Response to complaint # [redacted] Company: Mid Atlantic Pressure Washing & Painting, [redacted] ***, Bowie, Md We meet Jim at our home in Crofton, MD in the early part of December, On the same day while he was still there we also had a cleaning company inspect the house for an estimate on cleaning the house the first week of January 2015, right after the Xmas holidays We asked Jim about how long it would take him to finish the job and Jim ensure us that the house will be done by the end of the holiday and that the cleaning will not be a problem the first week of January [redacted] The house was not “finish” as of February 11, 2015, the day that I submitted the complaint to the Revdex.comOn Jan 11, Jim and we met at the house Items noticed were: Kitchen ceiling not matching the rest of the house ceiling paint as requested on the job order Jim claimed that it had been painted I pointed to Jim the visible line from the old two types of paints used in the past was still there He agreed to “repaint” the kitchen ceiling Electric outlet is kind of working but the cover plate was not replaced with just a regular switch plate as requested in the contract Railing, it is secured to the wall a bit better but the nails from prior fixes are still showing and the corners joints are not matching now It looks even worse than before Jim agreed to do a better job All house doors are not painted as per contract Jim claimed that he was not aware of painting the doors and I had to show him that is was on the contract Weather doors sweep/weather stripping replacement are not done Lights bulls on the foyer are not replaced as asked as a favor while they painted the ceiling Laundry room, shoe molding with water damage is not replaced Bath grout not doneOn Jan 24, The house is not done Items noticed were: Kitchen ceiling looks better Electric outlet plate is still not replaced Jim has stained the railing with a much, much darker color and has not even asked permission to change the color It looks very unprofessionally done, there are dry stain drippings, brushes marks, missing stain in some railing areas and splashed of stain in the walls The railing is not longer a smooth surface since they stained after sanding and not cleaning properly the area prior to staining Doors are obviously just touched up not repainted as per contract I went over with him one by one and showed him what it had be done When I pointed to an area obviously just touched up Jim right there painted it just the area around to make blend better with the old paint Weather doors sweep/weather stripping replacement is not done in the front door Lights bulls on the foyer are not replaced Laundry room, shoe molding with water damage has been replaced with some kind of wood that does not even look like a shoe molding I mentioned to Jim that it was not acceptable Jim got so mad that he decided to replaced the entire room with (left over pieces) from another project damage white shoe molding Bath grout not done We noticed that there was a leak under the kitchen sink-- New request Some how the bath features in the full bath upstairs have turned from silver to black! Now we need to replace all of them-- New request The front door had some wet white paint spots on the outside (green color) and showed it to Jim Jim claimed that they had not painted the front door white part yet Now the front door outside part has to be re-painted to cover the white marks -- New request We noticed that the foyer closet was not painted and told Jim soWe noticed that the pantry was not painted and told Jim soWe noticed that one of the family room window screens was totally missing We changed and replaced all the ones that needed work ourselves and the one now missing was just fineWe asked Jim about the screen and he had no idea about where the screen went Then he claimed that they found it in the bushes totally damageLooking at the history of the repairs we found one of Jim’s pictures, where he is showing us the siding of the house that he was working on and on the same picture the window screen is in the window -- We will need to replace it ourselvesWe agreed on extra money to repair leak under kitchen sink, paint the front door outside in green, and replace bathroom hardware that went black for some reasonJim text messaged us that evening saying “ I appreciate you patience”On Feb 2, I text message Jim asking for the house’s key and for a call back After several phone calls he is not returning our phone calls I even called the company’s phone number and talked to his brotherAccording to his brother Jim is out of town in a vacation with his family The carpet on the house was replaced on Fe 3, 2015; the house was professionally cleaned on Feb 4, We went to the house on Feb to finish some things and to inspect again the house Jim has not called us back and he has not done anything else in the houseOn Feb 19, Jim text messaged us saying that he has left the house’s key inside of the house He said that he fixed the white paint spots in the green front door since they closed shut the door before the green paint was totally dry and grouted the bathsFeb 22, We went to the house to finish last things before tenant moves in on the And we