John LScott Property Management received notice from the [redacted] 's of their decision to break theirlease on 4/20/They vacated the property on 4/30/The term of the lease was through 6/30/16.At the time the [redacted] 's notified John LScott of their decision to move prior to the end of the leasethey were informed they would be responsible to cover the cost of the seller's tenant placement fee of$The [redacted] 's claim no conversation took place and I refunded the $250.The [redacted] 's also claim they were not aware they would be required to clean the property uponmoving outA copy of the cleaning requirements which were also delivered and initialed by Mr [redacted] who at the time was the original applicant and tenantI have included copies of the cleaningrequirements initialed by Mr [redacted] in my communications with the [redacted] 's.The [redacted] 's also claim the cost to clean the carpets was excessiveMrs [redacted] wanted the owner toreplace the carpet at their own expense as opposed to cleaning the carpetsThe lease refers to andexplains the requirements for professional carpet cleaning and Mr [redacted] also initiated that documentwhich I included a copy of in my correspondence with the [redacted] 's.The [redacted] 's moved out on the 4/30/and John LScott Property Management went above andbeyond to secure a new tenant in a very timely manner (within days) in order to minimize the costfor the [redacted] 's of covering the rent during the remainder term of the leaseOur quick actions andservice saved the [redacted] 's 100's of dollarsThe rent liability ended for the [redacted] 's on May 12th asopposed to 6/30/16.John LScott Property Management went above and beyond to help the [redacted] 'sThe claim for$is more than amount they were actually charged after the $refundCharges included $167for cleaning and $for carpet cleaningSavings to the [redacted] 's as a result of our re-letting theproperty in a short time frame is $for June's rents and $dollars for the remainder of Maytotaling $John LScott Property Management has done everything we could to help the [redacted] 's.If you have any further question please don't hesitate to contact me or call.Sincerely,Sandy D***Principal Broker/Owner
