We denied this applicant because their credit was delinquent, they also didn't have any rental history that was not from a family memberWe also didn't need to call his employer because he verified his employment by providing pay stubsWe were unable to give him a co-applicant to have someone apply with him because their credit was so delinquent that it wouldn't make a differenceI told them to come get a copy of his credit report with their photo ID

Thank you for taking the time to review our documentationAttached is the applicant's application including his co-applicantWhen an applicant fills out the application, it clearly states the requirements on the first page and that they have read and understand what documents we need to verify income, rental history or home ownership, and creditWe also do a criminal background check [redacted] submitted the application on 2/at 4:PMWe sent it over to our headquarters to be processed right awayThe next morning we started gathering all the documentation including contacting their references [redacted] did not submit to us what we needed to verify his incomeHe sent us his upcoming appointment at Amazon for New Hire OrientationIt did not include documentation on the amount per hour, etc that we need to qualify himWe also asked for the uber documentation for income and he said he did not have tax returnsThis would be the only way an independent contractor can verify their income [redacted] emailed us over 10+ on the 28th as we were getting all the references completedThere really is no time frame on how soon we can verify the information but if the applicant does not provide us with everything we need, then we are pretty much stuck in getting everything processed fairly quicklyAs far as the comments on our customer service goes, [redacted] has been hostile to us over the phone and we've advised him to stop contacting our officeWe have concerns of employee safety based upon his behavior to us so we've advised him that we will contact the police if he continues

Tenants were asked to vacate due to multiple complaints and notices about bringing unauthorized pets to the premisesTenants were not happy about the resolution

I am rejecting this response because: I have asked for proof of the tenant caused substance as I believe that those reports have been modified so that the owner does not have to pay the cost for his own home repairTo date, I have not received any proof of such substance causing the blockageIf those charges are deducted from our deposit, we will further report the owner and LPM to fair housing and pursuit further action if necessaryWe spoke to all plumbers and all reported back that nothing was found in the pipesThe first one admitted that he had been to this residence several times before and that the house just had "old pipes." Our plumber had confirmed appointments with the tenant who had the hot water heater in their garageThey also confirmed with the tenant who had no hot water that they would be there at the same time (his girlfriend would be home)On the day of the appointment, nobody was there from both units Locksmith was sent out and the bill was divided between both tenants

I am rejecting this response because: I do not have access to my neighbors garage, how is it my responsibility to pay to gain access? If I had access to it none of this would have happened.If you do not enter the units without authorization, did the neighbor give you authorization to get a locksmith to enter their property? I did not, so I do not understand why I am being charged for something I had no control over.The water heater is not in my dwelling, thus I do not have access It is my right as a tenant to have access to hot water, I did not have hot water for days because you could not reach my neighbors, and gain access to their dwelling to fix my hot water heaterbecause you could not reach them, I have to pay for a locksmith, to gain access to their property?like I said, I fully understand that for the visit where my girlfriend wasn't there to answer the door I take full responsibility for I will pay for that, but paying to get access to my neighbors property is not my responsibility

I am rejecting this response because: [redacted] told me - That my husband and myself qualified for the property then she said my son had to fill out an application - She told me "content of his application didn't matter they just need information on anyone over residing in the residence"; because I told her that he lived out of state I knew his credit was not good and not sure about anything else he had - - I don't know his credit history.It was imperative I get a home in that area so my son could finish his senior year there and now I can't even apply for a home for months because of the denial based on my son's part.I would have never filled out application let alone if they had told me my son's credit would affect my chance of obtaining this home.They were dishonest in saying they just needed his information but it wouldn't affect it.I have phone calls and emails back and forth with this person - all copies on my phone.This is so disheartening as I have NEVER dealt with an agency like this and have had rentals.She was rude and I will never deal with them again and if anyone ask me I will certainly tell them how I was treated.I have several people in the real estate business and I will send this further up the chain if this does not get resolved plus I have no problem going to the Modesto Bee with a story since rentals are a hot topic these days.There was also much more to this story as - they wanted deposit sight unseen; based on internet pictures only and once the property was available for viewing if you did not take the property you forfeit your entire deposit; as far as I can see this is against the law!!!! I am rejecting this response because: To Whom It May Concern:I Reject Business Response from Liberty Property ManagementOn March 31, I submitted my Day Notice to Vacate advising Liberty Property Management I would move out of [redacted] on May 1, I have email documentation from a Liberty Property Management representative clarifying that “if I needed an extra week to move and clean the place if it would be a problem?” I received email confirmation April 1, stating “you’d be charged the daily amount of rent.” I have enclosed the email from [redacted] from Liberty Property Management as proof.On April 21, 2016, I called to inform Liberty that I would need until May 8, to move outI was instructed to submit it in writing, but NEVER was I told that a new day notice began and that I would be responsible for rent until May 20, The email I have attached also includes that information that my “move out date has been updated as requested to 5/8/16”, but nowhere does it say it is a new day noticeIf I was given wrong information by the representative from Liberty Property Management, that is not my fault and shouldn’t have to pay for someone else’s mistakeIf I would have been told that a new day notice started I would have moved out by May 1, I was told I would only pay rent for the days I was there in MayI moved out May 10, and am only responsible for rent through May 10thI have paid $and demand a refund of $that is owed to me for rent I am NOT responsible for from May to May I have enclosed the email from Liberty Property Management, both notices I faxed, and a copy of the cancelled check for the days rent I paidI have also enclosed the letter I mailed with my rent check trying to work this out with Liberty Property ManagementI am also enclosing a copy of the cancelled check for $I wrote to my church for house cleaning our [redacted] came and helped me cleanI spent almost days cleaning the house and after living there for almost six (6) years, I left the house in very good conditionI also have photos of the house that are available if requestedThe $for cleaning is unacceptable as I cleaned and had the [redacted] of [redacted] help me clean the blinds, ceiling fans, and all the baseboards throughout the whole houseI only want was is fair and want my refund for rent I am not responsible forI have written proof of what I was told; and I was told I would only pay the daily amount of rentAnd for cleaning as I cleaned the house very well; which is a total refund of $I don’t want to seek legal action, but I will if I don’t receive a refund for $641.70; which is what is fair