noticed the following: J channel in front of the house hanging, there was no coughing at all on it We fixed ourselves Both garage door opener engines cables were totally disconnected We fixed ourselves (On Feb right before tenant arrival) Half bathroom toilet flushing system broken We had to replace it right there with the new tenant prior to signing the leaseMain floor full bath features were not cough at all, we had to fixed ourselvesWhile testing the dishwasher we noticed that it was not water going into the dishwasher, waited for a few minutes and nothing We looked at the water intake and found that the water intake to the dishwasher was turned off This could have burned the dishwasher pumpKitchen light was improperly mounted back making it a hazard for people living in the house We had to fixed it ourselvesPoint by point response: Original finish date was established for the first week on Jan It is March and you still have not finished the entire job contracted for Further more you returned the key before everything was doneAttempting to not do contracted work:I have never had a conversation with Jim about the doors were he says “I stated that they looked good and suggest placing a value on them and we could reimburse her or do something else” We asked for all door to be painted and it is obvious that they are not Please see pictures belowDid not complete the punch out: Please see pictures of the job done so it is clear See also bullet Bad repairs: see bullet and way switches I ask for a fix and replacement the switch to a simple way switch There are cables in the switch box what is the problem? On February the foyer’s light bulbs were still not replaced We replaced the foyer’s light bulbs ourselves even though Jim said that he has already done it his reply to the Revdex.com under item We did give Jim the light bulbs, Jim put the in the garage and they are still there We bought new ones, LED, and replaced them ourselves on Feb Key not left You left the house’s key inside of the house on Feb 19, we did the report on Feb 11, It is obvious that the house’s key were not turned back to us as of Feb 11, Original contracted services: Prep and paint entire interior: including all bedrooms, bathrooms kitchen, living room, dining room, basement, foyer, ceilings, and closetsAll doors will be painted Trim in home will be touched up in places and / or painted entirely where necessary “Flat enamel” BEHR Cozy Cottage 740-C-on all walls and ceilings except kitchen “walls only” where “semi gloss” of the same color will be used and bathrooms “walls and ceilings” where “semi gloss” will be used-- Kitchen ceiling had to be told to re-do Example of some few mistakes in the following picture Areas were not done like foyer closet and kitchen pantry and had to be told to please do as contracted Also example of the painted doorsLocate and repair front wall leaks -- we will know once it rains hard, but looking at this j-channel that it was supposed to be caulked we can predict the outcomesRepair or replace foyer stair hand rail that is loose -- at this point the entire foyer railing needs to be replaced due to poor labor Repair kitchen toe kick and re-build shelf under sink -- He used regular wood to rebuild it without even trying to match the color I informed him that Home Depot and Lowe’s had them already make at a matching colorJim decided to just go ahead and stained the woodRebuild (in composite white) both sides of ½ x ½ vertical post on outside of patio door -- Jim said that it was not possible to use composite white so he used wood (no adjustments to price was ever made for the material usedRemove, clean and caulk all bathrooms -- DONE Caulk windows inside and out as necessary -- Can’t see from the outside but inside it is obviously NOT DONE Caulk all doors as necessary -- Not able to verify if it done Install basement insulation where missing in unfinished area -- Done It is already falling apart Replace damage siding on northeast corner -- DONE Jim took this pictureInstall door sweep/weather stripping on any door needed -- Not done Install way electric switch in kitchen – Not doneDetermine leak in laundry room and repair -- We will see in the near future if leak was repair Jim decided to replace the entire room shoe molding with this shoe molding type after he was told to repair properly the shoe molding on the corner with water damage Prior to this he used a regular piece of wood instead of regular unpainted shoe moldingClean grout in all bathrooms -- Partially done, some pictures are from feb 8, Paint front entrance – Please see picturesReplace or repair outdoor outlet electrical box (by the pool) -- DoneWe verified with our realtor that the lock box was used once by one of the REMAX realtors between Feb and Feb When we left the house on Feb the J channel was just fine, the garage door openers were both working and the half bathroom toilet was working just fine We are not sure how all this plus the dishwasher water intake been turned off has happenedPlease do no came near our house for anything else We do not appreciate your business No wonder that your company already had an “F” with the Revdex.com before we did our complaint It is too bad that we did