Hunters Ridge Response to above Complaint:Her allergy issue was brought our attention approximately January - she had stated that she was going to transfer on site due to her allergies - I ( [redacted] - Property manager) was told that she was going to send me allergy report and that she need to transfer as her lease was expiring in her current apartment - I did not receive the report and she renewed her current lease in the same apartmentI did not hear anything else until Tuesday, June 22, that she was still having allergy problems and wanted to transfer out of the current apartment as her inside unit froze - it was assessed that there was a small leak in the accumulator in the outside units and we did schedule the outside unit to be replaced by a HVAC contractor who also verified the inside unit did not need to be replacedI attached a pic of the inside unit and it is in perfect working and cleanliness condition - but she still insisted that she wanted the inside unit replaced - so I offered to transfer again on site and waive the transfer fee of $- and then to let her out of her current lease obligation and she just responded to me that she is going to stay in her current apartment - she did reach out to our Coastal Regional Vice President and he also agreed the inside unit does not need to be replaced as there are other elements in her environment that is has confirmed allergies too.I have not gone into great detail as I have been corresponding with her all week on which option she wanted to take advantage of and she just responded on June 27, that she will be staying in her current apartment.Please let me know if you need any other information from Hunters Ridge at Deerwood[redacted] , CAMProperty ManagerHunters Ridge at DeerwoodBaymeadows Rd, Jacksonville, FL 32256P: ###-###-#### F: ###-###-####

Please see the attached photos showing the condition
of [redacted]'s apartment at move out on 8/26/15. The Property Manager, Lauryn
[redacted], performed the move out inspection with the resident the previous day on
08/25/15 and informed him that there were several areas that would need to...

addressed or additional move out charges would apply. The main concerns were
the hole in the carpet in the living room, the broken microwave door, and the
cleaning of the apartment. She then gave the keys back to [redacted] to give him the
opportunity to at least clean the apartment so he would not be charged for
heavy cleaning. Upon receipt of the keys on Thursday the 26th, the resident had
still not attempted to clean anything in the apartment. All the appliances in
the kitchen were caked with a thick layer of grease and dust. None of the
countertops, cabinets, shelving, mirrors, windows, windowsills, or ceiling fan
had been wiped clean. The carpet had not even been vacuumed so could not have
been professionally cleaned. Pictures show heavy traffic areas, large red
stains in several places, and a 5x6 inch hole in the living room. The microwave
door had also been broken at the bottom of the front door.
The service requests that [redacted] is claiming we
refused to complete were reported to us approximately 20 minutes after
the move out inspection with the manager and for the exact same things he was
told he would be charged for. She explained at least twice that regardless of
when the microwave had been broken or if a service request had been submitted
previously, he would have been charged for it either way since it was beyond
"normal wear & tear" and tenant caused. The cost of the entire
microwave was not only our cost of $260, but also cheaper than ordering the
parts for the door only which is $260.97 plus tax. Since the apartment was not
cleaned, we gave him the 'bundled' price of $150 for the Express Cleaning
rather than charging each individual item from the Cleaning and Damage Costs
which would have been more than $256.
Attached are photos of the condition of the
apartment, the signed Cleaning and Damage Costs that shows the breakdown of
each charge for extra cleaning or repairs, the signed Inventory and Condition
Form showing how the apartment was released to him on move in day 07/27/2013,
and an invoice showing the cost of the microwave we replaced. If you do need
additional information showing that all charges are valid, I would be happy to
provide those documents to you. Additionally, I would like to please note that
[redacted] was not charged for the carpet replacement, broken burners on the stove,
and the repainting of the apartment so his move out balance is less than the
actual expenses we incurred for his apartment.