LPM started management on 10/14/The owners paid the first installment of 2014/property taxes themselves on 10/18/A second set of property tax bills were retrieved by our office staff for the installment on 4/13/that were printed from onlineThe owners had never given us the bill to pay, and we had no reason to believe that we were to pay them as we only pay them when we are askedWe held funds to pay them as funds became available per the owners request as they did not want to send any fundsOur communications with one of the owners of the subject property cause to believe that the owners' failure to timely notify us that they wanted us to pay the second installment was due to lack of communication between the three owners.Rents were received starting 11/ We made the first mortgage payment on 11/21/for the Novpayment of a new loan that started on 10/14/The same day we received the statement from the owner letting us know that they wanted us to move forward and pay the billThe payment was due on 11/15/14, already late due to the owner's lack of providing it to our officeThe Dec mortgage payment was paid on 12/2/14, the same day that we received the bill mailed to us by the bank and the payment was due on 12/15/Our office never received the January statement from the owner and thus no bill was paidThe bank had an incorrect mailing address for our office and the owners were to pay the bill directly per the email from the banker who contacted usOnce the statements were corrected with our proper address, the bills were paid moving forward.Our management contract has a one year contract term, which automatically renews on a yearly basis unless we are notified by the client with a day notice of nonrenewalThe client did not provide proper notice and we charged our cancellation fees through the end of the term of our contract periodThe owners cannot reasonably argue that there was "no warning" of this provision given that it is in bold emphasis in our simple-to-understand, two-page management contract with them and given that they each individually acknowledged the provision by singing their initials to the same.LPM has been managing properties of this sort for more than 30+ yearsOur professional staff attempts to provide our clients with exceptional service in all casesIf you would like to discuss this matter further, please feel free to contact us

In June the owner had contacted our company to order an annual service at his homeA vendor was sent out to perform the service and everything was determined to be functional at the time of serviceThe tenant then reported a month later that there was some leak that was coming from the AC UnitWe notified the owner, called the vendor who had previously serviced it and they were scheduled to go back outIn between this time frame, the owner panicked - called Fresno, told them that the only wanted to speak with the corporate office, then proceeds to call our corporate office where he yells at our office staffThe owner was blaming the previous vendor for the leak from the AC before any diagnosis could be madeWhen the vendor did go out, they did not bill for service because the owner was beyond upset, then diagnosed the issue which was from the drain pan being clogged which then caused a leakBetween this time he speaks to the President of our company who advises him that she knows how he has spoken to other members of our staff and if he decided to call our office again he would need to speak to her because of the undue hostile behavior that he exhibitedWe are a property management company here to service owners and tenants alike but this client has an obligation to behave in a professional mannerIf this client wants to get a lawyer, that would be fineHis insurance would be responsible for representing us since we are in current management of his rentalAttached is the email correspondence with the diagnosisThere was no damage to the roofWe are terminating this owner's contract in January when his contract is up because of how he has treated our office staff

We had to remind them multiple times to do so, and they did after the lender contacted them several timesThat shows an unacceptable level of negligence and disorganization Regarding the late tax payment and penalty: The first installment was not paid by the partners as liberty claimed in their response, but it was paid by the previous owner as part of escrowNot knowing when to pay the following installment, which we never received a bill for, we contacted liberty and asked that they aid us in the transactionAfter multiple requests for them to do so, they finally pulled it from the site and a penalty was already attachedAgain, negligence and disorganization caused them to fail to follow through Also, in a meeting with all the partners, Kevin formally apologized for ignoring our repeated requests to pay the property taxes, and we debated whether to ask Liberty to carry the burden of paying the penalty, but then we felt that his apology carried some responsibility that would assure this to not be repeatedWe wanted to show some faith in his professionalism Regarding the ending of our contract: Our request was done as Liberty was still working for us and getting paid for their services, which entail responsibility to advise against any decision the partners make that would work against our interestWeeks passed without any response from Liberty, which means they were wasting time to make sure they keep us in the dark regarding the consequences of our decision in order to gain the financial benefits of a cancellation fee, an act of deliberate betrayal Regarding the contract: We feel that liberty has not left us any choice but to end a harsh contract that protected their interest but left us no way out in case they lack in quality of serviceTherefore, we ask that the contract be reviewed as it presented us no choice when liberty showed those signs of disorganization

