Ms*** has issued a complaint riddled with errors and inconsistenciesI will address each of her allegations in order:At no time, from the creation of Matik Management, has an owner ever been told that there would never be any damage to a homeShe alleges that we promised her that any
damage would be minimalThis would be an impossible guaranteeInstead, we tell all of our owners that there is risk with any investment and we will help them mitigate that risk as best as possible through tenant criteria, established by the owner, and background investigations.The shed was not taken by Matik or any vendors we contractThis was explained to her in an email (see attached) and we explained that it would have been the previous tenantShe did not want us to pursue the matter with those tenants.A vendor, Rick ***, completed the window tinting at a cost of $This was included in Ms*** monthly financial statements.A vendor, K&S, completed the electrical workWe told the tenants to inform us if there were any further issuesThis complaint is the first time we've heard there was ever a problem remainingThe time between the electrical work being completed and the end of the management contract was month.The home was handed over to us in a state of poor disrepairIt was difficult to rent but we were able to find an applicant that accepted the propertyThat first tenant placed in the home was charged $1,in cleaning/maintenance/carpet cleaningThe second tenant moved in and then back out in a period of monthThe only other repairs to the home were at the direction of the city due to the home's poor condition when Ms*** moved out of the property. Ms*** was not charged $for carpet cleaningOn her July financial statement, the amount appears, but it has a negative sign before itThis represents a creditAs with any charges assessed to the tenants from the security deposit, they are then credited to the ownerShe is misunderstanding how to read her statements.All of the allegations in this complaint are and misrepresented

I am rejecting this response because: #1 I never received an invoice proving the tint work had been done. I received a monthly charge, only. #2 The house was NOT in disrepair.  The house was up for sale before you took possession of the house and the photos of the house are still available on Zillow and Trulia to view.  They show exactly how I left the house when I left Minnesota.  You even used some of the photos on your website to advertise the house for rent. #3 When I moved out, I had hired Molly Maids to clean the house. #4 You were compensated for the items the city required to be done. Many of those items were NOT foreseen. There were minor repairs to be done on the house by the city which included 2 handrails and the tint. In "fixing" the handrails, you left a hole in the wall. Photo attached.#5 You didn't have difficulty renting the house. The reason the first tenants didn't move in was because the tenant died. I know this because I know the family of the deceased. The second tenants moved out because they were being shocked in the shower for 2 months. The third tenants moved out because I had the house up for sale and they did not want to have to show the house while living there.  #6 You claimed the second tenants took the shed. I told you I didn't believe that and that they'd been through enough. What I meant by that was that they lived in a house being shocked for over 2 months. I spoke with the tenants, the shed was not there when they moved in. It proves that you removed the shed without my authorization. #7 I have pictures attached of the mess you left in the yard. I'm in Tennessee, there is NO WAY I would have been able to leave pieces of my kitchen ceiling fan in the yard. You replaced that ceiling fan, which you can see on Zillow nad Trulia, with a cheap flush mount light that is NOT adequate for the space.#8 I have attached the invoice proving you attempted to charge me for the carpet cleaning. It does not show as a negative.  I have a copy of the tenants bill and it is the same date and invoice number. I told you when I spoke to you about it that I wasn't going to pay you for that because the tenants had paid or the other charges because I paid them directly. You stated to me that I could be sued for not paying them. #9 The ceiling fan in the foyer still had blades when I left. And as you can see from the picture forwarded to me after the inspection of the house after my real estate agent took possession that the blades are missing. You didn't inform me or make an attempt to fix, like the poor attempt you made in the kitchen. #10 As you can see from the May invoice that I didn't receive until June 25th, that the tenants' complaint about the shocking was logged on 5/15, but your own invoice shows that the dates of service was 4/20 and 4/24. This would make 2 months before you alerted me their was a problem. You told the 2nd tenant to turn off the breaker when using the shower so they wouldn't be shocked. When I called K&S after I received the bill for over $800, they told me they didn't open the wall and fix the problem because you didn't call me to get authorization to do so. I gave them authorization to open the wall. I paid them directly and I set up the person to do the sheetrock work and I paid him directly. Your office did none of these things. I've attached the invoice forwarded to me from K&S which is also dated 4/24 and you can clearly see they needed to return when the wall was opened.#11 Attached is the agreement, #5 states "...maintained and repaired as good a condition as exists on the day of this Agreement, and in a condition at all times reasonably acceptable to the Owner, including, but not limited to, cleaning, painting, decorating, plumbing, carpeting, ground care and such other maintenance and repair work as may be reasonably necessary."

I, personally, have spoken to this complainant multiple times during the period of his complaints. While his failure to cooperate with our investigatory efforts did hinder our ability to make immediate corrections, the issue has subsequently been resolved. Lastly, while we work diligently to correct any tenant complaints, the violations by his neighbor, through the evidence we discovered by speaking with Animal Control, and viewing his video, are in no manner a danger to his mental or physical health.
