Mr[redacted] has contradicted himself quite a few times in his responses specifically when he stated that he 'never' got a request about a problem but then he says that there was only one issue ?? Mr[redacted] did not do his job as an appraiser! He stated that he followed 'GMH guidelines ' !Then you should change your name to GMH appraisal service? Regards, [redacted] And [redacted]

Dear Revdex.com,I'm writing in response to complaint # [redacted] I did in fact do an appraisal on the property located at xxx [redacted] MA for the people filing the complaint I was hired by [redacted] to do an appraisal for refinancing purposes and reached out to set a date to inspect the property On the date of the inspection I met both people filing the complaint and walked through the home to inspect the property the people filing the complaint explained work that had been done to the property and told me the subject was a single family but that it may have been a multi family at one time but that the listing on MLS when they purchased it several years prior indicated that it was a single family I did not discuss the specifics of the property being a single family dwelling or a multi family dwelling because there was some confusion at the time and I had to research the property further Also, since I was contracted by [redacted] ***, they are my client not the borrowers, and they instruct me/the appraiser how they need the appraisal completed to be acceptable to [redacted] and any potential investors The general rule of thumb for appraisers in the industry is not to discuss specifics with the borrowers (other than questions about updates and the condition/quality of the dwelling), I went to my client for clarification and direction and they, based on their underwriter, [redacted] ***, the specific investors guidelines or their internal policies, decided to have me proceed and do the appraisal as a multi family and on a multi family formI did do research on the property and according to the city of Boston the subject is currently listed as a legal family According to the City of Boston assessor it was a single family dwelling up until and in the year its status was changed to a multi family dwelling It has been listed as a multi family every year since 1999, including in I shared this information with [redacted] and they instructed me to do it as a multi family.At some point after the appraisal was completed I received a call asking to complete the appraisal as a single family and on a single family form because that is what was done for the financing when it was originally purchased in I indicated that I could do that but that I would have to note in the report that its legal use, according to the City of Boston, was as a multi family and that I would have to add comments or make it "subject to" the property being changed with the city of Boston from a multi family to a single family I suggested they speak to the underwriter because that is the person who generally decided how things are done and what is acceptable to complete the refinance process I was then told that the borrowers were in contact wit the city of Boston Assessor and that they were going to have someone come out to look at the property and potentially change it to a single family status again and then have another appraisal done They also said once that the status was changed they would re-order the appraisal and it would be done as a single family I considered the case closed because I had done what was asked of me at the original time the appraisal was ordered.The property is a ranch style dwelling with a main unit on the upper level and a second unit with entrances on the lower level Although there was no stove present in the lower level there was a location for it and a typical fan/vent for above where a stove would be installed The subject property has the egress and setup, as well as the classification from the city of Boston, to be and remain a legal family even though it was being used by the [redacted] family as a single family and they were living throughout the levels.In response to the specific complaints1) There was one problem after another with the report.Answer I never received on request from the lender regarding questions about the appraisal or any specific problems with it The only issue I received a request about was its use as a single family or multi family and comments about that are above.2) The main issue is the appraiser listed the wrong address.AnswerI went to the property which is listed as xxx [redacted] *** [redacted] ** but I mistakenly wrote xxx [redacted] in the appraisal report I did not realize that I had written Parkway instead of Highway but would have happily changed it if brought to my attention.3) The appraisal compared the wrong type of homes to theirs.Answer The borrowers(people filing the complaint) believe that their home is a single family home because that is how it was listed on MLS when they purchased it on 08/28/ Although it was listed in MLS as a single family there is a comment that it has a in-law unit in the basement I requested clarification from the lender/my client/ [redacted] on how to proceed and they indicated that if it is a legal family dwelling according to the city of Boston then the appraisal should be done as a 2-family4) The descriptions were not of our/their home.Answer The descriptions of the home are that of the property located at xxx [redacted] ** I never received a request from the lender to clarify any comments about the property or any concerns that the descriptions in the appraisal are that of another property.In conclusion, I believe the borrowers, people filing the complaint, are upset that I did the appraisal as a multi family because they bought the home thinking it was a single family and that's how the original appraisal was done in (according to them and [redacted] ) They are upset I used multi family sales and wanted single family sales but that is not what was required of my client I had nothing to do with the sale or appraisal so I have no information or specifics on how that was done at the time My client is [redacted] and I follow their appraisal guidelines based on what they need from the underwriter, [redacted] and their investor I believe they should go back to [redacted] and discuss the issue with them since that is who they contracted for the appraisal with and who they paid I did exactly what the lender requested of me and I'm sorry they aren't happy with the results I will correct Parkway to Highway and also respond to any other issues related to the appraisal report but as for payment issues they will have to take it up with [redacted] who they paid I received the response from the complaint coupleThey stated1) They never got a chance to respond to the complaint.Answer. I don't know what they meanit looks like they are responding2) They still want their refund and disagree with my response.AnswerI was hired by GMH Mortgage do complete the appraisal of their property and completed the task and assignment as requested by the lender. I have no idea what they lender told them but if they have an issue with a refund they need to go back to GMH mortgage because I have no idea what happened in those discussions. I believe they are not happy because I did it on the multi family form and they wanted it done on the single family form. As I stated it is considered by the city of Boston to be a family dwelling. I explained this all to GMH mortgage and they told me to do it as its legal use which is a unit multi family dwelling. I suggest that they talk to the mortgage company since that is who they made the agreement with and not me.3) I sais I never got a request about a problem?Answer. I didn't get a request about a problem. I contacted GMH Mortage, after the inspection and said the property is a legal family but the borrowers say it was listed on MLS as a single when they purchased it and that they use it as a single family. The borrower said he was in the process of getting it converted to a single family so I asked if they wanted it done "as is" which was as a family or subject to it being done subject to the conversion and they said complete it as a family because that is what the city considers it to be so that is what I did. This is all written out in the prior response.4) I did not do my job as an appraiserAnswer. I don't think they understand the appraisal process and they should reach out to GMH Mortgage if they want to know how it works from that end since I'm not a mortgage expert.5) They stated I "followed GMH mortgage guidelines"Answer. Yes I did. Each lender has specific requirements that come from their investor and underwriters as well as *** *** guidelines that I also follow in addition to appraisal guidelines I follow.6)I should change my name to GMH AppraisalAnswer. That's ridiculous. I work for many lenders, management companies, attorneys, banks and each follows the main federal guidelines but each lender and investor has their own specific requirements.As I said in the original response their issue is with GMH Mortgage who they went to for the loan and paid for the appraisal. I had noting to do with that transaction. I was hired by GHM mortgage as an independent contractor, was given an assignment and completed it.GMH Mortgage Services can be reached at *** if that helps
