We respectfully request that you not include this complaint on our Revdex.com record The reasons are listed belowWhile the [redacted] were tenants of a property managed by McMath Realty LLC, they are not our clientsOur clients are the owners of the property and we have legal feduciary duty to represent their wishes McMath Realty does not have final say over how the deposits are reconciledThe owners of the property doMcMath Realty does the inspection for the owner and shares the findings of the inspection with the owners of the propertyAnd refunds the deposits per the property owners and Arizona Landlord Tenant LawWhen the [redacted] gave their notice to move out of the property a letter was sent to them stating the process of the inspection and return of deposits In the letter it was stated that McMath Realty is not the owner of the property and that if they were not satisfied with the handling of the deposit return that they could write a letter to the owners of the property and we would present it to the ownersThey did write and we did presenent the letterFurthermore, we stated that if they are still not satisfied that any legal action would need to be taken against the ownerMcMath Realty LLC has neither the deposits in its possession nor the authority to return any additional deposits to the tenant Therefore there can be no complaint with McMath Realty LLCThe fact that the [redacted] refuse to take the appropriate legal action is an indication that they know they would lose in court because the aspersions they are spouting a wrongInstead they prefer to try and bully the agent for the owners by posting on social media and complaining to the Revdex.com In spite of their bullying tactics, McMath Realty LLC does not possess nor is responsible for the return of additional security deposits This is strictly the property owners decision

We request in the strongest possible terms that our complaint be placed on the Revdex.com site for McMath Realty Property ManagementThe statements made by the respondent (apparently the owner [redacted] ) you forwarded to us misstates facts and makes many assumptions, and very importantly, fails to defend our specific charges against him.His contention that our case isn't strong ("they haven't taken legal action") is incorrect; it isIf MrM [redacted] is referring to Small Claims Court, we have up to one year to file suit; stay tunedWe are not ruling out anythingWe have already lodged formal complaints with a number of agencies so far, including trade associations under whose auspices his companies (plural) fallAnd the fact that he thinks in terms of legal action as resolving customer issues speaks volumes about his mindset and approachThe social media "bullying" mechanism to which he refers is in fact Yelp _ we are one of some (and counting) former and current tenants lodging complaints against himNone of us knows each other, we cover the complete demographic spectrum, and mysteriously we all state that McMath used the same reasons for withholding our moneyInterestingly, MrM [redacted] himself posts on Yelp _ posing as a "satisfied customer" of McMath Realty Property Management, very much in violation of Yelp rulesMrM [redacted] is fond of blaming landlords for withholding security deposits, but neglects to tell the full story _ that through his cleaning company (named "RW Maintenance" to obfuscate his ownership), which is located at the same address as his realty company, he provides grounds for withholding security depositsThere is no separation between McMath and landlords, as he insistsMcMath's A-Plus rating should be rescinded forthwith

This complaint should not be allowed to be on McMath Realty's Revdex.com recordThis tenant is not a client of McMath Realty but was the tenant of the owner of the propertyHer name is Susan C [redacted] A lease agreement is attached showing Susan C [redacted] as the landlordPer the attached lease the owner has the right to collect reimbursement from the tenant's deposits to correct damage to the propertyThe owner, Susan C***, personally inspected the property and directly instructed McMath Realty to reimburse her funds from the tenant deposits to correct the damage done to the propertyIn the tenants complaint they specifically noted that a number of the rooms were painted different colorsIt was the tenants that painted the rooms and upon move out the owner had to pay for painting those rooms back to acceptable colors as well as paint walls that had been damaged by the tenants A letter is attached showing that McMath Realty explained to the tenants that we do not own the property and that any complaint regarding deposits would have to be decided upon by the owner of the propertyThe use of RW Maintenance to paint the rooms saved the tenants additional costs over using a professional painting company Therefore, nothing was done to these tenants by McMath RealtyThese tenants are not our customers but the tenants of the landlordWe ask that this complaint be removed from the record of McMath Realty.Weldon M***Designated Broker for McMath Realty LLC

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution would be satisfactory to meI presume by sending me a check, McMath Reality means sending me $of my security deposit which is being withheld from me as I never submitted payment for the late feeThat is fineAlong with that check I would like an updated move out reconciliation report eliminating that $50.00, so I may continue to dispute the remainder with the homeownerAs a sign of good faith I will remove my Yelp review momentarily Regards, [redacted]

The facts remain the same The tenant left the property in a damaged conditionLines through of the lease states that if the premises are delivered back to the landlord in an unclean, damaged or unacceptible conditionThe landlord (which is the property owner) shall be entitled to retain all or a portion of the refundable deposits and hold the tenant liable for any additional charges Should the tenant try to file suit against McMath Realty LLC, the courts will throw it out because it is not filed against a proper party and per the lease, the tenant will have a judgement issued against them for all attorney fees and court costs This is because the courts understand that this dispute is not with McMath Realty LLC but with the owner of the propertyFurthermore, the fact that RW Maintenance incperformed the cleaning service has nothing to do with the charges being levied The work could have been done by anyone the owner chose to use and the charges would still have been leviedAgain, McMath Realty does not have the authority to resolve this dispute with the tenant nor does it have the tenant's depositsThe tenant should redress their concerns with the owner of the propertyFor these reasons the Revdex.com should not leave this as an open dispute against McMath Realty LLC

The tenant is only quoting part of his lease and the late fee is due. However, If the tenant will remove this complaint and the complaint on Yelp that is just like it, I have offered to send him a check for $50.00. He has not responded at this point to my message sent to him on Yelp. Again, if the...

McMath Realty found me a great tenant for my rental property. They have done a wonderful job of commmunicating with me and the tenant. I highly recommend them.

McMath Realty is currently managing my rental home. They found me a great tenant and they are going to renew the lease for another year. My property manager is very professional and gets things done fast and efficiently. She is easy to reach and follows up with me when there is an issue. I would highly recommend her and McMath Realty if looking for a property manager.

I do not recommend this company to anyone.The staff members are very rude. Unwilling to work with you on anything. Examples, trying to pay from two diffrent financial intitutions for rent, unwilling to show the property during the last thirthy days of lease. Which in the agreement it states that they have the right to do so. Their unkind staff are not worth the time or energy. Stay away until they can get quality staff in house.

I have used McMath Property management for about twenty years.I have found them to be of high integrity and honesty. They are prompt to reply to any of my request. They screen the prospective tenants very thoroughly and I am very pleased with the quality of tenants I have had since employing them as my property manager.
