[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed Administratively Resolved] Complaint: [redacted] I am rejecting this response because: We had over professionally licensed roofing companies state that this damage is not new and the roof has been leaking for years I have the documentation to prove this Now me and my wife, my daughters and newborn son have had to deal with replacing a roof that was clearly missed by the home inspector MrA [redacted] We would have never bought this house had MrA [redacted] 's inspection had noticed that there was damage done not only to the roof but also the attic evidenced by black wood that he also noticed when he came back to our house on several occasions after we purchased the home MrA [redacted] promised us that he would have this replaced Now MrA [redacted] has went back on his word As a professional that I entrusted to the well being of my family, MrA [redacted] should have noticed this roof that was in bad condition It is evident that MrA [redacted] knows that he missed the fact that the roof was in bad condition by the times he came back to the house I will not accept this and neither will my family Regards, [redacted]

I am aware of *** ***'s ComplaintDuring the inspection, I inspected the roofThe inspection report revealed that the roof was in satisfactory conditionThe roof was inspected from the ground with binoculars and from the atticThere were no indications of any past or present leaksThere was
no indication of water leaks along any of the second floor ceilingsAll of the roofing shingles were intact at the time of the inspectionIn addition the roof was approximately years old, showing usual wear and tear for a roof that is years old.On or about October 3, *** *** and his wife inspected the home as a final walk thru before settlementThe settlement was sometime during the first week in OctoberDuring that inspection **and *** *** discovered a leak in the second floor bedroom ceiling and determined that the roof was leakingThey informed the agent of the roof leak, who told them to go ahead with the purchase and that the roof would be taken care ofThis information was provided to me from the ***'sOn October 5, 2015, the ***'s contacted me and informed me of the roof leaking and I came out and inspected the roof as a courtesyI did inform *** *** that if I missed something during my inspection then I would have to correct situationHowever I do not feel that I missed anything during the inspection.The inspection was perform on July3, On or about Oct 1, 2015, the *** contacted me regarding the roofI re-inspected the roof and found that the roof was leaking from the ridge ventIn addition, I also found that the roof had sustained some kind of weather related damage to the top portion of the roof as evidenced by the missing roofing shingles along the top peak of the roof, and the damaged ridge ventThere was no damage along the back side of the roofThis damage occurred on the front side of the roof, during the last two weeks of September when there were two high wind events in the area of the home.**and *** *** performed a walk thru inspection prior to going to settlement a day or two before going to settlementThe ***'s knew that the roof was leaking before they went to settlement instead and instead of contacting me, or the owner to inform him of the roof leak, *** *** informed me that although they knew of the leaks before going to settlement, that they had no where else to live and had to go to settlement.**and *** *** had an opportunity to bring the problem with the roof to the buyer, but decided to go ahead and buy the house and then expect me to buy them a new roofAlso, it states very clearly in the contract signed by *** ***, that my inspection covers the day and time of the inspection, I do not guarantee nor warrantee any item in inform me of the condition of the roof.*** ***'s roof does need to be replaced because it did sustain some damage after my inspectionThat is why there are so many roofing shingles that are missing from the roofAt the time of my inspection there were no missing shingles nor were there any leaksThe house was built around which would make the roof approximately years old, which is within my estimate of the roof being years oldWith out being damaged the average roof last approximately to yearsThe roof, showing no signs of damage, or leaks could only be classed as satisfactory, not excellent but because of the age, instead just satisfactory.*** *** wants me to pay for a new roof on his house and I refuse because the damage occurred after the inspection and he and his agent knew the roof was leaking before he actually purchased the home, days after the inspectionNow he wants me to buy him a new roofAfter conferring with my attorney I refuse to pay for anything regarding *** ***'s roof* *** does not realize that the roof was damaged between the time I inspected the roof and days later when he did a walk thruThe purpose of the walk thru is to see if anything had changed in the home between the time of the inspection and a few days before he goes to settlementThe house had changed because of the recent stormsThere were missing roofing shingles and the ridge vents had pulled away from the ridge*** *** failed to contact the owner and tell him his roof was damaged, instead *** *** wants me to pay for his roof* *** should have contacted the owner before going to settlementI performed my inspection on July 3, *** *** purchased the house over days later*** *** should have had the house re-inspectedA lot can happen in days.SincerelyJerrold A
