Dear *** ***,This letter is in response to the complaint I received from my corporate office yesterday, June 15th regarding the couch of Denise C***I will copy her statement below and reply underneath it. Dispute On Tuesday, May 26th front desk personnel (Ivan) informed me
that they will service my apartment on Wednesday to check the drywall to be sure no damage was caused by the recent rain. - MsC***’s received a letter that stated “Members of the DTI Maintenance/Construction staff will be working in your apartment to make any necessary repairs to the drywall in your apartment.”- We also followed up with a phone call explaining this.The following day I was at my apartment for a large portion of the dayBefore I left my apartment at 3pm the men working outside informed me they will be coming to my apartment nextI told them this was ok as I knew they were going to check my drywall for damageWhen I arrived at my apartment Wednesday afternoon at 6pm I discovered my black leather couch was covered in spots of white paint, drywall dust, and drywall mud that were not present before I leftAlso not there before was a scratch on my couch about inches longI immediately called the office around 6:10pm and left them a message conveying my dissatisfaction with how my apartment was serviced and about the scratch on my couchThe following morning (8am) there was a knock on my door from the men who worked on the drywall the previous day to finish their jobI told them about the damages they caused and they did not deny itOne of them instructed me to “Clean it.”- The maintenance personnel out of College Station performing this type of work do not speak EnglishThe worker explained to me that he was unsure of what the resident was asking of himI believe this can be a misinterpretation from the tenant. I kicked them out of my apartment until I had the opportunity to speak with managementI waited for the office to open at 9am and spoke with the property manager David M***I told him what happened and he told me the crew that was working on this project for the complex was not his guys and they were a new group that worked out of College StationHe advised me he would have to contact their supervisor about the issue and for me to send him the photos I took of the damaged propertyI emailed the photos to MrM*** while in the office with himAfter leaving the office and returning to my apartment about minutes later the property manager, maintenance manager, and a 3rd individual came to inspect the damages in personThe looked at the paint and asked me if I tried to clean it myselfI told them noThey explained to me that even if they tried to clean all the drywall dust off it would be impossible because it gets everywhere even if they put tarp over it.- We explained to MsC***s that the drywall dust is very fine, just like baby powder, and told her that there would be some type of residual even with proper coverage. They gave no explanation to why there were blotches of paint on various spots of the couch and the ottoman.- This must have been from paint on the plastic tarpsIt is possible that the tarp touched the couch upon removal. They told me procedures should have warranted a tarp to be placed over the furniture and the area where they would be workingI do not understand how this was done considering the amount of dust and paint that covered my furnitureAs far as the scratch on my couch I told them it was not there before and when I saw the men that morning, they had sharp tools in their back pocketsI told them it is likely one of them sat down on my couch and caused the scratchThey told me it is not customary for the crew to sit down while on the job and the tool I was referring to would have placed a much deeper scratch on the furniture that the one I showed them. - This particular group performing this type of repairs has executed over apartments with no negative feedbackMrC***s is the first complaint we have had to address and feel as if our crew is very knowledgeable of what they are doing and how to properly carry out this procedure. After several rounds of arguing they advised me they would investigate the issue further and get back with meOn Friday afternoon I went into the office to speak with the property management to find out what resolution that had in regards to this issueMrM*** informed me that it was likely that my dog created the scratch in my furniture and they would not be liable for the damagesHe also did not provide a solution to the paint that is still on my furniture other than to clean it myselfI have had my dogs in this apartment surrounded by this same furniture for a year and half and there has not been a single scratch on any of the furniture in my apartmentMy dogs have always been locked up when I leave and never roam the apartment alone without me thereBoth dogs have been through obedience training and I have not had any issues with themI have left a voice-mail with the Regional Manager to contact me regarding this issue but have not heard from him as of yet. - In closing, we have offered to give MsC***s $off July rent to reimburse her for half the cost This is not an admission we did something wrong but rather an acknowledgment of their good tenancy and lack of wanting to argue In fact, it is what she agreed to over the phone.
