RE Complaint # [redacted] We do sympathize with you , If this issue would have occurred during the period of the warranty We would have addressed the problem accurately The Materials we use is top of the line materials from New Mexico plaster supply ,We have never had any problemsSince this is the first occurrence with this kind of stucco issue I contacted New Mexico plaster supply being that they provide us with the materials, they send us the following info: When a l large amounts of water hits the wall for long periods of time, it discolorates eventually On this wall you can see that ,landscaping was not taken care ofas it shows that dirt has splashed to wall Efflorescence can lead to blistering due to salts expanding or being trapped behind the surface This is especially the case when stucco is painted In extreme cases there will be areas where the finish coat or sometimes even the base coat will blister and delaminate from the wall There are basically three ways stucco can be damaged by water.Surface Moisture – Stucco subjected to water hitting or running down the surfaceHydraulic Pressure – water migration from behind the stuccoWicking – Plaster in contact with dirt or concrete causing water to be absorbed from the ground.These problems can be eliminated by taking strict measures to keep irrigation water off your stucco( installing gutters or improperly flashed roofs or balconies) Sincerely ,Lupita P [redacted]

Complaint: [redacted] I am rejecting this response because: The stucco I had on the house and garage before lasted years, and did not look as bad as these pictures attached The proper materials were not usedI spoke to two other contractors including my insurance investigator and they said the adhesive was not added to the stucco, that was why your stucco work was crumbling off the wall so soonThe amount applied was so thin you could see the old stuccoThis stucco only lasted about three years before starting to look like a disasterYour quality of work was horrible Regards, [redacted] [To assist us in bringing this matter to a close, the consumer must give a reason why they are rejecting the responseIf the consumer does not provide a reason the complaint will be closed Answered]

Complaint: [redacted] I am rejecting this response because: The stucco was never painted. The landscape happens to be a concrete sidewalk and not dirt. What you see in the picture does not have dirt against the wall. Very poor stucco job as explained to me by three stucco experts. To include an insurance inspector! Chris P [redacted] did wait until the warrant;y expired to make sure he did not have to repair it. I spoke to him personally at least three times and set up dates which he did not keep. Nothing was ever explained or talked about the two year warranty, in word or paper. Eventually avoiding my calls and emails. Last time I spoke with him he said "There is no money in stucco." I also know of two other customers here in Bernalillo that he has not gone back to fix their problem. So this has happened before. He also promised to go take a look at them and has not yet. Pulling the same trick so that the warranty will expire. I also know that he was having problems with help he has or had hired. The other customers walls have large cracks on the stucco. Still no action for those other customers. I believe that they will not fix those problems either. At the least I want as many people to know the the work done by L&M Window Glass & Doors is very poor quality at best. I have never had so many problems with other contractors as with L&M Window Glass & Doors .