not see the grade for Jim’s company before we contracted [redacted] ’s company MrsBrandes Copy of final contract: --------------------------------------------------------------------------------... To whom it may concern: Response to complaint # [redacted] Customer: Mr and Mrs [redacted] Crofton, md home I had meet mrand mrs [redacted] at their Crofton , Mdhome in the early part of December to take a look at their property and improvements desired Upon meeting them and going over the details, I was able to build an estimate that included all their desired items, submit it to them and come to an agreement on terms While the job required many handyman projects, the painting was the biggest task Special attention was paid to the condition of the walls in prepping and cleaning, drywall point up, sanding and priming, and of course painting The job was completed and a meeting of the [redacted] and myself occurred to do a walk thru Upon inspection, items were found to need attention and further action required In all fairness to the [redacted] , the punch out was justified and legitimate We agreed to take care of these items and reconnect at a later date to have another walk thru and finalize payment This final walkthrough took place and all work was complete with the exception of grouting the bath walls that was missing grout, installing light bulbs in a chandelier , and fixing a piece of trim that was part of the contract These items were then lumped together with an additional items that were extras to the original contract Those items were Install new valve cover plate, shower head, and tub spout, new valves in the kitchen sink and installation of the light bulbs Also, we needed to fix the railing About days later, we all again were able to meet to go thru the walk thru and finalize payment There were several "new items" that were found that created a new punch out that was aside from her initial walk thru A helper and myself worked quickly and efficiently completing these tasks and replaced all of the trim in the laundry room instead of just foot we replaced feet Mr [redacted] was not feeling good and the children there were acting up Tension had filled the air as a result At that point, I expressed to Mrs [redacted] we are done and if she was happy with everything We double checked the final punch out list and were able to both mutually agree it was complete with the exception of the grout point up, power washing and bulb installation Payment in full was executed by Mrs [redacted] and they left and we did a few minutes later It was agreed upon both of us that we would come back to complete the power washing in the spring and the bulb replacement as soon as possible and to leave the key days later we came back to install the bulbs , grout and left the key Below is a point by point response: Took to long: While we always strive to complete projects on time and on budget, we did run long by about a week There were more than was the hand railing retighten as requested in the contract We did tighten the railing and made it secure Two angled elbows were off center A screw was inserted to realign As a result, it pushed up an embedded screw already in place that Mr [redacted] had set This screw he had inserted pushed through the rail causing it to look unsightly and needed repair Mrs [redacted] was talking in terms of full replacement of all railings and it sounded like we would absorb that cost-$estimated We sanded the hole, applied an epoxy wood bond, sanded and restined all of the railings The color of the existing railings appeared to be oak The railings were in terrible shape and require sanding so the stain would take Our stain was slightly darkerThe staining made the railings look great , in our opionion and dried well we did miss small spots as pointed out by Mrs [redacted] and they were addressed way switches It was determined that her fan light combo was incompatible with a way based on her current wiring She was advised this would require a change order and would be addition labor and materials We were able to get the light and fan to work independently -something that it did not do before, as well as operate the kitchen light We do owe her a power wash of the house and would be more than happy to install new bulbs if provided Key not left A key was left when we came back to grout point up and install bulbs The key was left in the kitchen cabinet In conclusion, while we strive to be customer centric and perform flawless service, inevitably any business may run into issues We did rectify these issues we faced with enthusiasm and diligence Our work had some delays yes, However, we were put on hold several times due to their primary residence being in west Virginia and an unexpected illness in the family These delays averaged a week for each of the three We were open and understanding It is our hope we can have an amicable solution to their complaints and have this matter closed To Whom it may concern,Please allow this letter to act as my official response and resolution to all letters sent by [redacted] to the Revdex.com regarding the work that was performed at the above addresses.The first complaint known to me and my company regarding **....

