marketplace did fund the Owner for days we had occupancy / possession of the Home, and we also funded the Owner for the $1k in damage coverage. There are multipe saved emails between the Property Manager and the Owner. Our Property Managers own their Territories and know the ins and outs of the move-outs they are working on. The Owner cc'd *** on multiple emails to Amber Benak the Property Manager who was replying and communicating. Amber continued to reply, so *** did not reply yet communicated internally with Amber. The Owner just did not like Amber's answer and wanted to try to get a different outcome going above her, but Marketplace's stance is not changing.

This company is absolutely HORRENDOUS when it comes to selling your property! Had I not been locked into a contract with them where they had rights to selling my home for days, I would have cut ties and ran as fast as I could in the opposite direction! To start, I was assigned a realtor, who I never once met! Let me repeatNEVER MET! My listing went live on a Friday, and I never heard a word fr4om her until my first offer cam in, the following Wednesday! She did an absolute ***-poor job of negotiating my home with the buyers agentAlthough, how could I expect her to go to bat for me, when she's never even seen my home?! That's right, she never even once stepped foot on the property that she was listing!! This was the first time I've sold a home, so I was unaware of many of the costs associated with sellingI only knew of the realtor commission'sShe failed to tell me about the roughly 2% in additional closing costs that I will need to pay! Had I known of the additional costs, I would have never settled for the price I did! To top it all off, she never even showed up to the closing! Like I said, still to this day, I have never even met her! She did a terrible job of communicating with me during the negotiationsshe was texting me the whole time, instead of meeting with me, or at least speaking to me on the phone! Because of this, several very expensive pieces of furniture that were only supposed to be in my FIRST counter offer, ended up on the purchase contractAlso, of which, she never even discussed with me! All in all, run from this company! Sell it with someone elseOr, sell it on your own! I will never use another realtor again! I'm closing on a house as we speak, and neither the seller, nor myself used a realtorIt's super easy! All the documents you need are online, and then the title company and your lender take care of the rest! As far as the Star Rating, I feel like they owe ME a star!! I'm familiar with the issue We're happy to break the lease but would simply ask things;1) you release the complaint as nearly everything in this complaint has been challenging due to the owner2) cover rent until you're able to move out.Does that sound fair enough?
