The basis of his allegation is that one of our representatives agreed to waive the feeAfter reviewing the case file, we have decided to refund *** *** his extension fee.MMREM serves as an asset manager to the United States Department of Housing and Urban Development (HUD)MMREM's services include providing property management and disposition services for HUD homesThe duties of asset manager include processing contract extension requests on behalf of HUD.Closings for the sale of real estate are a very time sensitive part of the real estate disposition process, and closing extensions are generally not favored by HUDHowever, HUD recognizes there may be legitimate business situations requiring a delay in the closing processFor this reason, HUD allows a potential buyer to submit a closing extension request form along with the required fee for consideration by HUD of an extensionExtensions are granted in HUD’s discretion depending on the circumstances prompting the need for an extensionAnd the extension fee may be waived under very limited circumstancesThis usually is only determined after a careful examination of the case file finds the delay was not caused by HUD.When *** ***'s broker contacted MMREM about an extension, MMREM’s closing specialist erroneously informed the broker HUD would waive the extension feeIt was later determined according to HUD’s guidelines, *** *** was not eligible for a fee waiverHowever, since the record reflects a representative of MMREM stating the fee would be waived, and as a gesture of good faith, MMREM has elected to refund the fee.To that end, we are in the process of contacting *** *** to arrange the refundIf you have any further questions regarding this matter, please do not hesitate to contact MMREM via phone at *** ***.Best Regards,Jorden M.General Counsel and Director of Contracts

Review: Case: [redacted] Property: [redacted]

I made an bid on a house at [redacted] and signed the contract on 05/31/2013/ The disclosure report stated the condition of the house and said the roof of the said house was ok. After I paid the earnest money of $500 I received an inspection report that the roof had to be replaced prior to moving in. The roof had damages, was more than 30 years old. I canceled the contract within 3 days, on 06/03/2013, after finding out that the disclosure was misrepresenting the fact of the condition of the roof.

This is a misrepresentation, false statement, disclaimed warranty. The roof is NOT ok if it has to be replaced.

I hired a roofing company to get an estimate for roof replacement which came to the amount of $5,500. The contractor said the roof had to be replaced, there were at least 3 layers and the roof was more than 30 years old. It would be a safety hazard to move in.

I would never purchase the house if I knew I had to pay for a new roof prior to moving in. I believed the disclosure from HUD that the roof is ok.Desired Settlement: I am requesting return of my earnest money of $500.

The Matt Martin Real Estate Management, LLC is the AM contractor #[redacted] for the US Department of HUD who received my $500 earnest money check and declines my requests for return of the money. They kept the money despite of the fact that the purchase was based on misrepresentation of the facts that the house roof was in good condition which was not true.

Review: In January of 2013, I received a collection notice requesting $1300.00 in past due condo association fees. Apparently the home was located in a subdivision where there were two HOA's but only one showed up on the [redacted] search, and this was the only one disclosed to me at the time of closing.

It was at this the time I learned of the additional condo fee of $295.50 a month.

[redacted] missed this during their [redacted] search/[redacted] is HUD’s Settlement agent.

[redacted]If it had been disclosed, I would not have qualified for the home loan. I clearly feel defrauded.

This is clearly the fault of [redacted] Company, [redacted], and HUD. The collection amount increases monthly. I have reached out to HUD, Matt Martin Real Estate Management HUD Services, [redacted] Title, [redacted], and the condo association’s representative scs-management. No one has even attempted to help me. I'm basically being told it's my problem.Desired Settlement: I would like Matt Martin Real Estate to settle and pay this $1300.00 past due bill, that

was a result of their contractors ([redacted] Title) negligence and poor business practices.

They should be accountable for that mistakes that affect those that they conduct business with.

I am rejecting this response because: Matt Martin Real Estate has made no attempt to help or assist me in correcting this matter. Yes, they did make payment of THEIR arrears to the condo association (which did not benefit me), leaving $1300.00 due and owing from me. The condo association never sought nor requested this payment (of arrears) from Matt Martin Real Estate. I made contact with HUD on my behalf, not on the associations behalf (or for their benefit). [redacted] is affiliated with HUD/Matt Martin (as their representative/closing agent). Matt Martin Real Estate has made no attempt to resolve this matter with their affiliate [redacted] title. [redacted] has continuously referred me back to Matt Martin Real Estate.

I feel as though I have been wronged as a consumer... and they just don't care. This error occurred through no fault of my own, but yet I'm left with the hardship.

Good business ... is when a business makes a conscious effort to correct oversights or mistakes, to prevent consumers from undue hardship and burden, especially in these trying times.

This is not good business.
