My experience with MPM was short lived but positive. I turned to the company for help renting and managing a condo that I own. As it happens, someone offered to buy the property from me very shortly after I entered into a relationship with MPM, before a renter was found. All my dealings with the staff were easy and pleasant, and I felt that my property was in trustworthy, capable hands. If I were to find myself in need of a management company in this area again, I would turn to MPM without hesitation.
Very disgusted with this management company. I gave them time to fix the issues in the house and I dealt with Ted's ignorance. The only thing this company is good at stringing people along and collect any money. I was told after being in the contract for over 2 years. That he would not allow my 60 day notice to move and that he was going to make me pay the rent for the entire year. He also was very ignorant and told me I should have read my contract. When he should have. He tried to make me stay in a year contract for 3years. Ted is very belittling and he showed me what type of business this really is. When I requested for things to get fixed in the house. I was told I'm on section8 he only fixing what the inspector require, I almost lost my voucher because he wanted to paint over problem pipes the inspector wanted replaced. Since the toilet kept leaking over the kitchen stove where food was prepared. When I moved out the landlord took all but $195 of my security deposit. Ted and Stev
Ted and his team at Maryland Property Management (MPM) rented my property in a record time of three weeks. I like the tenants he found me. He was very thorough and responsive to my questions. I will use him again in the future and I recommend him highly.
This is an extremely unprofessional company that lies to it's tenants, and commits illegal and unethical business practices. They do not perform necessary repairs on your property until you pursue legal action. In addition, there was a recent incident where we mailed a personal check to pay our rent. [redacted], the company manager has previously accepted these payments. We received a call from a rep. named [redacted] stating, "they do not accept personal checks". My wife immediately brought up a money order to the office for the same amount, and gave that to another rep. [redacted], who handed my wife back the same personal check. The next day my wife checked her account and found that Maryland Property Management processed the check, and the money had left her account. This was illegal and unethical because they specifically told her, "we can not process personal checks." On top of that they got paid twice in the same day because we brought a money order. No one ever told us they processed the check, and when confronted they tried to blame us and say we should have put a stop payment on the check that they said they can not accept; which would make absolutely no sense if they can't accept it. As you can see this company is completely dishonest and will rob you blind.

First, professionalism is a must. The company must know the business, be reliable, and respond promptly to both owners and tenants. No one does better than MPM in this category.
Second, conduct business honestly. Whether it is placing a tenant, cutting grass, or making a repair, homeowners should be able to trust their property management company. A property management company must be honest and trustworthy. MPM is just that. The repair work and other services I have experienced have been top notch. The prices were competitive and the work was honest. Other companies tend to make a great deal of money by overcharging their clients for these additional services. Worse than that, they tend to dishonestly lead clients into using certain services which are not in the best interest of the client. MPM is honest, bottom line.
Third, actually manage your property. Managing a property is no small task. It starts with finding a reliable and responsible tenant. That is not as easy as it may sound. Let a company with the right business knowledge, skills, and experience do this. It is a small price to pay to have a great tenant. It can reduce your stress and prevent undesirable situations. Additionally, you might find other companies attractive until you need them to do more than collect rent. Let's face it, renting a property is not as simple as it seems. From legal paperwork to business skills, it is a job worth hiring a professional to do. Hands down, go with MPM.