[redacted] issues at the above location was Saturday, Jun 21st, 2014. This was approximately 2 weeks ago. During this time I have been texting with **. [redacted] in hopes we could reach an agreement. I waited to reply because we have been making progress and wanted to update all at once.As of July 2nd, a new letter has been submitted and resolution has been proposed by **. [redacted].The dispute was **. [redacted] prior letter explained that there were work related items inside the home that were to be done by Mid-Atlantic and were not completed and this affected his relationship with his tenant.I pointed out to **. [redacted] to review my e-mailed proposal. 100% of my work and all proposals submitted was work to be performed on the outside of house only. There was no work estimated or performed inside. Therefore, the items affecting the tenant are between **. [redacted] and his tenant. I would also point out to **. [redacted] recent Revdex.com resolution letter shows no inside items needed to be done or retribution needed for his tenant expenses per the contractMy scope was to complete the following:?    Pressure washing the entire house, deck, fence and concrete — Completed?    Sand and stain the deck and fence - Completed?    Paint the entire house and replace rotten wood - Completed with issue?    Remove existing 6x6 deck post, dig new footer and pour concrete, Set new post.Completed (deck post remained on site)During the painting of the house 95% of the house was painted with no issues. Rotten wood was replaced on the bay window and the rear of the home. Above the front door is a half moon feature that is made out of [redacted] . This is a compressed laminated wood. This was put on all the house in the neighborhood 20 years ago above the door. This cannot be purchased and replaced like all the other pieces can be. This was made with the homes were built. When I painted the house I tried to relaminate it, nail it and paint it. I did not have in my proposal to refabricate the front door feature. Just paint. It looked fine during the final walk-through and **. [redacted] paid accordingly and the feature looked good to both **. [redacted] and myself. However it did not hold up. The first big storm to my surprise tore it apart and I understand **. [redacted] frustration.?    I would be willing fix this issue and fabricate exactly what is there and paint it per **. [redacted] request and gurantee it for 3 years.•    I would also be willing to pay him $125 for removing the deck post. My intention was to remove them but **. [redacted] removed them before I was able to do so. $125 is fair•    I will also try and level out around the staircase and AC unit and all over the back yard as mush as possible. I explained to **. [redacted] my scope was only to replace the post and provide a general rough grade. I quoted him for $150 to plant grass seed and make that area more presentable. He declined. There was no damage to pavers, maybe we made them dirty.I am not clear on what **. [redacted] is looking for back there but I would like to make him satisfied and work this out. When I fabricate the door feature I would like to view the back yard and see what he is referring to. I would like to find a solution.•    As for the date he would like to have the work completed by I am traveling to Bogota, Colombia until 7.25.14. I can begin the work immediately upon arrival when I return. I would like to remove what is existing above the door prior to my departure. I need to bring it back to the shop to fabricate a new piece.In conclusion, **. [redacted] was a man of his word during the entire time I worked at his property. He paid on time and everything was fine. However with the confusion of the inside work, leveling out the back yard and what the storm did to front door feature I understand his frustration and want nothing more than to work this out. I need to see the back yard and understand more clear what he is referring to about the bricks in the backyard. If this is OK, I will take a look at the backyard while I am working at the property.Please advise,Sincerely,

