Since December, 2022, (it is now March 2023) I have requested Ms Sposato to meet at my Coop's management office to add two words to my stock certificate. This is necessary to pass on the coop to my heirs. Neither she, or anyone at the office has responded.

February 3, 2016Dear Sir or Madam:Thank you for giving McCabe, Weisberg & Conway, LLC (“MWC) an opportunity to respond to the complaint that has been filed against us. It is our firm's primary goal to provide quality service not only to our clients, but also to the borrowers facing hard times....

For this reason, MWC takes any complaint very seriously, and, so we appreciate and welcome the occasion to provide a response explaining the series of events which led to [redacted]'s complaint. For contextual purposes, [redacted] is the owner of real property located at [redacted] Hagerstown, Maryland [redacted] (“Property”) which is encumbered by a Deed of Trust recorded among the land records of Washington County, Maryland at Liber [redacted], folio [redacted]. In the early summer of 2015, [redacted] stopped making her regular monthly mortgage payments. Upon said default, MWC was retained by [redacted] (“[redacted]'), the secured party, to initiate foreclosure proceedings against the Property on their behalf. Shortly after the commencement of these proceedings, [redacted] contacted our office to obtain a payoff quote. In response, on January 13, 2016, our office sent her a payoff letter which provided the amount necessary to fully pay off the loan. Please note that MWC is notable to provide specific amounts that were quoted to [redacted] as we do not have her written consent to communicate her private information regarding her to loan to the Revdex.com. However, we can assert that the payoff amount quoted to [redacted] included delinquent payments, interest, late charges and actual and incurred attorney fees and costs. On January 21, 2016, our office received certified payoff funds from [redacted]. The funds were forwarded to [redacted] on the same day, and our file was placed on hold to allow time for [redacted] to post the funds to [redacted]’s account. After payoff funds were received on January 21, 2016, our office has not had any further communication with the [redacted] whether it be a demand for additional payment or otherwise. No further action has been taken to progress the foreclosure since the payoff funds were received. Thus, it is our position that a billing adjustment from MWC is not necessary because MWC never made any demand for the additional payment and [redacted] did not actually pay the additional approximately $2,000.00 to MWC. Thus, there is nothing to return to her.Thank you for time and consideration regarding this matter. Should you have any questions or need further information, please feel free to reach out to me directly via telephone at ###-###-#### or viaemail at [redacted]@mwc-law.com. Thank you.Very truly yours,Erin S., Esq.
