[redacted] Real Estate, Inc. was hired by the Board of Directors of Wind Tree Homeowners Association, Inc. in June of 2004 to manage the homeowners associations. Our company and...

employees take direction from the Board of Directors. Several years ago, Wind Tree HOA had parking spots striped and each unit number stenciled to designate two parking spaces per townhome. Several of the residents complained about the assigned parking. The Board of Directors could not come to a happy medium with all residents of the association regarding the parking. Also, due to budget constraints the Board of Directors decided not to re-stencil the numbers or stripes pertaining to the parking at the association. Although each owner is allowed two parking spaces, the Board of Directors decided Wind Tree HOA will not have assigned parking spaces. Therefore, there is no map showing which spaces are designated to a particular unit.
Wind Tree HOA has been repairing the exterior siding of the homes at the association over the past year. The Board of Directors implemented a nine year Special Assessment to help with this expense because the monthly homeowner's dues is not sufficient to help with this added expense to the association. The Board of Directors has walked each unit with a contractor to determine which homes were to be addressed in what order due to its need of repair. Mr. [redacted]'s unit is on the list for repairs; however, it is not one that was in desperate need of repairs. Again, the Board of Directors makes the calls on what is to be repaired and in what order, not [redacted] Real Estate, Inc. or its staff.
[redacted] has responded to Mr. [redacted] via e-mail and telephone regarding these issues. [redacted] has responded to Mr. [redacted] via telephone and advised him also of these issues. [redacted] forwarded Mr. [redacted]s messages to [redacted] and [redacted] for response. Furthermore, Mr. [redacted] has and is welcome to attend the board meetings and the annual meeting to air his complaints; however, he fails to attend to voice his concerns directly to the Board of Directors.
