I am rejecting this response because: I would like this matter researched in depthThe problem is not the money I was chargedYes, I want a billing adjustment but the root of the issue is not moneyIt’s the fact that I am being falsely accused of leaving a filthy homeIt is the principle of the matter

Again, there is nothing more to address with this tenant He now claims that we created photographs, one of the microwave and one of the refrigerator adding a fake date to both We are a professional property management company and do not have time for games like this, and there were far more expenses charged to the tenant than the cleaning of the microwave and fridge

Well I have to say, this one is bafflingIn fact we called the tenant (the husband) immediately after receiving this and he had no idea what it was about or why there would even be a complaint filed? He was going to talk to his wife and get

These tenants are best described as "problematic"They have created numerous issues since moving in, cost the owner hundreds of dollars in service calls that were unnecessary, and continue to create problems for us on a regular basis
Rent is due on the 1st and evictions are filed on the 6th if rent is not receivedFor the month of October, I reluctantly waited until October 10th to even contemplate filing a eviction because the tenant had indicated on 10/that he had forgotten to mail rent but that he would put it in the mail immediatelyBy 10/10, we still didn't have it and he indicated that he had "failed with the checkbook this week" and had still not mailed the rentThe Property Manager was forced to drive to the property at 8pm at night on a Friday to pickup this delinquent rent check completely going out of his way to do so, saving the tenant over $in eviction and court feesThe tenant is supposed to mail the rent to us to be received by the 1st, so clearly this tenant was playing games
The tenant has repeatedly not kept the utilities current on the property, including water and sewer, and CenterpointIn fact, we received another notice today that the gas would be disconnected due to nonpayment
The tenant moved into the property on 7/19, and the refrigerator was repaired on 7/(I have the invoice), so this is clearly a lie by the tenant
The carpets were professionally cleaned (I have the invoice) prior to the tenant moving in and some of the bedroom carpets were in fact replaced (I have that invoice as well)If they chose to put down area rugs, that was their choice
If there were any missed cleaning issues, all the tenant had to do is contact us and we would have sent out the cleaning crewIt was cleaned on 7/(I have the timesheet)Their check in sheet has no notes of any kind about the unit being dirty, not one note
The tenant reported to me that there was mold (somehow) inside the ice maker lineWe sent out appliance service who inspected the tube and said that there was dirt or lint on the outside of the tube and he wiped it offHe indicated that there was no mold inside the icemaker line, it is a sealed system (I have the invoice) The tenant simply cost us another repair bill when they could have easily wiped off the tube themselves
The dryer has been repaired and reported to be working better by MrTenant, (I have the invoice)The tenants do not talk to each other, and MrTenant has been the primary communication piece, so I suspect that most of the claims that she is making she is not even aware are already resolved or were resolved when reported
MrTenant reported that the toilet paper holder was loose on the wall, and as we were prepared to send out our maintenance to repair, MrTenant indicated that he would tighten back on the wallThat is in email, and again I assume MsTenant is not aware
We sent out service to repair the dishwasher (I have the invoice) and there were no issues found with the dishwasherThe tenant was then instructed by me on how to clean all food off of the dishes before placing the dishes in the dishwasher
The ceiling repair is the responsibility of the association and an ongoing repair that is in processThis is out of our control and we have been pushing hard on the association to resolve
Unfortunately, with the lack of communication between both tenants, this complaint is filled with inaccuracies and issues that were long resolvedThere is nothing more to offer the tenant, we have bent over backwards and spent nearly $on ridiculous service calls that were unwarrantedI am sure that the owner would appreciate a refund of all of those repair expenses that resulted in nothing needing to be repaired

This response shows the unprofessionalism of *** the president of Midwest RealtyThere is not one inaccuracy in this complaintRent was paid on 7/1/for the entire monthThe date we moved in the property is irrelevant, we should have been able to have working appliances for the entire time we have paid rentIf it was not working we should receive a refund for the first days of a non-fuctioning unitI have pictures of the problems including the mold and all email communications as from dealing with *** this was a proactive complaint as I am sure the deposit will not be refundedIn addition, *** your employee was the one who told us the carpets were obviously stained and should be replaced but teh owner did not want to put money in the property and perhaps we should use area rugsI have the email documentation to prove this as wellAgain why would you not have the property cleaned until 7/when we paid rent and were able to occupy the property on 7/1/again proving that it was unliveable for the first daysFrom the day we moved in we received utility bills stating the utilities would be shut off this was not our bill to be paid but from previous tenants, along with the foreclosure letter for the property we receivedBesides the leak in the ceiling that *** insisted was not leaking on multiple occassions it is very likely there is mold in the insulationI have pictures of the black mold that was in the shower when we moved in and the black mold that is still in the water hose today, never fixedYou are correct the dryer does work better, it now takes hours to drive a regular load of clothes versus the 6+ hours it initially tookThe rent money was initially placed in escrow as we were sure due to your shady behavior previously and past history you would not return our deposit, but my husband decided to pay the final month rent to avoid conflictHuge mistake as escrow was a much better option*** also refused to accept communication from me and only talk to my husband although both of our names were on the lease

There is no sense in going back and forth with this tenantI have been nothing but professional with her and in fact I have never even spoken to her beforeI never refused to communicate with her, I simply asked for one source to communicate with since MrTenant was more knowledgeable about ongoing issues and MsTenant seemed to not be aware of issues that were already resolved or that MrTenant said were not issuesShe would say the dryer takes hours to dry clothes, he would say hoursHe gives us one story, like he forgot to mail the rent check, and she gives us another story through her complaint that was going to pay it to escrowAll of this made it very difficult to resolve any issues that aroseThere is nothing more that I can offer this tenant and we saved them an eviction action in Anoka County Court and hundreds of dollars of legal headaches by not filing the eviction on the 6th as the lease requiresCenterpoint is going to disconnect the gas because the tenant has not paid the bill, having nothing to do with the previous tenantAs I indicated earlier, the owner of this home would like a refund for all of the wasted expenses of repairs that resulted in nothing needed to be repairedWe are all looking forward to this tenant vacating so that we can be done and move on

The tenant did indeed call David last Friday and David returned the call, but the tenant did not answer. Through email, I have provided the tenant with a copy of his lease, the checklist documenting home condition upon move in, all receipts, time sheets, and invoices, along with various other
documents, and also a sample of photos which documented the condition of the home at checkout. After reviewing the tenants complaint, the tenant was charged properly and correctly for all expenses that were tenant responsibility and there is not anything else that we can offer the tenant. When cleaning is not completed, a cleaner has to complete that cleaning, which costs money. When light bulbs are replaced with the wrong type of bulb in an exposed light fixture, the light bulb needs to be replaced with a matching bulb. When items are changed in the home and not changed back, it costs money for someone to complete that process. Hopefully the detailed explanation and documentation provided to the tenant will help clear up his questions

I would like this matter researched in depth. The problem is not the money I was charged. Yes, I want a billing adjustment but the root of the issue is not money. It’s the fact that I am being falsely accused of leaving a filthy home. It is the principle of the matter.

Again, there is nothing more to address with this tenant.  He now claims that we created 2 photographs, one of the microwave and one of the refrigerator adding a fake date to both.  We are a professional property management company and do not have time for games like this, and there were far more expenses charged to the tenant than the cleaning of the microwave and fridge.