Install new valve cover plate, shower head, and tub spout, new valves in the kitchen sink and installation of the light bulbs.  Also, we needed to fix the railing.  About 10 days later, we all again were able to meet to go thru the walk thru and finalize payment.  There were several "new items" that were found that created a new punch out that was aside from her initial walk thru.   A helper and myself worked quickly and efficiently completing these tasks and replaced all of the trim in the laundry room instead of just 1 foot we replaced 60 feet.  Mr. [redacted] was not feeling good and the 2 children there were acting up.  Tension had filled the air as a result.  At that point, I expressed to Mrs. [redacted] we are done and if she was happy with everything.  We double checked the final punch out list and were able to both mutually agree it was complete with the exception of the grout point up, power washing and bulb installation.  Payment in full was executed by Mrs. [redacted]  and they left and we did a few minutes later.  It was agreed upon both of us that we would come back to complete the power washing in the spring and the bulb replacement as soon as possible and to leave the key.   4 days later we came back to install the bulbs  , grout and left the key. 
Below is a point by point response:

The staining made the railings look great , in our opionion and dried well.  we did miss 2 small spots as pointed out by Mrs. [redacted] and they were addressed.

Looking at the history of the repairs we found one of Jim’s pictures, where he is showing us the siding of the house that he was working on and on the same picture the window screen is in the window.  -- We will need to replace it ourselves.
15. We agreed on extra money to repair leak under kitchen sink, paint the front door outside in green, and replace bathroom hardware that went black for some reason.
16. Jim text messaged us that evening saying “….. I appreciate you patience”.
On Feb 2, 2015
I text message Jim asking for the house’s key and for a call back.  After several phone calls he is not returning our phone calls.  I even called the company’s phone number and talked to his brother. According to his brother Jim is out of town in a vacation with his family.

The carpet on the house was replaced on Fe 3, 2015; the house was professionally cleaned on Feb 4, 2015.  We went to the house on Feb 10 to finish some things and to inspect again the house.  Jim has not called us back and he has not done anything else in the house.
On Feb 19, 2015
Jim text messaged us saying that he has left the house’s key inside of the house.  He said that he fixed the white paint spots in the green front door since they closed shut the door before the green paint was totally dry and grouted the baths.
Feb 22, 2015
We went to the house to finish last things before tenant moves in on the 25.  And we noticed the following:
J channel in front of the house hanging, there was no coughing at all on it.  We fixed ourselves
Both garage door opener engines cables were totally disconnected.  We fixed ourselves
(On Feb 25 right before tenant arrival) Half bathroom toilet flushing system broken.  We had to replace it right there with the new tenant prior to signing the lease.
Main floor full bath features were not cough at all, we had to fixed ourselves.
While testing the dishwasher we noticed that it was not water going into the dishwasher, waited for a few minutes and nothing.  We looked at the water intake and found that the water intake to the dishwasher was turned off.  This could have burned the dishwasher pump.
Kitchen light was improperly mounted back making it a hazard for people living in the house.  We had to fixed it ourselves.
Point by point response:
Original finish date was established for the first week on Jan 2015.  It is March and you still have not finished the entire job contracted for.  Further more you returned the key before everything was done.
Attempting to not do contracted work:I have never had a conversation with Jim about the doors were he says “I stated that they looked good and suggest placing a value on them and we could reimburse her or do something else”.  We asked for all door to be painted and it is obvious that they are not.  Please see pictures below.
Did not complete the punch out: Please see pictures of the job done so it is clear.  See also bullet 2.
Bad repairs: see bullet 2 and 3.
3 way switches.  I ask for a fix and replacement the switch to a simple 3 way switch.  There are 3 cables in the switch box what is the problem?
On February 22 the foyer’s light bulbs were still not replaced.  We replaced the foyer’s light bulbs ourselves even though Jim said that he has already done it his reply to the Revdex.com under item 7.  We did give Jim the light bulbs, Jim put the in the garage and they are still there.  We bought new ones, LED, and replaced them ourselves on Feb 22.
Key not left.  You left the house’s key inside of the house on Feb 19, 2015 we did the report on Feb 11, 2015.  It is obvious that the house’s key were not turned back to us as of Feb 11, 2015.
Original contracted services:
Prep and paint entire interior: including all bedrooms, bathrooms kitchen, living room, dining room, basement, foyer, ceilings, and closets. All doors will be painted.  Trim in home will be touched up in places and / or painted entirely where necessary.  “Flat enamel” BEHR Cozy Cottage 740-C-2 on all walls and ceilings except kitchen “walls only” where “semi gloss” of the same color will be used and bathrooms “walls and ceilings” where “semi gloss” will be used. -- Kitchen ceiling had to be told to re-do.  Example of some few mistakes in the following picture.  Areas were not done like foyer closet and kitchen pantry and had to be told to please do as contracted.  Also example of the painted doors.
Locate and repair front wall leaks -- we will know once it rains hard, but looking at this j-channel that it was supposed to be caulked we can predict the outcomes.
Repair or replace foyer stair hand rail that is loose -- at this point the entire foyer railing needs to be replaced due to poor labor.
Repair kitchen toe kick and re-build shelf under sink -- He used regular wood to rebuild it without even trying to match the color.  I informed him that Home Depot and Lowe’s had them already make at a matching color. Jim decided to just go ahead and stained the wood.
Rebuild (in composite white) both sides of 2 ½ x 2 ½ vertical post on outside of patio door -- Jim said that it was not possible to use composite white so he used wood (no adjustments to price was ever made for the material used.
Remove, clean and caulk all bathrooms -- DONE
Caulk windows inside and out as necessary -- Can’t see from the outside but inside it is obviously NOT DONE
Caulk all doors as necessary -- Not able to verify if it done
Install basement insulation where missing in unfinished area -- Done.  It is already falling apart
Replace damage siding on northeast corner -- DONE.  Jim took this picture.
Install door sweep/weather stripping on any door needed -- Not done
Install 3 way electric switch in kitchen – Not done.
Determine leak in laundry room and repair -- We will see in the near future if leak was repair.  Jim decided to replace the entire room shoe molding with this shoe molding type after he was told to repair properly the shoe molding on the corner with water damage.  Prior to this he used a regular piece of wood instead of regular unpainted shoe molding.
Clean grout in all bathrooms -- Partially done, some pictures are from feb 8, 2015.
Paint front entrance – Please see pictures.
Replace or repair outdoor outlet electrical box (by the pool) -- Done.
We verified with our realtor that the lock box was used once by one of the REMAX realtors between Feb 10 and Feb 19.  When we left the house on Feb 10 the J channel was just fine, the garage door openers were both working and the half bathroom toilet was working just fine.  We are not sure how all this plus the dishwasher water intake been turned off has happened.
Please do no came near our house for anything else.  We do not appreciate your business.  No wonder that your company already had an “F” with the Revdex.com before we did our complaint.  It is too bad that we did not see the grade for Jim’s company before we contracted [redacted]’s company.

