Our condominium switched to Metropolis from ACM. Year one - manager Smita Pai - coupons are not sent on time, the company is so cheap that wouldn't even provide envelopes. Smita Pai is never available. As per help desk she is too busy to speak to people at my level. Year two - manager Penny - tries to resolve a plumbing issue in the unit below mine using expensive general contractor (not a professional plumber) from Hammerheads. Within a month the cause of leak not identified, Hammerheads break the ceiling and walls to access pipes that were intact. After a month a certified plumber comes and changes a rubber gasket. The issue fixed in 5 minutes. Metropolis and Hammerheads are trying to charge me for damages/repairs to the unit below ($2000+). They lied about damages, never provided documents to support the bill, refused to talk to my insurance claim adjuster, threaten me with a lawyer. This mess lasts for 5-6 months. Once my claim adjuster steps in email communication, Metropolis stops contacting me. No apologies, no explanations, nothing. Year three and four - manager Benjamin - In March my car gets vandalized and burglarized at night. Metropolis promises to install surveillance cameras to protect the community. In July my car gets vandalized again. Metropolis does nothing. I get Viper Alarm. In August Benjamin says a renter complaint that my alarm was disturbing him when he parked next to me vehicle. He asks me to stop using the alarm because Metropolis is going to install surveillance cameras. When ? No reply for months. Year four - same Benjamin - a stranger banged on my door and started threating me. I ask Metropolis to provide video footage from surveillance cameras that finally got installed. Weeks of waiting - finally I hear back: no clear video footage available. Recently a group of teenagers broke into the building, blocked the staircase, were using profanities, threatened me. Asked Metropolis to check the cameras - no reply for days - finally he might discuss this during the Board meeting in a few months. Add on top of it that Metropolis customer service is available only from 10 am to 4 pm. The receptionists are rude and incompetent. Also, if you pay the condo fee on time, never late, Metropolis is still going to send you a quarterly letter saying that you're late and owe them more money. Well, this company is a mismanaged mess.

We had this management company for 2 years, then dumped them.
I cant even begin listing all the stuff they did not do, much less everything they said they could do (when interviewed) but actually could not or did not do.
Some examples are:
Never filed our taxes for 2 years, which we learned after we switched to new management. Just arbitrarily paying our electric and water bills without reviewing for power abuses or water pipe leaks, which was a requirement for management. Kept summarily dropping issues and tasks they were given. Conducted themselves unprofessionally and treated others like everything's a big joke. Kept making excuses for most everything they did not do, etc.
We nicknamed their RFA system (ticketing system) as Request Forgotten Again.
The board had 3 conference calls/meetings with them to straighten things out, they never did, so we left.
The worst management company we every had. Word has it they are merging with another company. I can only suspect thats because large properties, such as ours, have left.
UPDATE: since under new management with S[redacted], things are better, not perfect, but much better. S[redacted] is having to play catch-up for the 2 years Metropolis did little.
Since turnover we learned about damages and issues several unit owners have had with roofs, windows, siding, water leaks and mold that were just DROPPED by Metropolis over a year ago. Three of which are mold damage issues we are now having to address. Those owners just recently came forward asking why repairs havent been done after the leaks were fixed over a year ago. With the rare and poor management reports - its no wonder we on the board never knew anything that was going on. Metropolis would just omit stuff.
we also recently leaned about a $16,000+ claim place by Metropolis on our Condo master policy. we never even knew anything about it until a insurance reimbursement check showed up at the new management company's door. come to find out Metropolis nor the insurance company ever came out to survey the damaged property a ANY point, before pushing the claim through; while telling the board absolutely nothing.
