I am happy we could come to an agreement regarding this issue I have paid $to have the front door rehung properly and trimmed The painter will be painting the door on the 14th of December I have purchased the paint so the charge will be for labor only, which I am fine with The final cost will be the labor plus $for trim and rehanging of door

contract work for Ms. [redacted] at [redacted]. Our original contract included reframing 2 front columns to square them instead of them sloping to the top; Installing and painting a new front door, Install 12” Beams at the Front Entry at soffit and Installing a 1” [redacted] Stucco System on the whole house.  The contract did not include rear columns or deck area to allow for future remodel by Ms. [redacted].  Original Contract totaled $21,365.00 and did not include the cost of the Front Door.  We started job around July 23rd, 2017. We framed in columns, installed the door and 12” beam.  She then added a wall at the front entry from the post to the house with stone cap and Stucco on both sides, and she then decided to change the existing column caps to match the new ones, and she also did not like the color. We changed the size of the EPS foam from 1” to 1 ½” due to the siding we were going over for the rigidity of the foam to help achieve a flatter surface.   When the men were installing the EPS foam Tyler had informed her that she needed to remove all electrical and plumbing to accommodate the additional layer on the wall.  This would have had to be completed with a 1” EPS base layer as well.  When the house was all foamed, detailed and base coated and ready for the Finish coat. She could not get her painter out to spray the soffits and fascia prior to finish coat so I called and provided a painter to complete this prior to us installing the finish coat.  If you look on the billing of 9/11/17, it states paint soffits and gutters.  I never included doors downspouts etc.  If you price those out as well the cost would be considerably higher.  We however did those items to try to help her out.I did send her a billing on 9/11/17 and yes we had a few items to complete but again all the items we had remaining were aesthetic touch up items.  We had a stone cap crack and had to order a new one.  She kept complaining about the stucco lines. Just to clarify this is a sanded stucco product not a paint she wants perfect lines as she stated  “just like my dental lines” She had looked at the garage door bands with Tyler and myself and said it was fine. We had to re run the whole band due to her roofer dropping a shingle on the banding.  then the next day she did not want the rounded point at the center.  After weeks of touch up and trying to please her, I asked her to hire her own painter.  I knew at that point we could never totally satisfy her.  After she kept ignoring my request for payment, I contacted Mr. [redacted] who is [redacted] Representative in Colorado.  He came to look at her project and I have attached his report. Ms. [redacted] was furious and started texting me unpleasant text messages about tearing off the system and redoing it and sending me a bill for the balance. I informed Ms. [redacted] if she removed anything  she would be responsible due to the fact that the system was installed properly.  We then asked a representative from another company that has no ties to this project to complete a field report.  Mr. [redacted] with [redacted] inspected the project and his report is also attached.  They both state that the system is installed properly and is up to industry standards.  Most of what Ms. [redacted] is talking about is aesthetics.  She wants perfect lines with a sanded product.  We have only used [redacted] 1 time in the last 8 years and have dealt with [redacted] from [redacted] out of Denver. Ms. [redacted] is also blaming us for her internet not working. Tyler and I went back and removed the caulking around the phone box and helped the service man get into the box. Due the tension with Ms. [redacted] we waited while the service man checked the wiring. The [redacted] service man said we had nothing to do with her service interruption that it was the wires installed backwards not allowing her modem to connect properly. We then came up with a plan to install a new wire with the service man, I tried to email Ms. [redacted] who informed me never to come back on her property, so we were unable to drill a hole in the post so her service man could run the new wire. I am not sure where she is coming up with her amounts.  I have included a final billing. I have added back in the paint since she is charging me for her painter. I’m not going to give her a credit and also be charged for the same thing. I also do not believe that we owe her anything, 2 professionals have stated the job is up to industry standards and what she is complaining about is aesthetics.Resolution: I propose, with Ms. [redacted]’s approval,  to contact Mr. [redacted] with [redacted]s and ask him if he would be willing to go remedy the phone and cable box and their wires, and touch up her items that she has gone over with him.  I will cover all his costs and supply him with additional finish if needed. However, prior to doing that I would like a billing from her contractor and painter on what I will be charged on the Front Door and a guarantee that we will receive a check for the balance upon his completion.Matthew G[redacted] Email   [redacted]Phone [redacted]