Review: Pictures can be provided. Painting included scrape, caulk and paint. No caulk done and paint job incomplete on back door and front molding. Damage to window frame while painting front center window over garage. When I noticed the damage, his partner acted like he could not hear me on the phone

Michael C[redacted] collected final payment and sad he would return to cover sealant of fence in areas not covered with first application. Fence agreement also stated replace rotten wood. I provided the wood. We had agreed on a stain and sealant and he used an oil based stain that was not agreed upon. He also stated he would repaint the back door and molding if it did not look proper. The back door was not painted properly

Michael also stated that he covers all plants with a breathable cover. Yard and plants were destroyed around fence by power washing.Desired Settlement: I do not trust the work ethic of these men. I have tried on 3 occasions by phone since talking with Michael after sending an email.

I will need to get a contractor in here to fix the damage and finish the job of painting and restraining areas of the fence. I would like paints used and stain since this was paid for under costs of supplies. Only 1 nearly empty gal if [redacted] paint left.

I need to get an estimate on the damaged window. Again. Pictures can be provided

Review: I have attempted to reach the proprietor of Mid-Atlantic Pressure Washing & Painting by phone and text message at the phone numbers from which the proprietor/[redacted] has called and text messaged me in the past (###-###-#### and ###-###-####). On 4/20/14, I sent two text messages to the proprietor at 5:06am and 11:02pm, seeking a status on the work that the proprietor had agreed to complete at my property—[redacted], MD [redacted].

