I am sorry this tenant feels the way she does, it is not ever our intention to take advantage of people that she claims we do There are policies in place that we must follow and one of them is giving a day notice when you vacate a property At this time our records show days of notice We refunded a large amount of this tenants deposit and we are not able to refund the rent from failure to give days notice Thank you,

We are trying to work with this tenant to resolve this situation Bed bugs are generally brought in by the tenant or someone they have allowed to stay over, they are not naturally occurring We let this tenant know we would accept a payment plan, but she is refusing to pay for anything In our policy and procedures landlords are not responsible for bed bugs, and could be a cause for cancellation of the lease if not taken care of, because they are brought in by people whom sleep in the house

Hello,Yes, [redacted] properties takes rodent issues very seriously We have sent out several professional companies and most are saying that it takes not only our company to help eradicate the problem, but also help from the occupant One maintenance man said that someone living in the unit leaves food out at night There is almost nothing we can do to rid rodents from that action The yard must be kept in clean condition, in which we have taken many photos of the yard being un-cut and bags of trash in the back yard.We have since sealed and replaced most rotten siding, cut limbs away from the structure, and placed numerous traps I hope the tenant can contribute and keep his yard cut, free from debris and DO NOT LEAVE ANY food out From looking at this file the tenant is on month to month and if you are not happy or feel the home is not fit for you in any way, all we require is a day notice Thank you,Management

I am rejecting this response because:I have already had a code inspector come and look over the propertyAnd she examined multiple areas in the siding outside the home that have been left unattended or repaired by cchoiceThe new tenants that moved in to the connected side of this duplex very well could have brought them and furthermore, cchoice knows that I am disabled and live on a very fixed incomeMeanwhile they have neglected to do any repairs and not to mention the bedbugsI have explained to the management company that I do not have guest over and can not do these repairs myself due to my disabilityI just had my hip removed after two failed replacements and cant even walk or escape these bed bugsThis has been going on for months now and I would imagine that this company wouldnt want this infestation to get worse for whoever the next tenants areTexas law states that the landlord is responsible for these repairs in cases like mine where I have done nothing to be at fault forI feel they are taking advantage of my disability and lack of help from anyone to just collect my HUD payments every monthI have made many many improvements to this property over the years when I was able and they havnt even layed new carpert or paintIn the course of a decadeSo I can make many more complaints as well and just may as I am in touch with the code inspector still. Please take care of you basic responsibilities and stop acting like a slum lord.

I am rejecting this response because: Yes you did make me and offer knowing I am on disability and in the hospital recovering from a hip removal and have already neglected this issue for eight months. Not to mention the decade I have lived here and no carpets were ever replaced and I still cant get you to fix the holes in the side of the house that bugs are getting in through. You keep saying generally bed bugs are brought in by the tenant and they arent naturally occuring. Well I spoke to your other tenants on the other side and they told me you did treat there at no cost but to treat my side you want me to magically find 400 dollars up front plus 50 a month. You are responsible for this not me. Prove that I brought them in and then you can charge me. But now I want these carpets replaced the leak in roof fixed the black mold looked at by code inspector the apartment handicap friendly because I keep having falls and there are no rails anywehre for me to hold on to. AND the bed bugs removed. If you never would have neglected this problem this long all the while lying to me about it being my duty to pay and making me think I would lose my section 8 if I pursued this matter all this could of been avoided. My son has been working day and night to make sure your company pays in full for the torment you put me through trapping me with these bedbugs for eight months. And that list of repairs mentioned is much longer I just dont have my son here with the written list in front of me. He tried to reason with you and you still kept trying to trick me in to thinking I am liable. No you are the landlord and much provide a safe healthy dwelling. My mental state has been drastically effected by this matter and over such a along time I dont know if I can ever fully recover. I now have a civil lawyer that is willing to work probono to pursue your company for damages to me and allt he beds I threw away thinking and believing your lies. My son is eager to get over here this week to go over this place with a find tooth comb to drastically extend the list of needed repairt and other health hazards. So yes you did present a payment plan for me but its for starters completely unrealistic and I dont have money on my very limited income but if this isnt resolved you will be paying my cost to move as well as no longer recieving rent. Thats just for starters.
