Carpet and padding. The resident had one adult dog and one puppy in the apartment.
The post move-out inspection identified the scent of pet urine and several large urine stains were found on the carpet backing and padding. Please see attached photos. In addition, the padding under the carpet had been saturated and dried urine crystallized in the padding along the wall. (Inspecting the backing and padding of carpet upon move out is common practice in the apartment turn process, especially when a scent of pet urine is associated.)
When carpet is replaced in our community, the carpet of the entire home is replaced in order to maintain the integrity of a Class A Community.
While we understand that this resident did not notice the pet damage to the carpet due to the visibility and Saturation under the surface, as well as the smell, our practices remain consistent in the determination of necessary replacement and the carpet was damaged with pet urine and would not uphold our market standards to rent to another resident.