On 4/ 27/14, I called the Mid-Atlantic at both phone numbers above. It appears that Mid-Atlantic has blocked my number as when I have called the proprietor, I have received out-going messages stating that “the caller is not accepting calls.” On 4/27/14, I also left a voice mail message for the proprietor at ###-###-#### (a phone number from which Mid-Atlantic had previously called me). To date, I have not received a return call, text message or any correspondence from Mid-Atlantic.

While I had received text and voice mail messages from the proprietor prior to 4/20/14, indicating that he was going to fulfill his obligations relative to the repairs to my property, it has become apparent that the proprietor has no intentions to do so.

Specifically, Mid-Atlantic has not fulfilled verbally agreed to obligations to:

1. repair the exterior damaged wood over the half moon window at the main entrance (it appears that Mid-Atlantic glued and painted the rotted wood in an attempt to make it appear that it has been repaired)

2. remove the debris--wood posts, pieces of wood, concrete mixture bags, water bottles, a trash bag, water and energy drink bottles and cans and an empty cigarette package that Mid-Atlantic and its contractors left in the backyard of my property (although you/your designees came by and retrieved your ladder)

3. level the backyard to return it to its original condition

4. secure a cable/wire that has been hanging from the roof since the gutter work was (supposedly) completed

5. repair the external lint filter

6. complete the interior work that Mid-Atlantic shared with me had been completed:

a. repair the electrical outlet in the garage

b. repair the bi-fold doors that enclose the washer/dryer

c. fix the casing for a shower head in the lower level

d. determine the source of a water leak that has impacted the dry wall in the master bedroom

Also, Mid-Atlantic has wrecked the landscaping in my backyard by:

1. dumping concrete and mud/dirt onto the decorative rocks that surround the a/c unit, in addition to smearing concrete/mud/dirt onto the body of the a/c unit

2. removing and damaging granite slabs that formed a walkway from the lower French doors to the deck stairs

3. leaving wood posts and wood on the grass—which has killed the grass

Due to Mid-Atlantic's unprofessionalism, lack of quality work, blatant misrepresentations/lies and contractual breaches, my relationship with my tenant and my reputation as a landlord who operates with integrity and concern for my tenant has been damaged. From my first conversation with [redacted], I explained the importance of maintaining my reputation as a respectable and conscientious landlord and my desire to work with a contractor who had similar morals and ethics. The proprietor ensured me several times that he operates with these same values and that he would ensure that the work would be completed in a timely manner, taking into account the importance of high quality work.

During the course of my working relationship with Mid-Atlantic, I have electronically transferred to the proprietor's banking account the following amounts:

1. 04.20/14: $975.00

2. 03/26/14: $200.00

3. 03/24/14: $1,000.00

4. 03/13/14: $650.00Desired Settlement: Mid-Atlantic has not fulfilled its obligations, has misled me into believing that (quality) work had been completed. In addition, Mid-Atlantic has damaged my property--after receiving full payment from me. As a result, I am requesting a full refund for all monies transferred to its account--$2,825.00. In addition, I am seeking reputational damage in the amount of $2,175.00, as I feel Mid-Atlantic intentionally negatively impacted my reputation and my relationship with my tenant—which the proprietor knew (from our first conversation) was extremely important to me. Remove existing 6x6 deck post, dig new footer and pour concrete, Set new post.Completed (deck post remained on site)During the painting of the house 95% of the house was painted with no issues. Rotten wood was replaced on the bay window and the rear of the home. Above the front door is a half moon feature that is made out of [redacted] . This is a compressed laminated wood. This was put on all the house in the neighborhood 20 years ago above the door. This cannot be purchased and replaced like all the other pieces can be. This was made with the homes were built. When I painted the house I tried to relaminate it, nail it and paint it. I did not have in my proposal to refabricate the front door feature. Just paint. It looked fine during the final walk-through and **. [redacted] paid accordingly and the feature looked good to both **. [redacted] and myself. However it did not hold up. The first big storm to my surprise tore it apart and I understand **. [redacted] frustration.? I would be willing fix this issue and fabricate exactly what is there and paint it per **.
