We received [redacted] application on 9/29/2014.  The application is also dated by [redacted] on 9/29/2014.  I started processing [redacted]'s application on the 29th.  I did notice that her income did not meet our income guideline of 3 times the monthly rent amount. However, she...

was close to meeting it. We do not deny someone strictly for insufficient income unless they are far below the income guideline. When we have an applicant who is close to meeting the income guideline, we will finish processing their application. If we are satisfied with the information gathered from the application, we may lower the rent to the home that was applied for or we may offer to rent them another home that they are better qualified for.  If we are not satisfied with the information gathered, then the applicant is not approved. We were not satisfied with the information we gathered from processing [redacted]'s application so we informed her that the she was not approved for the property. Also, [redacted]'s credit was not pulled due to the fact that we were unsure if we would rent the home to her.
If [redacted] had paid a deposit on the home, it would have been refunded to her since we did not approve her application. In this same timeframe, the home was rented to an applicant that we were satisfied with the information gathered from
the application and exceeded the income guidelines.

Unfortunately we cannot satisfy someone who does not believe what we say and disputes the facts. We did not pull her credit report. And we did not rent the home to someone else under personal conditions. We will have to agree to disagree on the situation and leave it at that.

Review: Have filed many many work orders with them to come and fix things and either they come half way do things or they dont fix them at all. Last winter filed for our duct work in october2013 because there was a hole in it was not fixed until march2014 after having a $500 electricity bill for 3mths in a row while they had the work order but never came to fix it. There are several issues I have put in work orders for but nothing is being fixed!! They want there money but dont wanna come fix NOTHING!!!Desired Settlement: I want everything wrong with my place fixed and fixed by a professional before I pay them anymore rent money

Review: Filled out a rental application on a home that was listed through this rental site. Home was advertised as rent to own or purchase. price of home 190,000 to do rent to own requires 5000 down and 1300 a month. Viewed home with company rep, Ms. [redacted] and asked what was required to proceed with the rent to own contract. Representative gave me a contract to file out and fax to company. I faxed paper work next day. All application asked was monthly income current employement history and current rental references, which I supplied. Placeed several calls over next 2 weeks to representative to find out status of my application . Also informed Ms. [redacted] that I had the 5000 for the down payment even though noone had asked me regarding it. Then 10-3-14 my current landlord informed me this company had phone to check my rental references with her. She had given a good reference. to them. On 10-6-14 I called Ms. [redacted] to check status and she told me house had been rented. I asked how was that possible. She stated someone had put money on the house and she guessed another agen had rented it to them I was quite upset stated noone had given me the chance or asked for money to hold it. She directed me to call main office. After lengthy runaround I asked to speak with owner. Person on phone stated she didnt have to let me speak to them that's what they paid her for. Finally man spoke with me and said I had to have 3 times amount of rent to qualify for house. I stated No where was that mentioned in any paperwork or voiced to me. Also they had my monthly income on my paperwork before they pulled my credit references or spoke with my landlord. Felt the whole process was unethical and unprofessional. Felt like it was probably given to someone with preferential treatment.Desired Settlement: Detailed expalnation of why if 3900 hundred is policy to apply for house my credit was pulled and references checked when my income@3400 a month is plainly stated,. Why was I not gived ouption or asked for a deposit. Had been dealing on house for 2 weeks and as of three days ago still available when they checked my references. Not it's taken. Fishy from start to finish.

Review: I was not informed, upon my request, as to the issue with known drug activity, prostitution, and registered sex offenders living in the same community that I just moved my family into. There was a shooting several houses from my own, and there is a registered sex offender 2 houses from mine. I put down $4600 on a house that I was lied to about. The landlord is now trying to renegotiate on the lease terms. The information above was confirmed to me by both the [redacted] Sheriff's Department and a U.S. Marshall.Desired Settlement: I would like to have the remainder of my $4600 refunded to me, after taking out the amount for July and August.