We reversed her cancellation fees I don't believe she ever paid the cancellation fees so at this point we should be square

Tenant called in about a constant drip from the kitchen faucet and the contractor found no leaks at the timeContractor found everything in working condition so the tenant was billed back for the visit because there were no known issues found at the time to fix

I am rejecting this response because:As the property owner, we are responsible to pay all the vendors and take ownership of their workmanshipAs such, we did work with the vendors offered by Liberty to ensure we got the value expected for the investments being madeWe found some vendors resistant and preferred to be left unmanaged as they were unwilling to stand behind their work and the value they were to provideIt seemed easier for them to move to the next job than be accountable for the work we needed completed, and so they didNon-operative vehicles on both properties were taking care of within a couple of weeks of ending the contract with Liberty and after several months of requesting that it be doneThis including the trailer that was parked in a visitor spot without moving since day oneThe properties look much better and safer and tenants have expressed their appreciation to be able to safely navigate the driveways and use the provided spaces.When we first met Liberty, and went into agreement with them they knew we were hanowners and that we intended to use vacancies to update the units that were previously neglectedThe only unit that became vacant during our contract period was a mess and the move out inspection that took place without the tenant and a couple of days after the move out date reveled several immediate issues that pricing was provided to fixPricing included replacing a bathroom fan that wasn’t broken and a toilet seat that was lose and other inflated items that we refused to have completedSince we were taking the vacancy opportunity to complete some much-needed updates, we did approve part of Liberty's vendor quote to complete the warranted repairs and were forced to complete the remainder ourselvesUltimately the invoice came in $over the quoted amount with no satisfactory explanation as to whyAll of the repairs were completed and documentation provided within the legal requirements for Liberty to justify keeping the deposit and sending a bill for the remaining costWe found after contract termination and several follows ups that Liberty didn’t have a new address for the tenants to send the bill to or for us to follow up withThe fair market value and rent amount for the unit was identified in conjunction with Liberty and subsequent move in promotion and rent decreases didn't improve Liberty's ability to find a new tenantSubsequently, a new tenant was found at the original asking price shortly after contract termination$100,a year on [redacted] ad campaigns didn't help keep expired ads refreshed, update pictures or find a tenant in a timely mannerThe unit remained empty for nearly three months, two of which it was ready for occupancyIf the unit was being shown every week it was without updates to us even after several requests to do soExpenditures of $was not the issue, it was the lack of communicationApprovals to extend quoted projects already over $because the additional amount is less than $is a misuse of this part of the contractNot finding the additional cost until the vendor invoiced it, which can and often was over a month after the work was complete was unacceptable, unprofessional, and unsustainableAll the accusations from Liberty Property Management against owners are unfoundedFor instance, “During this time, the owner kept requesting we hold off on further repairs thus hindering our workShe would contact and harass our contractors asking them to stop or asking them to complete more work that we requested.” As owners, we approved all the habitability repairs Liberty proposedHowever, they were not even responsive, not responsible for the habitability repairs proposed by themselves and they had no idea if the work started, when it would be finishedWe checked with them several times and every time no clear answers were givenAfter we took over, we found out most of the habitability repairs were not completed or were forgot by themDuring the time Liberty managed our properties, we never directly communicated with and worked with tenants for any repair workFor some maintenance projects, such as roof replacement, fence replacement and fence painting, we notified Liberty of every step in our plan and we moved ahead with their full agreement and after they made the appropriate tenant notifications.At the end of the day, our conclusion is that Liberty's business model expected owners to take no interest in their propertiesManagement of properties was relegated to what the law requiredConflicts with the tenants or the owners was to be resolved with evictions or contract terminationsVendors were not competitive or responsible for their workBringing doors of new business didn't mean anything with Liberty as attempts to escalate our concerns were ignored by Liberty senior management and ownership and we were told essentially, on several occasions, to get in-line or cancel the contractThey threatened to take their fees per contract despite non-performance which was ultimately the route we were forced to go downWhile a costly decision, we had to stop the unaccountable spending and repair schedules that went unaddressedIf someone's goal is to have nothing to do with their property or its management and have no concern of cost, Liberty's business model will most likely work for youIf you are trying to make the most of an investment and provide good housing to your tenants, you may look for a company willing to manage cost and vendors in addition to legal requirements
