Maintenance requests ignored
Damage of unknown source/origin resulting in raw sewage in the basement and they are not repairing. They were made aware of sitting water in the basement on 10/26/17. We were not certain that it was sewage until the cold weather set in. Emailed them again 12/6/17 and as of today 12/15/17, no action has been taken. Management is very defensive and hostile in following emails.
There are also several broken windows in the basement that were noted when viewing the house in April. Upon moving in (8/1/17) they were still not replaced, and we emailed management to reassert that these windows needed repair. In September, one window upstairs was replaced and maintenance took measurements saying that the owner was ordering new windows. No updates whatsoever until my prompting in the 10/26 email about standing water, when she said the owner would be contacting me shortly.
Overall, my roommate and I are extremely upset about this severe mismanagement. The broken windows are driving up our gas bill and the sewage makes doing laundry (unit in the basement) impossible and is an overall health code violation. It is our belief that Michiana Homes and Rentals is in breach of the rental agreement we signed, stating that the lessor would be responsible for any/all repairs.
ND students stay away! Leased a house from MHAR senior year and they illegally kept our security deposit by making up damages and refuse to show receipts. Attempted to scare us away with a brief letter from a lawyer. Many other seniors leasing with them had the same experience. We will be writing to the university as a group to warn them of MHAR.
Hi Mitchell. The purpose of the letter from our attorney was to prove that all damages applied against you were legal. In addtion, since we are a licensed contractor, the invoice sent to you was your receipt. Indiana state law does not require us to send you receipts for supplies. In the future, I would suggest you clean the vomit from the walls of your rental home and remove beer cans from the yard upon move out. Since we have photo evidence of all damages charged to you, we are secure in our charges against you. Good luck with your rentals in the future!
I have used Michana Homes and Rentals, LLC for the maintenance and management of my property in South Bend, IN for about 2 years now. While I live out of state and I am not there to oversee the property, Daniel and his staff have been extremely competent, professional and timely in taking care of my rental property. Often Daniel and I would discuss alternatives and solutions in the maintenance of the property. When it came to dealing with the tenants and the games they started to play, Daniel kept me apprized of the situation and assisting me in a final resolution that was beneficial to myself as well as the tenant.
Recently, we sold the property in 5 days. Daniel assisted me with various repairs and upgrades that needed to be done in order to sell the property.
I would recommend Michana Homes and Rentals to any property owner who is looking for a professional to manage their property. Furthermore, I would recommend Michana Home and Rentals to any renter who is serious about having a professional management company oversee the property they will be living in. Especially, Notre Dame students who want to focus on school and not having to worry about property maintenance.
