Review: My husband and I completed an application for a rental property listed with Marshall Perry Inc. Prior to completing the application we explained that our credit was very challenged due to medical bills from our special needs children as well as credit card debt from when we attempted to make payments on the medical bills. We explained that we were in the process of filing bankruptcy and asked if they would still be willing to work with us on a rental property giving that information. We were told that we would never know unless I applied and encouraged to apply. So we completed the application paid the $40. We were called back once to ask what one of the entries on our credit report was from. I explained in detail and was told that we should have an answer by the following week.It has been over a month now and still no reply. I have called, my husband has called, and we have sent emails requesting some type of response. On their website they indicate that if the answer is no, we should receive a letter stating why in the mail. We never received anything. In addition when we completed the application we were told that they would be willing to provide us with a copy of our credit report so if we planned on applying at other agencies we would be able to provide our own credit report copy and avoid our credit score from being lowered each time someone runs our beacon score or report. Despite our many attempts to contact this company they have not called back, emailed, or mailed us a letter with any type of reply. I am upset that they would call themselves professionals and conduct business in this manor. I feel that they only encouraged us to apply in order to collect the $40 application fee knowing full well they would not have worked with our credit history or situation. The home we applied for is still empty and available for rent. I can only imagine that this is to continue collecting the application fees and never respond to the applicants. A quick way to earn a buck.

As professionals we constantly strive to conduct ourselves with the utmost professionalism and continually abide by a code of ethics in our dealings with our customers and vendors.

This family had serious credit issues (understandably so in light of their situation), and we were doing all that we could to accommodate their situation all while ensuring we use a standard protocol to abide by fair housing laws.

In this instance we had two applicants at the same time and the other family had better qualifications (credit & income) and the property owner chose those applicant's over this applicant. I do understand that the process took a bit longer than normal due to the fact that the property owner's husband was having major health issues and was in the hospital for over two weeks in ICU. Additionally, we had delays in obtaining a rental reference from the current landlord, which I ultimately used my professional contacts to obtain a reference from another source in respect to this family. We actually tried really hard to make it work for them. We did however rent the property to the other family; it has not been sitting vacant.

Nevertheless, on May 30th we did send out a letter to inform the tenants they were not chosen. We have never received any email or phone call from them requesting any information and we assumed they received our denial letter. Unfortunately we do not make any money from our application fees. They cost us $17.50 and we charge our applicants only $20 so we are definitely not getting rich off of the collection of those fees.

Our business is to rent properties and when they sit vacant we are not making any money. If we could have worked it out with this family we would have so we could have profited rather than have it sit vacant making us no money.

I am sorry that this family did have a bad experience with our firm as we strive to provide quality service for all who come in to rent from us, and we would've gladly provided them copies of their credit reports had they simply asked. Since I am just now receiving this request for the credit reports I will gladly place them in the mail to their address as listed on their application (the same address that the notice of denial was mailed to).

I apologize that they felt they had a bad experience with our firm, and we will look to our internal procedures to see how we can continually improve ourselves.

The copy of our credit reports arrived in the mail today as promised. Thank you you for following through with what you said you would do. I just wish it didn't have to go to this length in order to get a proper reply.
