to pay for the annual Maintenence Fee. Any other fees are for additional items or services which are optional. Such as Sodas, Candy Bars, Cottage Rentals, Snow Cones, bringing Guests, Parking a Camper, etc. Use of such facilities as the Lake, Swimming Pool, Horseshoes, Playground, MiniGolf, Fishing, Paddleboats, Nature Trails etc are free.

We agree to maintain the facilities, as per the contract, regardless of often you choose to visit.
"After Hurricane Katrina this resort turned into a glorified trainer park with permanent residents adding rooms, porches, trash around trailers, etc. that are not in keeping with a "resort". This park has changed from the original concept that was presented to us when we joined."
Hurricane Katrina had a huge affect on Martin Lake Resort. We were in a unique opportunity to help those people who were most devastated by the worst natural disaster our country had seen in decades. Many displaced people were placed in FEMA trailers and we did accomodate many of those in need. And while we tried to keep up the standards we had always had, some felt as though we had digressed. However, this period lasted for about a year and a half before those displace were able to get back into their homes and apartments. Our concept has not changed. In point of fact, there were some permanent residents present when we purchased MLR over 20 years ago.
"Upon purchasing our membership, we were never told that this membership would extent to perpetuity. We were only told that we would not have to pay another initiation fee as long as we lived. That is a long way from saying that we must pay until we die. "
Everyone is told our memberships are willable, sellable, and transferable . The only way this is possible, is if there is no expiration. It can be willed or sold 20 times and the value will remain intact. All we ask, is that the membership is maintained by each individual owner. Memberships can also be cancelled, however there is a fee to do so.

We feel that we should not be held to this since the concept of the park has changed since we joined. We have paid them enough money over the years without the use of their facilities and should be allowed to resign our membership at no cost. They sent us a hand written note on our last statement that they were getting ready to turn us over to a collection agency for maintenance fees not paid for the last couple years. We feel that we were deceived and these tactics should be strictly against the guidelines of the US Federal Train Commission."
Everyone receives a copy of the contract. The contract clearly states the conditions of the agreement. Mr. [redacted] signed the contract. If Mr. [redacted] has not been sent to collections, he may call the office and fill out the cancellation agreement, pay the fee, and any delinqent fees, and his membership will be cancelled with no further obligation from either party.
