I used Merit Property Management Co for years There service decreased over time I had a long term renter so initially it was okay They did not survey the property on a regular basis; they did not hold the tenants accountable for the yard work They did not seem to care about the condition of the property I ask for pictures of the interiior (I was remote to the rental property) on several occasions but did not receive anything Finally, I got a concern from a neighbor that the property was neglected Then a pipe broke in my house They did nothing to support me during the crisis They dropped the keys off outside the house and did not go in They deleted all of my information from their portal for the last several years They did not return emails I changed property managers They did not transfer keys to them I was very fortunate a neighbor had a key

This company should change its name to Merit Rent Collection Agency-- property management is not part of the service This company will not make sure your property is taken care of by tenants, but they will collect the rent and, of course, their fees The mgt co does not even periodically check the property unless you ask them to--its in the lease I did ask them to check it ( I live out of state) and they did not do it The property manager will not communicate with owners I tried for a year to get questions answered--Merit ignored these many requests, I was told once on one of a number of phone calls someone would return the call--never happenedOn a trip to Colorado Springs, I finally had to appear personally in the office and demand answers--even then the manager tried to put me off and I refused to leave until he spoke to me I told him I had waited a year for answers or even the courtesy of a response or return phone call and I wasn't waiting anymore Did I get answers? NO, I got some vague excuses none of which were at all satisfactory I have the property up for sale, but have some lingering questions I have been emailing them for a month--nothing The subordinate manager keeps saying the manager has to answer my questions {two questions} Finally, asked for a direct email to the manager--its the same email The manager has seen every one of my emails, and the replies from the subordinate that he[the manager] must answer the questions, and the manager has ignored them The subordinate even told me she printed my emails and put them on the managers desk--he still ignore them This so-called management company should be rated "F"

I will never do business with Merit againTheir entire renting system is designed to maximize profits regardless of how they treat peopleThey're snakes
You cannot take home a copy of their lease for any reason until you give them a holding deposit which then becomes your security deposit after you signThis deposit is non-refundable even if you cannot come to terms on the lease
You have to pay for a dollar inspection fee which is also non-refundable and you are not present for
The reviews for this company are awful on this site and othersThe Fort Carson Housing Office has stated they have not done anything illegal to be added to the "Black List." However, they are aware of huge issues with their customer service and often mediate military personnel issues

I will keep this simple:

I moved into a residence managed by meritco immediately upon return from my last deployment.

I submitted an extremely lengthy and detailed move-in inspection. This, among other things, documented stains on the carpet in one bedroom.

when renters move out, they are required to submit a copy of a professional carpet cleaning invoice when they turn in the keys, which I did.

2 months later, I receive a letter stating that $300 of my security deposit was kept, for a professional carpet cleaning.

phone calls to the leasing office to discuss the matter were met with abrupt and rehearsed responses.

statements that a manager would call me back were never followed through with.

It is shameful that they are such a prominent name in property management in a town with such a high number of military families who deserve better, and other online reviewers I have come across mirror these feelings. Some have had this identical issue.

I rented from Merit Property management for 2 years. The experience during the rental was positive, however the problem is occurring after I have moved out. In the lease agreement I signed it says Merit has 60 days to return the security deposit. I moved out of the house I was renting on April 30th 2015, as of this writing on July 8th, 2015, I still have not received my security deposit refund of approximately $1,515. Merit mailed a statement on June 12th saying what my refund would be and an itemized list of deductions from my security deposit, but no refund check. When I called to inquire about the check on approximately June 15th they admitted it was an oversight and they would mail the check right away. My wife and I have called numerous times for the past 3 weeks in regards to the status of the check and keep getting told the check was mailed, yet we still have not received a check. It has now been 69 days since we moved out, Merit is in violation of Colorado state law by 9 days.

We rented on home on 7/1/2014 address of [redacted]. I was charged a walk through fee of $15.00 for a walk through that I could not be present for. The day I was to move in the keys they had given me did not go to any of the locks on the doors so we could not get in. I called Merit Co and spoke with a[redacted] she asked it we could bring the the keys back that did not go to anything I said yes. I asked how am I going to be able to get in she then asked if the lock box was still on the door I said yes, she then gave me the code. I was able to get in the back door with the key from the lock box. I called and talked to a [redacted] the next day and told her the key only went to the back door she said we could replace the locks if we wanted to. I decided just not to use the front door as we had no key and I should not be responsible for replacing it as they should have done that before I moved in. Well we moved out and they have charged us for a front door lock.
