October 6, 2015To Whom It May Concern;I am in receipt of letter dated October 2nd In response to this complaint I would like to state the followingBack on July client was assigned to us through a program called *** *** ***, We went and schedule a site visit to where
our Estimator met with client and did a walkthrough of the work they wished to completeOn July th we presented client with our estimateOr August 5th *** *** replied to me with the *** estimate to which she informed me that she wanted to see if we could proceed and do the repairs for that priceAt this point it was noted that insurance was only covering certain repairs and not all the repairs that we had suggested be doneOn August 7th 2014, after presenting our estimator the *** insurance estimate I wrote to client stating that yes we would be more than happy to do the repairs for that price but to please note that the exterior repairs were not being covered and it would be something they needed to pay out of pocketOn August client proceeds to email and inform that they wished to proceed with the repairs and when we could get them on the scheduleShe also stated on this email that they were going to hold off on the exterior repairs and that they would only like to do the repairs that the insurance coveredOn August 13th I emailed client trying to get better clarification on the numbers since they had already been given a deductible and I just wanted to make sure that she knew the exact amount that would be coveredDifferent emails were sent back and forth to which will be attached to this letter as wellThese were questions about carpet cleaning and the contract that was submitted to client for reviewOn August 28th client proceeds to email me stating that they wish to do the deck flashing repairs.Around mid-August *** *** calls our office explaining to that there was water sipping through and that they had mold growingHe also mentioned that he had another contractor come in to whom had informed him that the deck flashing was done incorrectlyAfter this statement it was informed to client that that couldn’t have been possible but that we would get a supervisor out to do and inspection to see if that was the caseOn August 18th our supervisor met with *** *** and during the visit it was noted that the deck flashing was done correctly and this was explained to client on this visitTo further demonstrate this we scheduled a water testOn August 25th we proceed to conduct a water testWe informed client that if the damages were actually being cause by the deck flashing then Master Piece Builders would take care of the repairs at no cost to himThe water test consists of water being sprayed around the affected area to see where the water is coming throughPart of drywall and the insulation from the wall above the sliding door in the basement was removedAt this point it was found that the water was coming from underneath the door thresholdThis was rotten as well as the ledger board and the subfloor underneath the up stair sliding doorAfter we had the results we explained the finding to clientSince it was noted that the water is actually coming in from elsewhere the repair would not be covered or done by usAll of this was explained to client and unfortunately in order to find the source of the leakage the drywall and insulation had to be removed.Drywall hole made in order to determine where the water was coming in, This is above the basement door.This picture shows where the flashing is installed and siding.Bottom of door shown to where it has curved.Per conversation we have had with our Supervisor there was no point in time to where we informed client that the deck flashing was done incorrectlyIn addition we are also submitting the deck details from Prince William County to where client resides and if you can take a look: at page figure & shows you the County regulation on how the Deck Flashing should be installed propertyAs a Contractor we are aware of these regulations and would not install it incorrectly knowing that there are guidelines that need to be followedBelow you will find page for your review.Now after inspection was completed we recommended client to contact his insurance company and we sent out an email with the findings along with our recommendations on August 26th We also attached photos so that they could see for themselves exactly what was foundOur recommendation was the following: In order to repair this we will need to detach and reset the sliding door in order to flash the door properlyAlso we highly recommend replacing the ledger board because as of right now the deck is being held by the aluminum siding on the section where the ledger board has been damaged.We are also submitting estimates, our 1st estimate that reflects the site visit that was completed and also the *** adjuster estimate as well as our contract for your reviewPlease note that at no point in time we called client a liar nor did we say that we did not do the drywall openingIt was explained to *** *** that unfortunately we would not do the repairs of the drywall or the door repairs because it was not our fault or the deck flashing that they stated that we installed improperly that caused these damagesTherefore we should not be accountable to do the repairs for something that was not caused by usIt is clearly that the door from the upstairs was installed improperly and with time leaving them with this issueAs for client stating our unprofessionalism, in all honesty since day one after receiving client’s call of leakage, we schedule site visit and even did water test to determine the sourceWe have cooperated all the way with client; it is unreasonable and improper for client to state that she was laughed atThat is not part of our work ethic and we would never do something like that to disrespect our clientsIt is unfortunate that this has escalated to this but as you can see and by the information presented above can determine that here at Master Piece Builders we do not do improper repairsWe have been in the business for over years and have never had any issues with past clientsOur work ethic does not allow for this and we would have more to lose if our work was
